BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

• NO SMOKING: All properties are non-smoking.

• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

DOG-FRIENDLY PROPERTIES: If you are staying at a dog-friendly property, you MUST notify us and pay a non-refundable dog deposit. Failure to do so will result in us charging your
card for the entire amount authorized for damage.

• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

• PARKING PASSES: 2 The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

• RATES: Rates subject to change up until time of booking. Additional fees and taxes may apply.

Needs some updates. The registers are dangerous. The bath faucet didn't turn off. The fire alarms need checked . One beeped with low battery. . The deck seemed week .

Roomy, clean condo right across from the beach. Biggest issue was the water had a nasty taste to it. A quick trip to WalMart for a case of bottled water took care of that. A couple other minor issues that honestly were pretty forgettable. Other then that we were very happy with the unit.

Great location

Our condo needed a few minor updates but overall nice. Kitchen needed new utensils and skillets. Overall it was very accommodating.

Location was perfect

Access to the lagoon and beach. Two gorgeous pools. Brought our lab mix, property was clean, condo could use a few updates (especially the bathrooms). There were some water damage spots in the main bedroom, but they do not look recent. Had trouble finding the check out instructions. Had a very comfortable and enjoyable stay. Would definitely recommend.

Close to the beach

Would have given 5 stars if the kitchen had more cooking pans, toaster that toasted both sides and some basics like salt and pepper stocked. Also, it is on the second floor so be prepared for a lot of steps.

Great place to stay with a pool and good access to beach!

Wished we would've known beforehand there was a pulley on deck to pull up our stuff, lol. It was a great place for our family to stay with a nice pool/Jacuzzi and good access to the beach. Not too much traffic in the area and has great access to canal with tables and grills available on the pier. Docks available for your boat. We enjoyed fishing from the pier. All amenities worked well! Kitchen had all cook water and dishes needed. It is older but in good condition. We would stay again! Great pricing!

The property and the condo were nice. Only a short walk to the beach, and we loved the dock at sunset. There were THC products found in master bathroom cabinet under the clean towels, luckily found by me and not my children. This was disappointing considering the amount of money guests spend on cleaning fees. And on that note, the presence of bats on the balcony made it impossible to sit outside in the evening or morning. There was a massive pile of bat feces on the balcony which prompted me to keep my children off the balcony. Beyond these two major issues, we enjoyed our stay. The pool was very nice, beds were comfortable, and the condo is quite roomy.

Not as described

This property definitely was not as described. Very dated interior. The pictures are a lot better than the actual property appears. I contacted the company upon arrival. Master room had a two foot cut in the side of the mattress near the bathroom, the picture over the bed was broken, lamp broken, wall trim not attached, stains on the ceiling, sheets in the front bedroom were dirty with what looked like specks of blood. They came to change them and said they couldn’t find them… I’d left them on the bed and told them where to find the dirty sheets and dirty stained pillows. The vent filters had thick dust on them and it took a month to get my toddlers asthma back controlled. After sending pictures with proof of my concerns, they were all blown off. No replies to address my concerns, just that they were forwarded to the correct departments. No calls back. The neighborhood was in a good location. Beach access was great. The neighbors were friendly and welcoming. The pool was nice… the unit just wasn’t as expected…. I got very dry email replies when I brought up my concerns… not my favorite beach stay… and due to how their customer service, I’ve dodged this rental company since our visit. Maybe, other units are better but their customer service just wasn’t … good.

Sea Oats Review

Location was perfect for us. My husband loves to fish and enjoyed the fishing piers. The complex is old and could use some TLC. I would recommend replacing the doors to the condo’s balcony. They are rusted and difficult to open and close. The carpet on the outer hallways smells old and dirty, it wouldn’t be a bad idea to put in hard floors and use washable mats like they do for commercial businesses.

G204 is in bad shape. Needs a major renovation to all rooms and porch. The location is great, your service met expectations and we did enjoy the week. The condo needs to be updated. It could be a great place. The complex is quiet and being able to bring your pet is a plus.

Met my needs..a little room for improvement.

Great location, very easy walk to the beach, which was my #1! Bedding was nice, tv was great, patio furniture was nice but not comfy. The AC worked fantastic and the fridge and freezer kept everything cold and frozen. Yes there are stairs but only two flights. Possible improvements include cleaning the ducts or at least change the kitchen vent cover, change the toilet seat, refresh kitchen cabinets and bathroom vanities with paint and or new drawers/doors; clean the water line to the ice maker to prevent brown ice. Spending a little bit on the place could make a huge difference in the comfort level of the guests. Still overall a comfortable place to spend a few days.

The stairs were horrible!!! Too many of them!!! The winch was not a working winch, so we had to haul all of our stuff up 4 flights of said stairs. The condo was spacious, the balcony was awesome, and overall we loved our stay. I would suggest that a new King sized bed be purchased for the primary bedroom. We did not sleep well at all.

The condo was nice. The bedrooms where good sized. However the comforter in one bedroom was stained. Also the curtains in the 2nd bedroom had a terrible odo4. The internet was out for 5 of our 7 days. I called and was told they would have someone come look at it but that never happened.

The place was good. It did have a sulfer smell like sewer when we entered, but got used to it fairly quickly. The hole in the ceiling above the bed needs to be fixed. And didn't realize all the stairs to get to the second floor. But otherwise it was okay!

Nice stay...

The location was great, a little on the west end of Beach Boulevard, so not much traffic. The property overall was very nice, it was great to be able to bring our dogs. The pools were great, well kept up and clean as well as the grounds. The condo itself was very clean--It could use a few improvements, maybe some more silverware(especially spoons), another kitchen towel, some extra pillowcases--And the decor outside of the living room could use a little spicing up. The main hallway for the building was definitely worn and a little dirty, but the condo itself was very clean, which was really important to us. The ceiling above the master bedroom bed has some issues, it was patched and done poorly, the patch fell out. It needs some work. Our biggest complaint about the property was the beach--It was great, but a little small and each and every morning a couple of groups would set up between 10-12 tents right up front and then line up their chairs directly behind them to essentially gobble up a good portion of the beach. It wouldn't have been that bad, however for the most part most of the day there would be only a handful of people using these tents. I get it, first come, first served, but it was a bit aggravating and several others were put off by it as well. Overall, it was a good stay, great that we were able to bring our dogs and Beachball Properties was easy to work with.

Review on our stay at Sea Oats G204

The location was easy to find. Be sure to utilize the pulley on the balcony instead of carrying your belongings up all of those steps!! The pool was our favorite part here, it is big and was never very busy. There's a short walk to Sea Oat's beach access. My only complaints (really searching here as I was overall very pleased with our stay, more just a heads up): bring your own pillow, theirs could use an upgrade (very flat). Also, the kitchen could use an upgrade to supplies: there's a very limited selection of cookware including no spatula.

Very Disappointed in Property

Our room was conveniently located near the beach. The check in process was ok..it was odd when I put in my code for the door lock because I could tell that I was setting the code myself, having to put it in twice before the door would open. Once inside, the room wasn’t even remotely cleaned. There were random, long black hairs all over the place; including the bedding and on the walls of the shower. There was about an inch of dust on the furniture and cobwebs around the kitchen appliances. The corners of the rooms, especially the bathrooms, looked black with dust and grime. The blinds on the door were broken and when I turned the ceiling fan on in the bedroom, the loose fan blade about took the top of my head off! The fan did not appear to be installed properly because it rocked violently! I was particularly frustrated with the property because prior to our trip we received several straight-forward emails educating us of the house rules, which read fairly strictly. The email had stated we would be charged for random offenses if the rules were not respected. We also had to call and pay an additional $150 for an additional cleaning fee for our pet to stay (the emailed info let us know that if pet hair was found and the fee had not been paid, we would be charged $300). After paying the fee and seeing our room in such poor condition, I felt robbed. Our room wasn’t cleaned to any standard at all regardless of whether we had a pet or not! I am infuriated that I paid extra to have this room deep cleaned after having to clean it myself when I got there. I feel like the property owner owes me at least $300 for cleaning the filth left in the room! The dog dander was the least of the problems we encountered. I am much more concerned about the cockroaches I found in the kitchen and the bathroom. Even though they were dead, it’s still concerning. When I reached out to the customer service line, I spoke to a nice lady who met me know she had no authority to help me in any way. She said she would have the property manager contact me, in which I have not heard from him. We had a four night stay and I have been home two days already. Haven’t heard from anyone and I’m sure I won’t.

Everything was ok a few minor problems.

This property had a few minor repairs needed such as the blinds in the living area a crack on the microwave and a hold patch in the ceiling in the master bedroom but overall it was ok very quiet and that was a plus.

Enjoyed stay despite disappointing property

Property is disappointing, furnishings are very dated. Good property management company though, had issue with dryer and management was very responsive and resolved quickly.
