Gulf Breeze -

Located in the quiet subdivision of Gulf Trace, just ¼ mile west of popular Grayton Beach, this 5 bedroom 4.5 bath custom built home comfortably sleeps 14 guests. Completed in July 2014, this gorgeous beach house is professionally decorated and landscaped and situated just steps away from the emerald surf of the Gulf of Mexico. Gulf Breeze provides guests with the luxuries of home during their vacation stay at the beach, with simple elegance and ample room for 2 families.

The 1st floor showcases a king bedroom suite with private bath and large shower, a half bath, laundry room, kitchen, dining room (seats 8), a living room that looks out on the saltwater pool (16 x 38) with LED colored lights and entertaining area. The 2nd floor provides guests with an additional king bedroom suite with private bath with tub and separate shower, 2 queen bedrooms, a small bunk room with 2 sets of twin bunks and 2 hall bathrooms with bathtubs. Enjoy Gulf views from the 2nd floor den and balcony that overlooks the pool. The den is equipped with a queen sofa sleeper, large flat screen TV, Sonos indoor/outdoor (streaming from your iPhone) stereo and wet bar with wine/beverage fridge. Guests will also enjoy the use of complimentary WiFi, hot and cold outside shower, along with garage access for additional parking.

First Floor: Living Room with Patio Access, Dining, Kitchen, King Bedroom with Walk-In Shower and Patio Access, Powder Room, Laundry.

Second Floor: Bonus Den with Wet Bar and Queen Sleeper Sofa + Balcony Access, King Bedroom with Walk-In Shower, Queen Bedroom, Hall Bath with Tub/Shower Combo, Queen Bedroom, Bunk Room with Two Twin Bunks, Hall Bath with Tub/Shower Combo.

*Boats, golf carts, storage trailers, and recreational vehicles are not permitted.

Overall good - House needs a little attention

Overall our stay was a very good one. The house was ready on time and equipped as advertised. The location is great! Some things we discovered you need to know: Upon arrival inspection found an empty potato chip bag under the bed in second floor bedroom. The outlet underneath the island counter is missing a cover plate and screws - it’s the perfect height for a small child to grab and be shocked. The garage door needs to be adjusted. It bounces back open when attempting to close. There is mold growing in the cabinet above the microwave. The trash can holder bottom plate was off and the screws are stripped. Dining room fixture needs light bulbs. Thank you, Jesse Williamso

Great location for family beach vacation

The house was in a great neighborhood, close to the beach. The house is in great shape and has plenty of bedrooms and bathrooms. Check in was easy. The bedding and towels were first rate. We would definitely stay here again.

Beautiful home, but some misinformation in listing.

My family of 12 (my parents in their 60’s, my husband and I, along with two of my siblings with their spouses and kids) stayed here for spring break and we really enjoyed ourselves! A few things I’d like to note that future renters might find helpful: -the two rooms listed as queen rooms are actually full beds. This was frustrating as they were uncomfortably small for two of the couples who were planning to have larger beds since that is what’s listed. -the pool is not heated -the grill is a charcoal -this property has both a Keurig and a full coffee maker! In addition to the misinformation on the bed sizes, we were also disappointed to find that the umbrella holes in the shallow end of the pool are unable to support an umbrella due to what appears to be broken umbrellas stuck in the holes. Which wouldn’t have been a huge deal, but having that option for our small kids is one of the reasons we booked this property. I’d also suggest a new patio table by the pool, the one that’s there is uneven and in bad shape. We had to keep propping a leg to keep it steady. But overall we really enjoyed our stay! Highlights: The location was perfect, and the walk to the beach is easy. Plus the beach was never crowded (and it was spring break!) I appreciated how well stocked the kitchen was with nice pots/pans and utensils. The bathrooms were all clean, large and modern! The bunk room was perfect for kids, and having access to the garage to store beach items was awesome!

Amazing vacation

Amazing house with perfect pool. Spacious, beautiful and clean! Kitchen had all items needed. Private property and one min walking distance to the beach! The only downfall was i needed to buy extra trash bags, napkins, and toilet paper because we were a family of 12 and we stayed for 5 days. Overall, i recommend the house and we will definitely book again next year! Thank you

Great house & location, spacious, some minor recommendations for improvement

Overall, we had a great stay at Gulf Breeze. We did run into a few maintenance issues, but the folks at Ocean Reef were helpful and responsive. The kitchen was pretty well-stocked but could use some pot holders. The house is very spacious and well-designed for our needs. The kids loved the pool and found it to be a good size. The beach access is a short, convenient walk. Ample parking was available, but don't expect to be able to close the garage door with an SUV inside. Also I can't vouch for all the beds, but my husband and I slept on one of the queen-sized beds. It was not very comfortable and extremely noisy/squeaky, especially while getting into and out of the bed. The common area upstairs has nice blackout window treatments for the early morning sun. The upstairs bedrooms facing east would also benefit from similar shades as the existing blinds were not very effective in blocking the morning sunlight/heat. Another simple fix would be to give the front loading washing machine a good bleach cleaning to remove the built up gunk. Doormats inside the entrances (front door and sliding glass door) would help to keep sand from being tracked in, and the sofa covers are showing some wear and tear. All in all, it's a great house that we would book again.

Great trip and stay, but….

A few minor quibbles: -garage code did not work. Keypad didn’t light when buttons pressed. Probably dead or no battery -several remotes were missing batteries -sound system downstairs was disconnected. Loose cables. We had a tech with us that was able to correct -we were advised that the grill at this unit was gas, but it was charcoal -popsicle stick was in the garbage disposal. -old bacon was in bottom of oven Otherwise, a great stay

We like this property for it's size and location and have stayed here before. This visit, we think the property could use some TLC - carpet and furniture is rather worn and it was not as clean as expected.

Great house and location!

This house is absolutely beautiful and a great location! There was plenty of room for 10 of us- 2 families of 5. We had 6 kids under the age of 7 and we loved the short walk to the beach access. We wish the pool was heated, but the kids didn’t mind swimming in cold water. This is the second time we have stayed in this neighborhood, and we will definitely come back to stay at Gulf Breeze! Ocean Reef Resorts was also really great to work with and very accommodating. Overall a great stay and we can’t wait to come back to Grayton Beach!

Wonderful Experience

This house exceeded our expectations, both inside and out. The property is HUGE...plenty of room for our group of 6. The pool was a nice feature, as the beaches were closed for 2 days during the week. The house was in a great location, it was a 2 minute walk to the beach. We will definitely stay at this property in the future!

Get What You Pay For

This is our fourth stay in this neighborhood and absolutely love the location to the beach. We originally picked this home because of the price and the location of the beach. While the rental was spacious enough for my family of 5 and our extended family (additional 7 people), there needs to be some serious improvements to the property. First there needs to be more attention to cleaning of the property. With little ones crawling on the ground, there was quite a bit of sand on the floor upon arrival including a large amount of sand under the rug in the living room. In addition all bathrooms have mold on the ceilings due to poor circulation - the ventilation fans do not work well at all. The pool was filthy (dead crab in the pool along with a lot of debris) upon arrival. It wasn’t until our fourth day into the stay and after four calls/messages that the pool was actually cleaned. The kitchen is not well-equipped for cooking (very few pots and pans, skillets very small with broken handles) which is especially important in a large home where families are staying with small children and with it being difficult to go out with the concerns of covid. Lastly, there is a charcoal grill - not gas grill. This information should be clearly stated in the property details. I didn’t know people even used charcoal grills unless you were camping or tailgating! We also could not find any grilling utensils to be used. We will not staying at this property again unless there are significant improvements made and even then it is questionable.

We've stayed at this house 4 times now, our annual ladies trip to the beach. We've stayed many many places over the years and this house is our new favorite. Easy to get to the beach, great pool, comfortable inside, large and equipped kitchen. Glad we found this house!

Beach paradise!

This was our first stay in Grayton Beach and I absolutely loved everything about this home! Plenty of room for our 9 travelers, luxury upscale amenities and just a very short stroll to the turquoise gulf. The private pool was a huge plus and even tho the water was cloudy it was very refreshing! We hope to visit this home and area again soon!

Great House for Big Family

The layout of this house was so perfect for our expanded family. We had 2 adult couples, 1 adult single, 2 teenage boys, 1 preteen girl and a 2nd grader. Everyone had a space with enough bathroom facilities and the pool on the main deck outside the living area was perfect. The open living room/dining room/kitchen concept allowed for lots of room for all of us to navigate. The kids upstairs had their own place to hang out upstairs without disrupting sleeping adults into the night. Plus it was very close to the beach access. This house gets a 10 out of 10 from us!! If it wasn't already booked for next fall break we would rent it again!

Family stay in Florida

Very nice property. Conveniently located to the beach. Nice pool designed for those who are not great swimmers. Lots of room in all bedrooms and the main entertainment room.

Great spring break with the kids

This was a very comfortable house with 2 families and teenage kids. Lots of room for everyone. Quiet neighborhood and easy walk to beach. My only complaint was that we didn't know the pool wasn't heated so we would not have booked it if we knew that. It is very cold in the ocean in spring and a heated pool is a must. Beds were comfortable. Service came within 3 minutes of calling (not kidding) when we were having trouble turning the heater on in the house. We will definitely stay there again- in the summer months!

Gulf Breeze is our new favorite beach house on 30A

This house was great!! Excellent view of the pool area from the living area which is a big plus with kids. The house accommodated our group of 12 with ease. Downstairs bedroom with walk in shower great for guests with disabilities. We will be back!

Gulf Trace Beauty!!!

My family fell in love with the community of Gulf Trace 6 years ago and have been returning every year since. All 12 of us agreed that this home is BY FAR the BEST house we've stayed in and the one we plan to return to. It was spacious, beautifully decorated, extremely clean and clearly very well taken care of. The great open floor plan and living area was a great place for the whole family to spend time together, and the upstairs living and TV area was great for the teenagers to hang out too. The kids enjoyed the pool while the adults barbecued and caught up on some reading while relaxing in the sun. The home is just a short walk to the beach and it's just a short stroll down the beach to get to downtown Grayton where you're surrounded by shops, restaurants and bars. We are so thrilled to add Gulf Breeze to our Gulf Trace family tradition!
