With fine furnishings, exquisite tile work and beautiful local hardwoods throughout, this two bedroom, two bathroom ocean view condo is a perfect "home away from home" . The king master bedroom has a stylish en-suite bath with a large walk in shower. The second bedroom also has an en-suite bath with a walk in shower. A full kitchen with stainless steel appliances provides a great option if you choose to cook at home. Enjoy the expansive views of the Caribbean sea from the spacious patio which includes a table and chairs.

Part of The Landings at Tres Cocos family, which includes additional one, two, three and five bedroom options, this condo is located just north of the bridge at the cut and less than one mile from San Pedro Town. Close to restaurants, bars, and shopping yet far enough away to be quiet and relaxed. Guests of the property enjoy two fresh water swimming pools, a salt water swimming pool, a beachside BBQ cooking station, dock and an on site management team that can assist you as needed. Our goal is to ensure you have a relaxing and unforgettable vacation while enjoying all that San Pedro and Belize have to offer.

Brittany and Matt were amazing hosts. Very helpful, responsive and knowledgeable about the area and available activities. The condo was clean and well appointed with comfortable beds! Just perfect for our stay! Every time we reached out with a question, we got such a quick response- definitely top tier experience. I would highly recommend this property to anyone visiting San Pedro.

Our experience at the Landing at Tres Cocos, Bermuda Beach was amazing. The hosts, Mike and Brittany were excellent from the moment we reserved and ensured our travel from Belize city to San Pedro was planned, got us to the condo and ensured it was outfitted as we needed. During our stay they were always a call away and took care of all our needs. We would most certainly stay here again!

The property is very well maintained amd clean. There is security day and night walking the grounds which makes it feel safe. The condos are beauiful and fully equipped with everything you will need to live comfortably. We had some water pressure concerns at first but water is a precious resource on the island and we adapted and tried to be conservative. They filter the water on the island but the condos also do an extra purification process so it is safe to wash food, brush teeth, etc. The property managers are local and available at any time to assist with booking excursions, sharing advice on local activities and eateries or addressing any concerns about your condo you may have (we had none). Highly recommend this place for a quiet, centeally located place to call home for your stay!

I recently stayed at the Landings, and it was an absolutely fantastic experience. The location was perfect—close enough to town for convenience, yet just far enough away to feel like a peaceful retreat. From the moment we arrived, the team—Brittany, Mike, Kimberly, and Chad—went above and beyond as hosts. They picked us up from the airport and even ensured our refrigerator was stocked with cold beverages, setting the tone for a truly welcoming stay. The property itself is stunning. The grounds are beautifully maintained, featuring a large pool and a unique "cenote saltwater pool" right on the Caribbean—such a special touch! Our unit was equally impressive, with a spacious master bedroom and master bath, plus a secondary bedroom with its own bathroom. The mattresses were hands-down the most comfortable I’ve ever slept on in Belize, and the AC units worked flawlessly, keeping us cool and comfortable throughout our stay. There’s Wi-Fi on the property, though it can get a bit slow during peak usage times. But honestly, with surroundings this gorgeous, who needs to be online? This condo was the perfect blend of luxury, comfort, and hospitality—I’d highly recommend it to anyone visiting San Pedro! -David from Alaska

What an amazing first visit to San Pedro. We enjoyed every second we were there. The property and unit were exactly as pictured and described. What made this trip SO much better was Brittany and Mike. They are two of the most amazing humans I've ever met. They were there whenever we needed them, from additional water jug, to phone not working, to booking an excursion. Thank you!

First Class Property and Hosts

Extremely clean and comfort unit in a well maintained building. All the comforts of home in this updated and fully equipped unit. The pool and grounds are lovely. Brittany and Mike took good care of us from arranging flights to the island, meeting us at the airport, arranging a golf cart rental, and stocking the fridge with beverages. They were always available to help or offer suggestions. We would highly recommend this property.

For the tldr crowd: 1000% as advertised. Will stay here again. Hard stop. For those that want a couple more words: Brittany and Mike were amazing before, during, and even during departure. They made our in-country flight arrangements, same with golf car, and excursions. No fuss. Everything was spot on, every time. We were met at the airport, personally introduced to the golf cart person who was there with them for us to take possession of the cart and get its how-to. Mike took our bags to the condo and Brittany took us on a mini-tour through town on our way to the condo, just North of the bridge. During our stay, we decided we wanted to take a tour so we texted Brittany. A mere 20 minutes later our confirmation landed in the inbox and we were good to go. So easy! The condo is precisely as picture on the site. Everything worked and was in good repair. Zero complaints. When we go back, I won't bother looking for alternatives. There's simply no need for us to consider other options. The grounds were also well maintained. It was again, as pictured on the site here. As for location, golf cart strongly suggested. There's not too much within what I'd consider a casual, vacation, amble. Now, if one just wanted to chill at the condo pool, that’s definitely an option. And not a bad one at that. At departure time, someone was there to take our bags for us right at the appointed time. Exceptional service right to the final goodbye. I’ve hit my character limit. The end.

Fabulous stay!

We had a GREAT time at The Landings. Two adults and two 18 year olds. Lots of room for all of us, lots of towels including beach towels, AC was awesome, the balcony was great for morning coffee and lunch - shaded compared to some others which was nice getting out of the heat! It was very nice having everything booked and organized for us - the Air Tropic flights, our golf cart, the beer which was nice and cold! Booked an all day Catamaran snorkelling trip - booked for us as well! Perfect. Location great - just to the north of town but still in the middle of everything. We really enjoyed our stay and would recommend to anyone!

Concierge-level service at a great price!

The property was beautiful, well appointed with everything we needed. We considered an "all inclusive", but decided we wanted more freedom to design our own experience. Kimberly and her group provided all of the information and support we needed to do so, and booked our golf cart, flights to San Pedro, excursions, and other amenities. So we got the support we would have received from a high end all-inclusive while also having options to do what we wished. I wouldn't change a thing!

Perfect Location, Beautiful Property

First I must say that Brittanie was the best most accommodating person ever!! The best part (according to my husband) was at the end of our trip there was an actual line at Tropic Air and Mike stood and kept guard of our luggage and she stood in line and got us our tickets while I ran to get my last croissant at the French Bakery and my husband got a last few souvineers!! Best service by a host! This is totally not the hosts fault, but at the entrance to the complex there is a grocery store that leaves garbage out along side the road which was not fun to smell or look at daily. I do not recommend that store, unless for a quick something you may need. Down the road is the Farmers Market which has great coffee and sandwiches along with some supplies, we did most of our shopping there. The Condo grounds are amazing, the view is breath-taking and it is a perfect set up for two couples!! Loved it!!

If you go to San Pedro Belize Brittney and Mike were the best. They assisted with recommendations on food places and excursion to do while there. Truly amazing people and property. Girls trip with my daughters

From the booking to the departure we felt guided about this first trip to Belize and San Pedro. The staff Kimberly, Brittney and Mike were extremely kind and helpful. Our condo was comfortable and well equipped. The beds were comfortable. The room was very clean and well maintained. We enjoyed the area..close to town with the calm and quiet that comes with being along the beach. The pools were nice and we enjoyed swimming from the dock too. The staff booked 2 excursions for us and made the process so very convenient and easy. We felt safe at our location. Overall a great experience with a caring staff and comfortable condo. Absolutely would stay here again.

Vacation

My friends and I had a fantastic time during our week on Ambergris Caye. Our hosts arranged for our flight to and from the island and mainland and a golf cart for our use during our stay. That helped immensely, not having to figure out the logistics on our own. The condo was very clean and comfortable. This was our first time to Belize and we weren't sure what to expect. The beaches close to the condo are small and surrounded by buildings, but the payoff is being close to Pedro and attractions there. It is a beautiful little town and the people are very welcoming. I would suggest renting a golf cart for your entire stay and more substantial beaches and other attractions are a short drive away. If you plan to stay on Ambergris Caye and want welcoming hosts who will handle details of your trip for you, I highly recommend The Landings.

Very Nice Place

Our 2 bedroom/2bath condo was very nice - clean with plenty of towels - really like the layout with each bedroom having its own private large bathroom. The kitchen has everything we needed to prepare a couple of meals in - we also used the community gas grill by the pool. The main pool's water was green instead of blue as shown in the listing. The hospitality shown by Kimberly and Chad was exceptional. From the pick up at the airport, to the stocking of water & soda, to the booking of tours & golf cart, to the answering of any questions or concerns, to the final sendoff at the airport, Kimberly and Chad surpassed all expectations. Thank You So Much for all you did to make our trip enjoyable!!

As many reviews state, Kimberly and Chad were excellent hosts! They made arrangements for flights, golf cart, activities and more. Pickup and drop off at Airport was greatly appreciated. Unit and property were very nice and clean. Would definitely stay there again.

Excellent stay!

Chad and Kimberly are among the best hosts I have ever dealt with. The value added services they provide are second to none! They literally take care of everything! I would have loved to give them 5 stars across the board, but some of the ratings pertain to the area and are beyond their control. Ambergris Caye is in serious need of a quality sanitation department. The streets are lined with trash and debris. If you’re looking for a beach vacation, this is not it. If, however, you want to experience some culture, good food and a true golf cart community, you’ll love this area. I would go back, but places along the Yucatan Peninsula and Cozumel offer a similar experience with much better beaches and a cleaner environment.

Outstanding!

From booking to checkout, the communication and assistance from Property Managers Kimberlie and Chad was stellar. Scheduling our activities, arrangements for golf cart, flight to San Pedro, meeting us at the airport, and sending us off. Any issues with the condo were addressed quickly (the coffee pot misbehaved). The condo itself was beautiful, clean and very comfortable. Everything needed at our finger tips. Great experience, will do again!

Beautiful Condo in Tres Cocos

We had a wonderful time in Belize! Chad and Kimberly were excellent and attentive hosts; we had a couple of very minor issues with our unit (i.e. toilets running) that were attended to very quickly. More drinking water? No problem, we'll have another five gallon jug brought up in about two minutes. The condo is within walking distance of town, although we had a golf cart to run up to Secret beach, etc. My only (minor) complaint is the sargassum (seaweed algae washing ashore) smell. This is not the fault of the condo or its owners or managers but is something to be aware of, as it really smelled the first couple of days we were there. After the first two days the winds changed and it wasn't a problem.

Perfect stay

This is the perfect condo! The condo itself is up to date, extremely clean, has 2 split bedrooms, each with its own bathroom. The location is just a few minutes golf cart ride into town. A grocery store within walking distance and about 35 min golf cart ride to secret beach. The kitchen is well stocked with cookware, including a toaster and a blender. All for a very reasonable price. But the reason you should book this unit is because of the hosts. Chad and Kimberly go above and beyond to ensure your trip is perfect. They met us at the airport and helped us get our golf cart rental, escorted us to our unit and carried our luggage up. They booked all our excursions for us and arranged all of our hopper flights from San Pedro to belieze city. They stocked the apartment with beer and water prior to our arrival. If this is your first time to Belize, book with chad and Kimberly. They will make your trip flow smoothly and you won’t have to worry about all the tiny booking details.
