Experience the best of Las Vegas, Nevada when you rent this spacious, five-bedroom home centrally located in a highly desired neighborhood, 10 minutes from the Las Airport and Vegas Strip and 15 minutes to Raiders Allegiant Stadium. Quick freeway access to go anywhere in town and just a few minutes away from your favorite restaurant chain, supermarket, shopping center, and movie theaters.
Huge swimming pool in the backyard plus BBQ, outdoor sitting place and playground games for kids.
Fully equipped kitchen with coffee maker, toaster and the finest dinnerware.
Bedrooms with new mattresses and high-end luxury linens to ensure you get a great night's rest.
Wi-Fi, Digital Cable, 4K TVs, Pool table, Air Hockey, PlayStation 4, Board Games and more.
Quiet hours start after 9PM till 9AM.
Pool heating is $100 per day minimum 3 days or $600 for 1 week.
The pool is cleaned once a week, additional pool cleaning is not included but is available for an extra fee.
We respect our neighbors, after 10PM no one is allowed to be at the backyard or pool.

Excessive use of utilities, trash, laundry and cleaning will require extra fees.

No loud music or parties.
Any noise complaints will be an immediate $250 fee from your deposit.
NOISE (VERY IMPORTANT)
Vacation rental properties are located in quiet, private neighborhoods and the City has a strictly enforced sound ordinance. We have zero tolerance with parties.
No outdoor music (at all, ever) is permitted during the day or night.
People's noise (outdoor/pool noise) is permissible during the day (8:00 am – 10:00 pm) but it should be reasonable.
The noise level is measured with a privacy-free noise meter and security cameras are required by the city STR ordinance.
People's noise (outdoor/pool noise/backyard) should be non-existent after 10:00 PM.
Entire backyard, BBQ, outdoor dining table, pool and/or spa areas are strictly prohibited to use between the hours of 10 PM and 8 AM on weekends, and 10 PM and 7 AM on weekdays.
We have 24hs security to enforce the city sound ordinance, if the noise monitor triggers the guest will receive a warning message through the rental platform app, also the manager will be contacting the guest by phone. After the second warning, the reservation will be canceled and all guests will be required to immediately vacate the property, without refunds.
The guest is responsible to respond 24 HS to any phone calls from the manager. If the guest is unreachable for any noise complaints the reservation will be canceled (no refunds). The security team will be dispatched to help with the expulsion (trespassing) from the rental property.
If security is involved for noise issues or any rules broken the fee is $500. The security official will read the trespassing law, failing to vacate the property local Police will be involved.
“Under NRS 207.200, Nevada law defines trespassing as entering someone else's property without permission, or remaining on their property after being instructed to leave. Trespassing is a misdemeanor offense that carries a penalty of up to 6 months in jail and a fine of up to $1,000.00.”
Pool/backyard/BBQ perimeter is monitored during quiet hours with security cameras, motion sensors and alarm systems.
Tampering with the Noise Management devices (WIFI, Noise Monitor, Security Cameras, Alarms) is a violation of the City ordinance and automatic cancelation of your reservation.
POOL
The pool cleaning is performed once a week, (days may vary).
We have no control over the weather in the sunny Las Vegas. Rain, dust, storms, pollen or high winds may affect the pool condition. The fee to have the pool cleaned at check-in is $75. Please advise the manager 3 days before your check-in date if you need the pool cleaned at check-in.
Pool heating is available for an extra fee, (autumn and winter only)
Heater fee is $100 per day with a minimum of 3 days or $600 per week (7 days). Please let the manager know 3 days before your check-in date so we can set up and preheat the spa or pool for you. When the service is requested, due to the equipment limitation the guests must choose between heating the Pool OR Spa.
Due heater setup and we can not offer same day heating setup service.

Guest's failure to fulfill check-out time without our written approval is a $500 penalty, no exceptions.

You have 8 hours after the check-in time to report any damage to the property, including clogged bathrooms, clogged sinks, appliances broken, wall damages, etc Throughout the stay it is expected that all the property and all of its contents will be properly maintained. Agreement to replace or repair any breakage, damage or loss caused during the stay will be agreed to at time reservation is made. “Normal” wear-and-tear is considered reasonable and exempt from damage inclusion.
Federal, State, Local, Intellectual Property or Trademark laws will not be violated while in residence and using wireless, internet, cable or phone services. The IP address, date and time of violations is traceable and will be documented.
Creating any unlawful disturbance and/or engaging in disorderly conduct at property is prohibited.
OVERNIGHT GUESTS AND DAYTIME VISITORS
The number of guests on property is limited and set forth by the City law and must be adhered to at all times. All overnight guests must be disclosed to management and approved, as well as any additional daytime visitors. The fee for undisclosed guests after reservation is approved is $75 per night per guest.
PETS
We invite all guests with allergies to enjoy our house.
Bringing any kind of pets to the house is a violation, the extra cleaning is $500 a day and cancelation of your reservation.
PARKING
Parking at the Property is limited and is home specific. No boats, trailers, RVs are permitted.
SMOKING
Smoking is not allowed inside the house or in the backyard area.
Smoking in this 100% smoke free property will be an immediate $1000 fine from your deposit.
AC THERMOSTATS
All thermostats are locked between 70 and 76 degrees by our AC technician. Please do not ask to unlock the thermostat, the manager doesn’t know how.
ACCESS
We don't need permission to access the property if there is something you deem unsuitable that needs remedy.
If you have a complaint about any aspect of the property amenities, cleanliness, or otherwise upon addressing this complaint to the platform or host you are authorizing us to access the property to solve any problem, repairs, or make the home clean, up to the standards you are requesting.
Please note: no refunds for technical issues involving cable, Internet, pool, heater, appliances, BBQ, etc
