ADDITIONAL INFO:
• Weekly pool and landscaping services require access to the backyard
• Discounts for extended stays (7 days or more)

HOUSE RULES:
• No smoking inside the home (penalty: $500/day)
• Non-aggressive pet breeds allowed with a $50 fee per pet/per stay; no pets on beds, furniture, or in pool
• No eating or drinking in the bedrooms
• No moving of indoor/outdoor furniture
• Extra guests: more than 12 guests will be charged at $25/night. Registered guests only; no additional people without permission
• NO parties; fines for unauthorized events
• GOOD NEIGHBOR POLICY: Our neighborhood is a lovely, quiet residential area. Quiet hours (9 PM-8 AM) are strictly enforced per city ordinances. NO outdoor noise during this time, and music/noise inside the home cannot be loud enough to be heard outside. Daytime noise levels must be under 60 dBA. Outdoor music and/or excessive noise (e.g., yelling, noise amplification, musical instruments, animal barking) must be kept to a respectful minimum at all times.
• NO parties. Evidence of a party or unauthorized event, including camera footage, excessive garbage, or other evidence, will result in a fine of $5000, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages.


GENERAL RULES:
• Check-in: After 4 PM, Check-out: 11 AM
• Late check-out penalty: $50; guests will be charged for any lost revenue due to late check-out
• No drugs or firearms allowed
• No illegal activity on the premises
• Excess trash/recycling fees: DO NOT overfill bins. Extra pickup charges: $100-$199.
• No street parking; ample parking on property (2-car garage, RV gate, LARGE driveway)

BOOKING RULES:
• Guests will receive door code and check-in instructions 24-48 hours prior to check-in.
• Biweekly house cleaning required for stays longer than 28 days
• This property cannot be used for purposes identified in City of Phoenix Ordinance Section 10-195(c).
