The Space:
Inside this new home, you'll find soaring ceilings, expansive windows, and a unique open-concept floor plan that fills the space with natural light throughout the day. The chef’s kitchen features high-end appliances and a large island, perfect for preparing meals and spending time together.

Bedrooms are thoughtfully arranged on three levels. The ensuite master bedroom on the top floor has its own private outdoor lounging area. On the main floor is an ensuite bedroom, and two more bedrooms with a shared bathroom.

The lower level includes a workspace with printer, and a competition ping-pong table. A cozy lounging space features an impressive 98-inch smart TV with PS5 console. The ensuite bedroom has both a double and twin bed, making it the perfect place to park teenagers. They’ll be thrilled to learn there’s commercial-grade WiFi connectivity throughout the house.

Outside, enjoy multiple spaces designed for relaxation and entertainment, including a spacious deck, dining area, and a heated, saline Gunite pool. Sip wine at sunset on the rooftop terrace, which offers peekaboo views of Long Island Sound, Connecticut, and Hashamomuck pond. Outdoor cooking enthusiasts can take advantage of the professional grill. The fenced-in back yard is perfect for any four-footed family members enjoying this dog-friendly property.

Whether you're lounging by the pool, dining outdoors, or watching the sunset from above, every detail invites you to unwind. Guests may also take advantage of the many nearby beaches and walking trails that are perfect for morning walks, swimming, paddleboarding, or simply soaking up the coastal atmosphere.

Southold village and Greenport’s waterfront offer charming shops, acclaimed restaurants, and a vibrant local scene just a short drive away. In season, there are numerous farm stands with fresh local fruit, vegetables and baked goods. There are many North Fork wineries in close proximity.

Due to the climate of the Northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the pool/hot tub, please be sure to inquire if they will be available for use prior to booking.

Seasonal Availability of Outdoor Amenities
Please note that all outdoor amenities, including patio furniture, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

IMPORTANT NOTES:
- The primary renter must be at least 25 years old.
- There is a standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.
- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.
- For stays longer than 29 days, a refundable deposit is required. Our Team will reach out for further details upon booking.

Cancellation Policy
- Bookings canceled at least 30 days before the start of stay will receive 100%.
- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.
- Please note: This cancellation policy is not applicable for HVMB guests.

Guest Insurance
Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons. We understand that things happen by mistake or accident from time to time, we ask that you let us know when it happens. You’re covered with us - we’re invested in you having a worry-free stay!
