THE HOUSE IS LOCATED IN AKUMAL BEACH which is THE BEST LOCATION IN THE RIVIERA MAYA between Playa Del Carmen and TULUM!! It is the #1 SNORKEL Spot in The Riviera Maya and is home to the largest population of Sea Turtles in the area!!

Casa Ligera has been decorated with the finest modern “Tulum Inspired” Natural Decorations. You will feel like you are in the middle of a Mexican Architectural Digest as you step drive into the gated compound. The estate consists of the main estate beachfront home with 4 huge bedrooms and every bedroom has its own bathroom. There is also a half bath in the main living area for easy access from the pool. There are two dining areas; one inside and one outside.

The guest house was remodeled in 2023 and is just a few steps from the main house and gives your group more space and privacy!! It has a living room with Smart TV, bedroom, bathroom, and full kitchen downstairs and another bedroom with private bathroom upstairs along with its own rooftop sitting area.

You will have the entire Estate completely to yourself. We have a caretaker and house keeper that are available for anything you might need.

We have staff who will handle your check in and check out. They will be there throughout your stay for assistance. They provide daily light cleaning and work everyday but Sunday.

Casa Ligera is in a Private Guard Gated Community and is only 25 minutes to Play Del Carmen and 25 minutes to Tulum! The house is right on the ocean and the best snorkeling in the entire region is only a 5 minute walk! There are multiple restaurants within 5-10 minutes walking or we can provide a private chef for your stay for a fee. Our chef is one of the most famous in the entire region and has prepared meals for countless celebrities.

There are reasonably priced taxis available throughout the region. We have a private car service that provides DISCOUNT transportation to and from the airport and to local attractions. The highway from the airport to the house is very nice and safe and so many people choose to rent a car. The house is in a guard gated neighborhood and the house has a private gated driveway so your vehicle will be secure while you are at our home as well.

The house is on the point like a “Light House” (Casa Ligera means Light House) so you get unobstructed water views both directions. The rocky point is directly behind the house so we don’t recommend swimming behind the house. You can walk out the back door or front door either direction 5 minutes and be at the Akumal Lagoon which is the best beach for swimming/snorkeling or be at the Yal Ku Lagoon which is one of the best Cenotes for swimming/snorkeling in all of Mexico!

~ A HOUSE RULE VIOLATION WILL RESULT IN IMMEDIATE EVICTION AND FORFEITURE OF ANY REMAINING NIGHTS.

~ Check-In Time: 4 p.m. --- Check-Out Time: 11 a.m.

~ NO EARLY CHECK-INS, NO LATE CHECK-OUTS ~

~ Quiet Hours: 11 p.m. until 8 a.m., Monday through Sunday.

~ Maximum Overnight Occupancy: 19 plus 2 children on futons in master bedroom (total of 21)

~ Maximum Daytime Occupancy: 21
IF YOU EXCEED MAX OCCUPANCY, YOU WILL BE EVICTED IMMEDIATELY. REMAINING NIGHTS WILL BE FORFEITED, FEE OF $1000.00 WILL BE DEMANDED.

~Primary renter must be present during entire stay.

~ Smoking NOT allowed inside main house, bedrooms, bathrooms, guest house, incl. cigarettes, cigars, vapes. If any guest is caught smoking inside, immediate eviction will be enforced; $500.00 additional cleaning fee will be demanded. If you smoke outside, please extinguish and dispose of all cigarette butts & matches into receptacles.
~ All Cars must be parked in our Driveway. Please keep front gate closed at all times.

~ No Pets allowed anywhere on the Property.

~ Owners and management assume NO liability nor responsibility for any outside guest invited to property, accidents, injuries, illness or incidents that occur during your stay at Casa Ligera.

~ Owners and management are NOT responsible for loss of personal belongings nor valuables of guests. There are 2 safes provided.

~ You CANNOT ACCESS the OCEAN nor SWIM directly behind our house. Some of the rocks are sharp; please do not jump! DO NOT LEAVE CHILDREN UNATTENDED.
