The living, dining, and kitchen areas flow together easily, giving everyone room to gather without feeling crowded. The open-concept kitchen offers bar seating, generous prep space, and everything needed for casual breakfasts, catered dinners, or snacks between swims. A pool table, board games, complimentary Level 2 EV charger, NFL Sunday Ticket programming through the home’s YouTube TV subscriptions, VIP concierge service, and optional add-ons like a private chef, pre-arrival fridge stocking, and mid-stay cleans help make group travel feel effortless.

The sleeping layout is built for comfort and privacy. Five bedrooms, each with its own ensuite bathroom, give families, couples, and friends room to retreat between shared plans. - This home allows pets for a fee. Any undisclosed pets brought in without AvantStay’s approval will result in a $500 fine per pet. Please note that the backyard gates are wide enough for a small dog to get through, so we recommend supervising pets when outdoors.
- Occupancy includes an additional two beyond bed count. 2 twin rollaway beds and additional linens are located in the master closet.
- All bedrooms feature an ensuite bathroom.
- Home is fully stocked with a coffee machine, coffee, laundry detergent, indoor and outdoor towels, kitchen cookware, Brita water filter, first-aid kit, hair dryers, and toiletries.
- POOL & SPA: Pool heat is available at this home at an extra cost and needs to be requested at least 48 hours before your stay. Spa Heat is complimentary for guests. Pool heat is not available between May 1st and October 1st. Our desert pools are heated to a maximum temperature of 86 degrees. Please note that we do not exceed this temperature for pool heating. If you opt for pool heat please know that pool heat and spa heat can only be run one at a time, not concurrently. During the summer months, desert temperatures are extremely high, which may cause the pool temperature to rise as well. Unfortunately, there is nothing we can do to control this.
- Please note that the pool sun loungers do not have cushions and we are unable to provide them upon request, we apologize for this inconvenience.
- Please be aware that during festivals like Coachella, although the Villas are within walking distance of the polo grounds, road closures and specific access points can extend the walking distance to the festival entrance to approximately 1.4 miles. While some guests choose to walk and walking is possible, we strongly recommend purchasing golf cart services for easier access.
- Please be aware of wildlife such as insects, scorpions, and snakes. Our team does their best to check the home before your arrival, but please be mindful about leaving the doors & windows open during your stay.
- A rod iron pool fence w/gate can be requested through concierge. Request requires at least one week in advance to confirm availability with local vendor. Guests should budget approximately $850, depending on pool size and logistics.
- All furniture and household items must remain where placed. If you need to rearrange, please return items afterward or contact our Concierge. Unauthorized movement may result in a reset fee.
- Please note that tree trimming will take place from September 30 through October 31. During this time, the backyard grass areas will be unavailable for scalping and reseeding. Bocce and pickleball courts will remain accessible; however, the reseeded grass areas will not be available during this period.
- Although this home allows pets, some specific breeds are not allowed. Please reach out to confirm restrictions.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.
