Welcome to “Happy Trails,” a bright and modern 2-bedroom, 2-bath 2n floor condo perfectly located near downtown Traverse City. With easy access to the TART Trail, this inviting retreat offers everything you need for a comfortable and convenient stay—ideal for families, couples, and small groups.

We are Pet-friendly! Pet fee is $125 per stay. A maximum of 2 dogs 50 lbs each are allowed. Please let us know if you are bringing a fur friend so that we may get your pet amenities prepared for your arrival. We try our best to keep hair and allergens away, but guests with dog sensitivities should be aware. Please use our provided sofa cover and `retired` towels for your fur friends. Booking guests will be responsible for any pet damage.

Please Note: Quiet hours begin at 10pm, and no unauthorized parties are allowed to ensure a peaceful neighborhood setting.

Unwind in comfort after exploring the city!

- Primary Bedroom: King bed, rollaway twin, ensuite bath, and closet space. A Pack ’n Play, high chair, and children’s games are also provided.

- Second Bedroom: King bed with access to the second full bath.

There is also a queen-size sleeper sofa in the living room, allowing a total of 7 people plus an infant - a rare commodity in the center of Traverse City!

Two full, spacious bathrooms with high-quality amenities—perfect for groups getting ready for a day of adventure.

☆☆ KITCHEN & LIVING ROOM ☆☆
The open-concept kitchen and living area are ideal for gathering. Cook with ease in the fully stocked kitchen featuring stainless steel appliances, a blender, toaster, InstaPot, and coffee/tea station. The dining table seats six, and a high chair with kid-friendly dishes is included.

After meals, relax in the comfortable living room with plush seating, Smart TV, and a large collection of children`s books, toys, and board games that the whole family will love. Step outside to the private balcony for fresh air and a quiet moment with your favorite book.

☆☆ PARKING & BUILDING AMENITIES ☆☆
Free onsite parking in the open lot without designated parking spots. Can park 3 cars per building instructions. Guests also have access to the 4th-floor community room—a great space for working remotely, socializing or playing some games with a larger group. Secure indoor bike storage is available as well!

Please Note: Per building regulations, the following vehicles are not permitted to be parked or stored on any common or limited common areas of the Association:

***We manage other properties in the area. Please inquiry with us if you are coming with a lager group***

- Check-in/out: Please note during our peak season (June-September) we discourage late check-outs and early check-ins due to the tight turn-around schedules of our cleaning teams. We are happy to allow for an early check-in or late check-out if our cleaning team is able to accommodate the request and still allow the rental to be cleaned to our quality standards and specifications. All early check-ins and late check-outs will be charged a $250.00 additional fee for this expedited service. We are able to accommodate early check-in and late check-outs during our off season (October-May) for a reduced fee of $50.00, please contact us for further information.

- Longer stays: Please be aware guest stays longer than 10-days will require mid-stay cleaning. Mid-stay cleaning fees are the same amount as the fee charged during booking. A weekly cleaning and linen/towel exchange is required for long-term guest stays, short-term guest stays may request a mid-stay cleaning for an extra fee.

- Security deposit: Please note that 3 days before check in time, we will place a temporary pre-authorization hold of $500 on your card. This hold verifies fund availability and covers potential incidental expenses during your stay. The hold will be released 7 days within check-out, pending no outstanding charges or damages. Your privacy and security are paramount, and all card information is handled confidentially.

- Cancellations: Please check the cancellation policy on your booking platform. Please note that even if you are eligible for a full refund, a credit card processing fee will be deducted.

We aspire to help our guests create wonderful memories in our cozy home. That is why we spelled out these house rules for an optimal experience for both of us. We truly appreciate your effort and cooperation!

*Please note that violation of any of these rules is considered a breach of the terms and conditions of the rental agreement. The owner reserves the right to evict any guests or visitors who refuse to follow these house rules. The violation of house rules may result in deductions from the security deposit or other penalties.

Child Safety: Parents must not leave children unsupervised and are fully responsible for their safety at all times.

Safety & Energy Saving: Please close the windows and lock the door when leaving the premises.

Report any damages and/or breakages immediately.

Cleaning and Maintenance: Smoking or burning candles are not allowed inside the home. No eating or drinking in bedrooms.

Please do not wear shoes inside the house. Please turn off any electronics when you leave the house.

Visitors & Noise: No unregistered guests or visitors allowed. The maximum property capacity is 7 people. Parties and events are strictly prohibited. Third parties are not welcome, and the place is for guests only. Quiet time after 10 p.m. Please refrain from making noises past 10 p.m. to respect our neighbors. NO FIREWORKS ALLOWED.

Pets: Dogs are permitted in the house. Please declare your pets to us ahead of checking in and settle any pet related fees. Pet fees is $125 up to 2 pets. Please clean up after your fur friends and use the provided retired towels to clean your dogs. Please do not let your dogs venture into the neighbor’s yards during their walks.

Housekeeping: Daily maid service is not included in the rental rate. We will be happy to help arrange additional cleaning during your stay for a fee. If you run out of clean linens (sheets/pillow cases) and towels etc., you are welcome to use the laundry facility to replenish them. PLEASE do not wipe any food, oils, or lotions on the linens. Please use the kitchen towels (paper or cloths) for their intended purposes.

We provide black make-up towels and cotton pads for removing makeup. If our other towels are stained or bleached during your stay, we will charge a $15 replacement fee for each towel.

Property/Home owner(s), Property Manager will not assume responsibility for illness or injury that guest(s) may incur while on the property. Property/Home owner(s), Property Manager, is not responsible for the loss of personal belongings or property of the guest. By accepting this reservation, it is agreed that all guests are assuming the responsibility of any harm arising from their use of the premises or other people they invite to this property (per owner’s approval). Owner has the right to ask guest(s) to leave the property if these rules are violated. If legal action is taken against guest(s), the at fault party will be responsible for all law suits/lawyer fees. Any violation of these rules could result in you being charged your security deposit and/or legal action taken. Call 911 if there is an emergency and then call the host.

ATTENTION: Missing keyfob to stairwells and bike room will result in a $65.00 replacement fee.

Pets: We have the following rules for our guests with pets or Assistance Animals. This ensures that both your stay, and that of our guests after you, will be enjoyable and relaxing. Our pet fee is $125 for up to two dogs. Maximum occupancy is set at 2 dogs under 50 pounds each. If you have any questions, please ask us! The guest remains liable for any and all damage caused by people or pets or a service animal.

•Your animal should not be left unattended at any time. Should that become necessary, you must have and use a crate for your animal at all times while you are gone and provide them with sufficient food and water. Please use the labeled pet towels/sofa/bed covers/sheets for your pets cleaning needs and separate them from the towels/sheets provided for guest use.

•You are responsible at all times for your animal`s behavior. While we reasonably expect that your pets or specialty animal are well-trained, should any damage occur, you are responsible for the cost of any cleaning, repairs, or replacements.

•Your animal should have a collar, harness, or microchip with identifying owner information attached should it become lost.

•Your animal must be under the control of verbal or sight commands that they follow at all times.

•Your animal must be housebroken, non-aggressive, not destructive, and not display repeated, unprovoked barking.

•We can ask you to remove your animal and/or leave for excessive barking, aggressive or damaging behavior, or obvious lack of sanitation.

•Please walk your animal for bathroom needs. Indoor piddle pads are not allowed.

•Please clean up deification immediately.

Great space, cute design with an awesome in town location. Despite being close to the TART trail and road, noise level was little to none. Really enjoyed staying in this condo, had everything we needed for a relaxing stay.

PERFECT

came with friends and my golden retriever...perfect location...right by the TART trail...we walked everywhere....super clean condo, they thought of everything....kitchen had everything we needed, bathroom was even stocked with essential items....and it was decorated soooo cute!!!!! We all want to stay here again.....check in so easy....we felt like the little condo was our own home!!!!!

A home away from home

What a great place!!! We were there for 3 nights and felt instantly at home. It was clean and tastefully decorated. The kitchen was stocked with more gadgets, tools, and spices than my own kitchen. There were spare toiletries and plenty of extra towels and bedding. The pack-n-play and high chair were in great shape. The games and toys provided kept my 5 and 1 year old entertained when we got snowed in. In short, we lacked nothing during our stay. The location was perfect for us - so close to the library, a grocery store, downtown, and beaches and parks, but not right in the middle of it all. We also loved working with Dandan and Amanda. The guide to the condo and the area that they provided was so helpful and they were very responsive and attentive before, during, and after our stay. Hoping this condo is available the next time we’re in the area!

We had such a wonderful time during our stay at this very well equipped, delightfully decorated and wonderfully located condo. It was so convenient for our biking group of 5. The elevator that accommodated taking our bikes to the second floor and the bike storage room by the elevator was perfect. The condo’s location right next to the bike path made it so easy to jump on the trails. Above all was the cleanliness and the communication with the managers. Book this you won’t be disappointed!!!

Clean, well designed and decorated condo with all the things you need in a home, away from home. Loved the closeness of the TART trail for biking and walking. Close enough to downtown without feeling the crowds on Front St. Would definitely return to this rental!
