The Grand Manse Capitol Hall
This unique space in located in the heart of downtown Lincoln. You can enjoy a variety of special craft beers, sushi, or Thai food without leaving the building. Our building includes Grey Whale, Boiler Brewing Company, Hurts Donut, the Jasmine Room, and Blue Orchid. The Grand Manse is walking distance from Memorial Stadium and across the street from the Haymarket.

AGREEMENT TO TERMS AND CONDITIONS
1. The guest accepts full responsibility for any damages done including any damages that exceed the deposit. Cancellations are subject to a 5% fee.
2. Parking. Grand Manse parking garage stall #20 is included in your stay. This tandem stall can accommodate up to 2 vehicles.
3. Check-In/Check-Out. Contactless check in will be occur through accessing the lock box #2 located outside the parking garage. Please DO NOT check in early unless you have gotten prior approval. Staff needs to plan enough time between guests. The code to open the lock box will be given before check-in. You will find key fobs and keys to Capital Hall. Check-out is also contactless by returning key fobs and keys to the lock box. If keys or fobs are not returned extra fees will be charged per fob, a locksmith fee to re-key, and # of keys.
4. Guest and Occupants. This Agreement and its terms and provisions will include and apply to everyone in the Guest’s group, family, or party. No more than 20 persons may occupy the Capital Hall without prior written consent of management. All invitees of the Guest are collectively included in the term “Guest” as referenced throughout this Agreement and all terms and conditions of this Agreement shall be applied to said invitees.
5. Termination. If the Guest or any member of the Guest’s party violates any of the terms of this Agreement, management in its sole discretion may terminate this Agreement with no refund of any portion of the rental charge and may have Guest and their belongings removed from Capital Hall.
6. Pets. Pets are not permitted.
7. No Smoking. The Grand Manse, including the underground garage, is 100% smoke free. Any evidence of smoking in the building by the Guest or any member of the Guest’s party will result in immediate termination of this Agreement and a $250 cleaning fee deducted from the Damage Deposit.
8. No Housekeeping Service. While Capital Hall is fully furnished including linens, towels and dishes, housekeeping services are not provided. No furnishings shall be removed from Capital Hall. Any items found missing, including towels and linens, will be deducted from your security deposit and will include a $75.00 inconvenience fee.
9. Lost, Stolen or Abandoned Articles. We have no responsibility for lost, stolen or abandoned items. A $25.00 fee plus shipping cost will be deducted from the Damage Deposit for the return of any personal belongings left by the Guest.
10. Lost Key Fob Charge. A $50 charge is deducted from the Damage Deposit for each lost key fob.
11. Guest Restrictions. Guest may not sublet any portion of Capital Hall. Capital Hall shall not be used for any illegal or unlawful purpose. The possession or use of illegal drugs, excessive alcohol consumption, or loud, offensive or destructive behavior in Capital Hall or anywhere on the Grand Manse premises will not be tolerated and will result in immediate termination of this Agreement and the removal of Guest and all members of Guest’s party from the premises without recourse, refund or reimbursement. Occupancy and use of Capital Hall and common areas of the Grand Manse in such a fashion that disturbs or offends neighbors or others or violates any of the terms herein shall also be deemed grounds for immediate termination.
12. Care of Property. Guest is expected to care for Capital Hall and the personal property therein to at least a minimum standard, or better than, as if it were their own. Guest shall be responsible for any damage or loss to Capital Hall or the personal property therein. Moving of any furniture or décor is not allowed. Furniture, bedding, linens, towels, utensils, or any other property of Capital Hall shall not be removed from the premises for any reason. Any items found missing, including towels and linens, will be deducted from your security deposit and will include a $75.00 inconvenience fee per item.
13. Waiver and Hold Harmless. Guest (and each invitee) acknowledges and understands that Guest is solely responsible for any accident or injury to any person during the Guest’s stay in Capital Hall and in the Grand Manse, and that Old Federal Place, LLC (“Owner”) accepts no legal or financial responsibility. Guest assumes all risk or injury or loss resulting from any activity arising out of the Guest’s stay at in Capital Hall and in the Grand Manse. Guest waives and releases, indemnifies, holds harmless and forever discharges Owner and U.S. Property, and their respective owners, agents, staff, employees, officers, directors, affiliates, successors and assigns, of and from any claims of negligence and any and all claims, demands, debts, contracts, expenses, causes of action, lawsuits, damages and liabilities, of every kind and nature, whether known or unknown, in law or equity, that Guest may have or has, arising from or in any way related to participation in any of the events or activities arising out of the Guest’s stay in Capital Hall and in the Grand Manse, provided that this waiver of liability does not apply to any acts of gross negligence, or intentional, willful or wanton misconduct. On behalf of themselves, heirs, assigns, invitees and next of kin, the Guest waives all claims for damages, injuries to property or to person, including death, suffered by the Guest or Guest’s property. Guest agrees to indemnify and hold Owner and its agents harmless from any and all claims, including those of third parties, arising out of or in any way a result of the Guest’s use of the premises or items therein.
14. Limitation on Liability. In the event that Capital Hall is not available for occupancy on the Arrival Date due to fire, eminent domain, act of nature, or any other reason whatsoever, Guest acknowledges that Owner’s sole liability for failure to deliver is a full refund of the full deposit tendered by Guest.
15. Amendment. No amendment of this Agreement is binding or enforceable unless it is in writing and signed by the Guest and Owner.
16. Binding Effect. This Agreement shall be binding on and shall inure to the benefit of the parties hereto and their respective successors, heirs, personal representatives, agents, and permitted assigns.
17. Venue. The parties hereto stipulate and agree that this Agreement shall be executed and performed in Lancaster County, Nebraska. In the event that litigation should arise concerning the validity or interpretation of any provision of this Agreement, venue over such litigation shall reside in the proper district court of Lancaster County, Nebraska.
18. By booking with us through thru any booking channel you are agreeing to all of these terms.
