Inspired by the great outdoors, this BnB sits on a hillside with Pikes National forest out the back door and views of Pikes Peak from the front, this BnB seamlessly takes the beauty around it and brings it within the home. On the main level are a vaulted ceiling living room, 2 bedrooms, a full bathroom, kitchen, and walk-out access to a 375+ sqft front porch and back deck with an outdoor dining area, hot tub, and fire pit. Upstairs is the master suite with a large walk-in bathroom & private balcony.
This house is broken down into TWO SEPERATE Airbnbs. There is a private Airbnb in the basement and than this Airbnb which takes up the main level and upstairs level of the home. The driveway is shared with the basement Airbnb. The top portion of the driveway [by the garage] is for this Bnb, and the lower parking area [marked with a sign] is for the basement guests. ONLY the driveway is shared with the basement guests. You will have the ENTIRE UPSTAIRS for you and your listed guests; the Hot Tub and backyard is NOT SHARED with the basement guests.
Our neighborhood is quiet and very close to several cute shops and restaurants in downtown Woodland Park. We really enjoy Cafe Leo Coffee Shop, Stuft Food Emporium, and Memorial Park. We are located 12 miles from the entrance of Pikes Peak, 17 miles from Garden of the Gods, and 19 miles from downtown Colorado Springs.
Uber and Lyft are very limited in Woodland Park. It's easy to get a ride to the house, however, getting a ride from the property can be difficult.
4WD is highly recommended in the winter months. The driveway is quite steep, and although the driveway gets plowed (typically done in the mornings) when it does snow it can be difficult to drive up and even more challenging to drive down, especially when we receive snow after plowing has been completed. Please account for snow being present in the winter months (November-May). When in doubt please park at the bottom of the driveway along the main road.
Please note that we offer two options to protect both you and the property, ensuring it remains in excellent condition for you and future guests: a non-refundable Damage Waiver for a small fee $50, or a refundable Safety Deposit hold on your card of $1000, which covers potential damages during your stay. If you are bringing a pet, please know there will be a pet fee of $10 per pet. These options will be presented to you after booking via our Guest App.
Travel insurance is recommended. As with any vacation, unexpected situations sometimes occur that can put a damper on even the best-planned trips. We stand by our firm by our cancelation policy and getting travel insurance is your best option for protecting your trip from the unexpected.
***For stays longer than 30 nights we do require a lease agreement, background check, copy of drivers license, and a one time insurance fee to be paid before your arrival. The one time insurance fee for stays 30-90 nights it will be an additional $750, 30-180 nights would be $1000, 30-270 nights would be $1250, and 270-364 nights would be $1500***

-if you borrow it, return it
-if you turn it on, turn it off
-if you break it, fix it
-if you use it, take care of it
-if you make a mess, clean it up
-if you move it, put it back

Pet Policy
-Two well behaved dogs are welcome
-Clean up/pick up after they use the bathroom
-Take pets with you if you leave the home
-Please keep pets off all furniture and bedding
-A pet fee of $10 per pet will be charged to you after your booking is complete through our guest app
-NO CATS ALLOWED
Quiet Hours are from 9pm to 8am. No more than the authorized # of guests at the house during quiet hours.
No disruptive events or parties. Airbnb guidelines state that if a guest is reported for a disruptive party or violating Airbnb's party and events policy, they may be subject to suspension or removal from the Airbnb Platform. In addition, the host may also ask that you vacate the property and no refund will be given.
Fee schedule for violating house rules:
-Unauthorized late check-out: $50 immediately, $50 for every 30 minutes after checkout (i.e. +$100 at 30 min after checkout, $150 at an hour after checkout).
-Smoking of any kind in the unit or where it can waft-into the unit: $100
-Unauthorized Parties or events: $250
-Additional guests beyond what was approved when booking: $35 per guest, per day
-Pet cleaning fee (excessive hair, bodily fluids, stains): $100-$300
-Deep clean fee, if required (i.e. vomit, carpet stain, bodily fluids, or excessive trash, etc.): $100
-Broken/damaged items: charged at replacement value
