Bienvenido a Rooftop Garden, un elegante apartamento ubicado en el encantador centro histórico de Bolonia. Situado en la segunda planta (con ascensor) en la Via de' Carbonesi 7, este refugio de 80 m² ocupa un antiguo convento del siglo XVII y conserva su carácter arquitectónico auténtico. Tenga en cuenta que hay escalones en el interior: unos pocos bajan a la cocina y otros van del salón al dormitorio y al baño.

La joya de esta propiedad es su jardín privado en la azotea: su refugio personal a la altura de los tejados, con jazmín perfumado, una tranquila glorieta y vistas sobre las tejas del casco antiguo. Es una terraza privada y recogida, no una azotea panorámica: un espacio verde propio en el corazón de un centro histórico Patrimonio de la Humanidad, perfecto para el café de la mañana o un aperitivo al atardecer. En el interior encontrará un dormitorio bien diseñado, baño completo (ducha + bidé), un luminoso salón y una cocina equipada con Nespresso.

Las comodidades modernas incluyen WiFi, aire acondicionado, plancha y tabla de planchar, secador de pelo y champú. La lavadora y la secadora se encuentran en el jardín privado, en un armario dedicado para su uso exclusivo, no compartido con el edificio.

Perfectamente situado a pocos minutos a pie de la Piazza Maggiore y las Due Torri. Para aparcar, el Garage Farini (Vicolo S. Damiano 3/3a, tel. +39 051 266086, unos 45-50 €/noche) está a pocos pasos, dentro de la zona de tráfico restringido (ZTL). Una alternativa de pago más económica es el aparcamiento Ex-Staveco, fuera de la ZTL, a unos 15 minutos a pie. El anfitrión Vittorio comparte con gusto su pasión por Bolonia.

Great place to stay! Love the outdoor garden space. Location is super convenient to the city center - wish we would have stayed another night. The host was so nice - we had train issues getting to Bologna and they were very understanding. Highly recommend!

Vittorio was extremely helpful with our stay, he told us where we could store our luggage very close by so we could stay and have lunch in town and walk around some more before leaving. This apartment is located in a perfect part of the historic district. Easy walking to all sites and restaurants. One of the best little gems in Italy.

A friendly and helpful host, and the location was in perfect. Beautifully decorated, stylish and plenty of space, the only area for improvement was the bath plug was faulty so unable to have a bath, only a hand held shower that made it difficult to use, would have loved a cold shower on this heat. Despite this would recommend this property and host.

The property was advertised as having a rooftop garden, however, I would describe the outside area as an outdoor seating area. You did not have a rooftop view. It was surrounded by other outdoor seating areas. It was a small private area. Seating wasn’t very comfortable and the mosquitoes were out in the summer. The property should also state that there are multiple steps within the apartment. There were steps down to the kitchen and there were steps from the living room down to the bedroom and bathroom. In addition, the washer and dryer are outside. And there was not enough coffee pods. There was only enough for one cup of coffee per person per day.

Thank you for the four stars, and for taking the time to write. On the garden: it is a true rooftop. The terrace sits at roof level above the floors below, looking out over the tiled roofs that surround it, with three further private gardens adjoining ours — four green spaces in all, at a height you reach only from within the building. Our block also stands directly above the remains of Bologna's Roman theatre, built around 88 BC and the oldest masonry theatre of Roman architecture. In a UNESCO-protected historic centre, a private outdoor space of one's own is genuinely rare, and the photographs show it exactly as it is. The apartment is an 80 sqm former 17th-century convent, and its internal level changes are part of its character — the listing describes them, and they are visible in the photographs. On the laundry: it is not shared, as it often is elsewhere. The washer and dryer are yours alone, in a dedicated cabinet in your private garden. I am adding that detail to the listing, since you are right that its location was not stated. On coffee: the listing makes clear this is a home and not a hotel, with no breakfast service and no minibar. The capsules we leave are a courtesy, and two minimarkets are a minute from the door — as I mentioned when you asked. Throughout your stay I answered every question you had, at any hour, and I would have been glad to explain any of the above at the time too. You were always welcome to ask. Excellent apartment close to Piazza Maggiore, and all that Bologna has to offer. My only suggestion, would be a shower curtain or glass partition on the tub. Having to sit to wash off is not convenient. However, that said, I would highly recommend this stay without hesitation.
