Relax and enjoy all that Palm Springs has to offer in this brand-new luxury home featuring a private pool, views, a private community clubhouse with a resort-style swimming pool, a separate lap pool, an impressive gym, a yoga studio, and a dog park. Acres of olive groves with hiking and biking trails. A short jaunt to downtown Palm Springs shops and restaurants, close to world-class golf, hiking trails, the Living Desert Zoo, and so much more. Tesla rapid charger and 220V charging port for other electric vehicles.

To make the booking and registration process with the City of Palm Springs and the HOA easier. Please provide the following information after booking.

1. The Names and email addresses of all additional adult guests
2. The Make, Model, year, color, and license plate of the car(s) you'll bring over for access to the gate. If it'll be a rental car, please let us know.

The maximum number of allowed adults per community rules is 6. You can have an additional 2 children under the age of 12.

The pool heat is on-demand, meaning we do not heat it when it's not in use or when no guests are staying. It heats up about 3 degrees per hour, and it can get down into the 60s during the winter, so if you want it heated upon your arrival, please keep that in mind and notify us. For long-term stays, $500 of gas and electricity is included, and the renter pays for utilities above $500/month. For short-term stays, the charge is $100/day if pool heating is paid upfront for every day of the stay or $125/day if not. Most resorts heat pools into the low 80's we allow guests that pay for pool heat to heat the pool to the mid-80s. Please keep in mind in mid-winter, larger pools will have a hard time even reaching the mid-80s, and pool temperature is not guaranteed. However, low to mid 80's is generally common, even mid-winter.

We work with the top 3 pool cleaners in the desert; despite that, the desert can have high winds that can turn a perfectly clean pool into a dirty pool in 10 minutes or less. Please report, and we will send a pool cleaner as soon as possible. We also try to keep pool skimmers on-site at all of our homes. There is the possibility of boatman bugs in the desert; they are completely harmless but can fall from the sky. Generally, there's a chance for them in August and September. While they can be killed and removed when falling from the sky, they will return minutes after treatment. There can be sand storms in the desert. While we can promise a pool cleaner will clean the pool 2-3 times per week, we cannot control acts of god, nor are they grounds for cancellation. During the summer, starting late June until early October, the average pool temperature can be 90 degrees+ and reach up to 100. Most homes do not have pool chillers. It may not be comfortable to swim, particularly during the day during these months, and this is not grounds for cancellation.

City of Palm Springs Rules:
Please do not create excessive noise or disturbances or engage in disorderly conduct.
We ask you to please observe the following City of Palm Springs Rules and Regulations for Vacation Rentals.

NO outside amplified music is allowed; that includes music from a small cell phone or small portable speaker. No outside music at all.

 Amplified MUSIC is not allowed outside of your Vacation Rental unit. Music may not be heard at the property lines at any time of the day (that includes music coming from inside of the home). Please, don't bring the speakers outside. If your neighbors can hear music, you are in violation of the City Ordinance.

 POOL TIME is one of the most popular activities to enjoy in Palm Springs. Please keep voices and pool activities to a reasonable level. Continued and ongoing screaming for an extended period of time is one way to disturb the neighbors. Please be thoughtful.

 NIGHT TIME hours are between 10 pm and 10 am. Please consider moving indoors after 10 pm. If you choose to be outside, please be considerate of the neighbors and use indoor voices. Please remember our neighborhoods are quiet, surrounded by mountains, and voices can easily carry.

 A CALL from the neighbors to the City will bring the Vacation Rental Compliance Officers to your door. Our officers may issue you a citation if you exceed the allowed noise levels or if another violation is observed. So please, keep the noise down and be considerate of the neighbors. You may be on vacation, but other occupants in homes around your vacation home may not be.

Parking
We have a limit of 4 cars at this property; please park all vehicles in the driveway.

Please abide by the OCCUPANCY limits.

You must notify us of any visitors; if you have more people than are on the reservation at the home and security is called, you will be asked to leave immediately with no refund.

Day Time occupancy is between 10 am and 10 pm.

If you have gotten permission to bring a dog and paid a pet fee, Palm Springs requires that all dogs be on a LEASH whenever they are outside, except in the City's Dog Park. Also, we expect everyone to pick up after their pets. NEVER leave your pet unattended in a vehicle; it is illegal all year long. And just like at home, a barking or whining dog disturbs the neighbors.

While this will not apply to 99% of you, If the city is called comes, a citation and fine will be issued, and you will be responsible for paying. You must leave home without a refund if the city comes a second time.

Our number one goal is that you have a great time! Have a great time, AND avoid fines. Fines will be taken from your deposit.

Weekly housekeeping service is not provided. However, can be added at the guests expense upon request.

Pets are subject to owner approval and may or may not be approved. If they are approved a pet fee applies. Please inquire with breed, age, and weight of your pet prior to booking. No Cats Allowed.

Absolutely no smoking. Smoking fines start at $500

If you smoke fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests.

Cancellation policy and procedures

Our goal is to keep our prices as competitive as possible, in order to keep them competitive it's important that we avoid the losses that come from cancellations.

Owners of these properties depend on the income and last-minute cancellations result in lost revenue through vacancy and lower prices.

For those that don't like the risk that comes with cancellation policies, we strongly recommend you look into travel insurance. We can recommend one for you.

If you didn't purchase the travel insurance offered by the booking channel, or the one we recommend, you will likely not get any refund.

To ask for an exception to our policy you must first cancel through the booking channel. Exceptions are up to individual owners and are very rare. Your best chance is to ask for a credit to be used for a booking for the same property.

The credit can to be used within the window you cancelled. Ie. If you cancel 3 days before your stay and the owners payout is $4500, you didn't purchase travel insurance you may ask for a credit to be used to reserve the same property no more than 3 days before the drag you want to use the credit for.

Example request.

"I had to cancel because my kids are sick. I didn't purchase the recommended travel insurance. My stay is 3 days away. I'm requesting a credit for the owner payout amount to be used to reserve the same property 3 days before our stay. I.e, we want to stay August 23rd so I will make a request on August 20th if the unit is still available.

Thanks."

We will share this with the owner and encourage them to allow us to agree.

We're delighted to host you! Please follow these guidelines to help keep the home comfortable and welcoming for everyone. Rules relating to pools, spas, grills, pets, and shared facilities apply only where available. Your listing and check-in instructions provide property-specific details.
* Air conditioning: Keep the thermostat at 70°F or above. Lower settings can cause the cooling coils to freeze and interrupt cooling. Keep exterior doors and windows closed while the AC is running to help it operate effectively.
* Respect our neighbors: Keep music, conversations, and outdoor activities at a considerate volume, particularly around patios, balconies, pools, and shared spaces.
* Quiet hours: Observe quiet hours from 10:00 p.m. to 8:00 a.m., local time. Some properties or communities begin quiet hours at 9:30 p.m.; follow the hours stated in your property's instructions. No amplified outdoor music during quiet hours.
* Guests and gatherings: Stay within the occupancy limit shown in the listing. Contact us in advance about additional visitors. Parties and events are not permitted without written approval and must comply with property and booking-platform requirements.
* Gas grills and BBQs: Many grills have a gas timer. Review the operating instructions before use, never leave a lit grill unattended, and turn off the grill and gas supply afterward. Allow it to cool before replacing the cover.
* Pool and spa safety: Walk carefully around wet surfaces, supervise children closely, and keep glass out of the pool and spa area. Follow posted instructions and do not alter pool equipment, controls, or safety devices.
* Pool heating and amenity fees: Pool heating, spa use, and certain amenities may require advance arrangements and additional fees, as disclosed in the listing. Please confirm arrangements with us before use.
* Trash and recycling: Place bagged trash in the designated bins and follow the recycling instructions. If your property uses a dumpster, please take bagged trash there before checkout as directed. Do not leave trash outside the designated containers.
* Smoking and vaping: Follow the smoking policy stated in the listing. Where outdoor smoking is permitted, use the designated area and dispose of smoking materials safely.
* Pets: Bring pets only where permitted by the listing and approved in advance. Follow the property's pet requirements, clean up after them, and keep them under your control.
* Parking: Use designated parking spaces and observe any vehicle limits. Do not block neighboring driveways, sidewalks, fire lanes, or community access.
* Care for the home: Treat furnishings and amenities with care. Please return any moved items to their original places before departure. Only flush toilet paper, and keep grease and food scraps out of drains.
* Report issues promptly: Let us know about damage, maintenance concerns, or anything unsafe as soon as possible so we can help. Please do not attempt equipment repairs.
* Security: Lock doors and windows when leaving, and keep entry codes within your reservation party.
* Checkout: Follow the checkout time and instructions provided for your property. Dispose of trash as directed and check carefully for personal belongings.

Lost & Found Return Policy:
We are happy to assist with returning items left behind. A $100 refundable deposit is required before shipment is arranged. After the item is prepared and shipped, a $35 handling fee and the actual shipping charges will be deducted from the deposit, with the remaining balance refunded to the original payment method. Please note that return requests are subject to item recovery and availability. We are not responsible for carrier delays, loss, or damage once the package has been shipped.
