Keep it simple at this peaceful place right by Dania Peer . Only one step from the beach, the place will make you feel like home in a very quiet neighborhood.

Guests will enjoy the step away of the Beach, Fort Lauderdale-Hollywood airport, Super Sea Deep Sea Fishing for a wonderful fishing day, Small walk away from restaurants.
Go for a walk along the canal or cook a nice bbq when your family will enjoy our heated pool.

Misrepresentation : If false information is provided to landlord/landlord’s agent in order to induce the landlord to enter into this Agreement, such misrepresentation is cause for the landlord to terminate this Agreement and all advance payment, deposit, and/or rental money will be forfeited. If said falsehood is discovered before check-in, the party will not be allowed to check in.

Stove : Tenant is advised that the property contains an electric stove and cook top, and will seek help from management if the proper operation of such items is not fully understood.

Inspection: The Landlord and/or its agents/representative has the right to enter and/or inspect the premises with 24 hours prior notice by email, telephone or in person. Agents include, but are not limited to, workmen (e.g. plumbers, electrician, etc.). Tenant agrees not to deny access. Denying access is a material breach of this lease.

Termination : The Tenants shall vacate the premises at the expiration time and date of this agreement. Should Tenants materially violate any of the terms of this agreement, the rental period shall be terminated with appropriate notice.

Telephone Service : There is no telephone service in the unit. A tenant cell phone would be required to call 911 or the house manager

Maintenance: The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Should there be a problem with the functioning of the air conditioning, refrigerator or any appliance, the tenant will notify te landlord/landlord’s agent immediately. The tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition.
.Failure to abide by this rule is a material violation and may result in a termination and a claim on your deposit.

Trash Disposal : The Tenants shall dispose of all waste material generated during the rental period in a lawful manner and put in the trash located outside of the property. Tenant is not to leave trash outside the unit door.

Damages : The Tenants shall pay for any damage done to the premises over and above normal wear and tear. The Tenants agree that the Landlord shall deduct costs of said damage/repairs from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.

Pets : We have allowed the tenants of two small dogs for her stay. Tenant will be FULLY responsable of her pets and will be responsable of any fees relted of braking idems and will be charge despite of the security deposit if needed.

Sub-Letting : The Tenants shall not sublet the rented unit.

Maximum Occupancy/Wristbands: The Tenants shall have no more than ___4___ persons reside or sleeping on the premises. ALL INDIVIDUALS STAYING IN THE HOUSE MUST BE REGISTERED WITH Mrs. VICKIE DEMERS PROPERTY MANAGER PRIOR TO THEIR ARRIVAL.

Conduct : The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be deemed a material violation and grounds for termination of this agreement. Quiet hour starts at 10 PM and Pool and outdoor noise should be kept to a minimum.

Pool :.. WE WILL NOT BE RESPONSABLE OF ANYTHING HAPPENING INSIDE OR SURRONDING THE POOL.
It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool. Tenant agrees to have a responsible adult supervising minors while they swim in the pool . Tenant is hereby notified that the pool can be dangerous and tenant accepts fully the risksinvolved. Tenant is further notified to be cautious when in close proximity to pool. There are no rails to prevent a fall into the pool.

Smoking : There shall be no smoking inside the premises. Smoking is not permitted in the apartment. Smoking is a material violation of the lease.

Items Provided : Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by the Landlord’s family. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the Tenant. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Tenant arrives the Tenant is free to use them.

Indeminification : The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord and their agents against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury , loss or act of god / pandemic. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.

Attorney’s Fees and Costs : Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord in enforcing this agreement. If landlord prevails in any court action to enforce this agreement or to defend this agreement, Tenant agrees to pay all attorney’s fees incurred by landlord.

Temporary Occupancy: Tenants expressly acknowledge and agree that this Agreement is for transient occupancy/vacation rental of the Property, and that Tenants do not intend to make the property a residence or household. Tenant may not use the address of the property as a permanent address.

Power Otages : We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.

No Refunds : There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions or any other unforeseen occurrence, including acts of god, civil unrest, work and family emergencies, covid-19 restrictions or other commitments.

Firearms/Hazardous Material : No firearms or explosives of any kind shall be allowed on the premises. Tenant agrees that Fireworks and other hazardous materials shall not be stored, or used in or around the property.

Prohibited Uses : Tenant shall use the property for legal purposes only. Any other use, such as but not limited to, illegal/unlawful drug use, abuse of any person, harboring fugitives, etc. shall be a material violation of the lease and cause for immediate termination of this agreement with no refund of rents or deposits. Tenant may not use the property for any business, professional, unlawful or hazardous purpose.

Smoke Detector : The property has smoke detectors installed and they are functioning properly at the time of rental. Tenant will notify management without delay if a fire alarm “chirps” or has a low battery condition.

Doors : Tenant/s is/are to lock all doors when tenant leaves the unit.

Laws : The Laws of the State of Florida shall apply to this agreement. This lease shall not be recorded.

Other Property Owners : Landlord and/or Landlord’s agent is not responsible for actions of other property owners.

Enforceability : If any part of this lease is determined to be unenforcaeble or contrary to law, the remainder of the lease shall remain in full force and effect.

Waiver of Jury Trial : All parties agree to waive a trial by jury in the enforcement of this agreement.
Carbon Monoxide : Tenant is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one.

Security : Tenant shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so.

Valuables : Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer
than 6 months they shall become the property of the Landlord. The Landlord shall not be held liable for the condition of said items.

Cable TV : Smart TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.

Internet Services : High speed wireless internet is provided under this agreement and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to wifi service.


Rental Rules : If attached, Tenant/s agree/s to abide by the Rental Rules at all times while at the property and shall cause all occupants and anyone else the Tenant permits on the property to abide by the Rental Rules while at the property.
