If you are looking for a one-of-a-kind, newly renovated + spacious downtown destination then look no further! This freshly renovated office building is now the host of 3 brand new STRs. With all of the amenities and comfort of any modern apartment, this Airbnb will make you forget you are staying right in the heart of Downtown Jacksonville.
This is an urban area. Please be comfortable with this type of neighborhood if you book this property.
The Space:
This is a converted office building and the space includes 3 total apartments and a business. The walls are shared with other apartments so you may occasionally hear some noise from the neighbors.
Guest Access:
You will have access to the entire apartment. The walls are shared with other apartments so you may occasionally hear some noise from the neighbors.
The Neighborhood:
This apartment is located in the downtown Jax area, it's a converted office building and is in close proximity to stadiums, downtown bars and, nearby 5 Points in Riverside. It's located on the intersection of N liberty St and E Adams St. The access to the front door is on the street level, so some windows and doors are facing the sidewalk. While we do have blinds in unit, there is foot traffic on the sidewalk just on the outside of the unit.
Please note that this building is located in an urban area with a highly diverse population. The guest should expect to encounter typical urban experiences such as traffic, some trash, and homeless people. We do our best to maintain a safe, secure facility but we unfortunately cannot be responsible for guest experiences outside the building structure. If you are not comfortable staying in an urban environment then we advise you book one of our other units in a more developed / less urban location.
Getting Around:
Parking lot located on the East side of the building. Please try to park in spots marked with a '2'.

PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.
We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
This property is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.
We do charge a pet fee of $40/night per pet that you bring with you. This reduces to $150/week per pet and $300/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***
All guests have access to the common areas of the property (front porch, laundry room, backyard).
If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.
If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.
***Parties/Events of any kind are strictly forbidden at this property. If you host a party/event/gathering at this property we will levy a $1000 fine.***
We provide a grill for guest use at the property but ask that you clean it after use.
*Not cleaning it will result in a $50 cleaning fee on top of the existing fee.*
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $400 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
***Smoking is strictly forbidden anywhere on the property - the house, front porch or back yard***
If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
