Morning arrives quietly at this PGA West Stadium Course home - sunlight spilling across the fairway, the mountains rising in the distance, and the day unfolding at whatever pace you choose. Evenings bring their own rhythm: the crackle of the fire pit, the warm glow of the pool, and the easy comfort of a home built for people who want to actually be together.

Living space
Spread across 2,530 sq ft, this 3-bedroom, 3.5-bath home sits directly on the 18th hole of the Stadium Course within PGA West. The open living area is anchored by a comfortable sectional and a 75` TV, with large doors that slide open to connect the interior to the patio. Upstairs, a loft adds a second hangout zone complete with shuffleboard, Ms. Pac Man, another TV, and a piano - a versatile space that works as a game room, lounge, or overflow retreat.

Sleeping arrangements
The primary suite offers a King bed, dual-sink en-suite bathroom with walk-in shower, and direct access to the pool area. Bedroom 2 has a King bed, and Bedroom 3 has two Double beds.

Kitchen & dining
The kitchen is set up for real cooking - stainless steel appliances, a 6-burner gas range, double ovens, and a Keurig coffee machine to start the morning right. A dining table inside and a dedicated outdoor dining area give you flexibility for every meal, from a casual breakfast to a full group dinner.

Outdoor living
Step outside and you`re looking straight at the 18th hole, with lake and mountain views stretching beyond. The backyard brings together a pool, private hot tub (available year-round, open 24 hours), fire pit with seating, BBQ grill, outdoor dining area, sun loungers, a putting green, ping pong table, and an outdoor TV - everything needed for a full day and evening outside.

Entertainment & comfort
Inside, entertainment options include arcade games, mini golf, piano, ping pong, and a full Ethernet connection alongside Wifi. For comfort, the home has air conditioning, central heating, ceiling fans, and an electric indoor fireplace. Washer and free dryer are in-unit, and bathroom essentials, extra pillows and blankets, and ample clothing storage are all provided. A dedicated workspace is available if you need to stay connected.

Family & safety
A crib and pack `n play/travel crib are available for families. The home has exterior security cameras on property - a front door Ring camera looking at the walkway and a backyard camera looking over the fence to the golf course - along with smoke and carbon monoxide alarms, a fire extinguisher, and a first aid kit.

Location
Ernie`s Bar & Grill and the Stadium Course clubhouse are a short walk away. The Empire Polo Fields - home to Coachella and Stagecoach - is about 4 miles out. Old Town La Quinta, Indian Wells Tennis Garden, and additional golf courses are all within minutes, with quick access to Highway 111 and I-10 for Palm Springs and the wider Coachella Valley.

Guest access
Self check-in via keypad with a unique code issued for every reservation. Community amenities include a pool, shared gym nearby, bocce ball, and shuffleboard. Free parking on premises and free street parking available.

Check-in is after 4PM and check-out is at 11AM. Early check-in and late check-out may be available - no extra fee if we can accommodate. Cleaning is performed at the end of your stay; a mid-stay clean can be arranged for an additional fee. Pool heating is $50/day to reach 88°F (typically needed October-May; summer pool temps naturally sit between 85-95°F). Hot tub heat is complimentary. No cats; certain non-shedding hypoallergenic dogs will be considered at an additional fee. The home has HOA noise limit requirements - we recommend bringing your own Bluetooth speaker. We do not recommend shipping packages directly to the home.
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

AMEX Golf Tournament (Stadium Course): From mid-December to late-January, the American Express Golf Tournament will be setting up for its annual PGA golf tournament on the golf course adjacent to our property. This means that there may be obstructions and limited visibility of the golf course during this period. Please be aware that our vacation rental property is located on the world famous Stadium Course. We want to inform our guests that we have no control over and are not responsible for any renovations, maintenance, or construction activities that may occur on the golf course during your stay. These activities are managed solely by the golf course administration and may result in noise, changes in landscape, or restricted access to certain areas. We are located on but are not affiliated with the Stadium Course.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
