Austin Hill Country - Saltwater Pool and Rooftop Deck
Welcome to The Austin House! Located on 1.2 acres down a private driveway with mature trees and a gorgeous sunset view over the rooftop deck. The saltwater pool is heated for most of the year, with amazing privacy and hill country views on the greenbelt lot. The entire home has been updated - LVP flooring, gorgeous kitchen and appliances, inviting spaces, luxurious bathrooms. Located close to hill country venues such as Chapel Dulcinea, The Arlo, Salt Lick, vineyards, distilleries, and more!
Bedroom #1 - The primary suite offers views of the pool and backyard with King bed, comfortable chair, and smart TV. The master bath offers dual vanities, a separate tub, and a shower. There is also a large walk-in closet with iron and ironing board. Shampoo & conditioner, body wash, and hand soap provided and plenty of towels.
Bedroom #2 - Queen bed, closet, near guest bathroom
Bedroom #3 - Queen bed, closet, near guest bathroom
Front Room with Pull-out couch - Queen size mattress, extra pillows and sheets in closet
One dining area, a front open area with desk, and open living and kitchen area with gorgeous center island. Lovely views of the greenbelt lot and pool, backing up to Little Bear Creek.
This is a non-smoking property.
All beds have white linens, comforters, and an assortment of pillows. All bedrooms have ceiling fans.
The living room has a leather couch and two recliner chairs, as well as a 75" Smart TV with swivel mount. Fast gigabit Wi-Fi allows you to connect to all your favorite streaming providers.
Use of the indoor fireplace is not permitted due to liability and safety reasons.
In the kitchen, there is a full-size refrigerator and full set of stainless steel pots and pans, plenty of dishes, cups, and wineglasses. There are also plastic plates and cups for use outside. Glass by the pool is not permitted outside. Olive oil, salt and pepper, and more in the pantry as well as basic condiments in the fridge.
*Coffee bar* with coffee maker, coffee (regular and decaf) with cream and sugar.
The saltwater pool will be heated during most times of the year during warm weather. The pool will not be heated during winter months (December through February), as the pool will not warm up enough to maintain the temperature. Guests may not touch or tamper with the pool equipment.
Pool towels are provided, and we encourage you to bring extras.
6 guest maximum, including children. Any additional guests must be approved in advance, and we do not allow parties for insurance and liability reasons. Thank you for your understanding.
No pets on premises as the back fence is not enclosed. There is a $200 charge for any exception.
Three outdoor security cameras are installed by the front door, facing the driveway, and on the deck facing the pool. We do not regularly monitor the cameras, however, they are there for liability and security purposes.
Guest access
Guests have full access to the property except garage access. The space above the garage is accessible through the stairs to the rooftop deck.
It’s a safe, friendly neighborhood, so please drive slowly as there are often children playing outside, neighbors walking, and lots of deer.
There is plenty of parking in the driveway. You may park on the grass, but please don’t park in the grassy area behind the large rocks in the front yard, as it’s for our septic leech field.
The property is less than 1 mile to Chapel Dulcinea and the Wizard Academy, and less than 5 miles to Salt Lick BBQ, Fall Creek Vineyards, EVO Cinemas, Torchy’s Tacos, and many restaurants in the Belterra Village. Approximately 30 minutes from the Austin International Airport or Downtown Austin, and 20 minutes to Downtown Dripping Springs.
There is limited Uber/car service in the area. Private rideshare companies are available in the area.

This is in a dark sky community. Get ready for lovely evenings stargazing or hanging out on the deck by the pool.
The property is on a septic system. Only flush toilet paper. No oil or food down the garbage disposal. Please throw all food away in the garbage.
Please do not have packages sent to this address.
Unauthorized late checkout fee is $150.
Please be careful on the stairs to the rooftop deck and on the rooftop deck, and watch your head going up! The deck is fully enclosed, but please do not hang on the railings. We are not liable for injuries on our property.

When you drive up the hill to the neighborhood there are amazing views of downtown and the surrounding hills. There are deer and other wildlife, which make this place special, and gorgeous oak trees throughout the neighborhood and property.

This acreage is private and wooded, and the pool is surrounded by plenty of greenbelt spaces. There are plenty of areas around the pool for lounging, both in the sun and under the rooftop deck. Head up to the rooftop deck for amazing views or stargazing in the evenings.
