Design and Style
The space was thoughtfully designed by the host and her team, whose signature style has been showcased in all of the company`s previous properties. An open floor plan ideal for entertaining or relaxing.
Kitchen: Chef-style with stainless steel appliances, including a gas range stove and oven.
Dining: Seats 8 comfortably with an additional 2 seats at the bar
Living Room: Features a designer leather sofa, a stylish swing chair adding whimsy to the space, and a 65-inch HD TV.

Bedrooms: Four spacious bedrooms accommodating up to 10 guests.
Primary Suite: King bed, two night stands. A sleek, modern space featuring a plush bed with a bold headboard and ambient lighting.
Bedroom 2: Two Queen beds with chic décor, including a sophisticated pink accent wall.
Bedroom 3: A Queen bed, two night stands, built in work space with desk
Bedroom 4: Bunk bed with three Twin beds.
Bathrooms: Two full bathrooms with double vanities and spa-like walk-in showers

Utility Room: Includes a washer and dryer for guest use.

Starter Pack: Quality toiletries, toilet paper, paper towels, dish soap, and more.
Entertainment: Photo ready with Snapshot spot walls throughout, flat-screen TVs, wifi and streaming capabilities.
Kitchen: Bright white cabinetry, high-end stainless steel appliances, Keurig coffee machine and all necessary utensils and cooking tools.
Outdoor: Lush space with an in ground pool with a diving board, plenty of lounging and seating accommodations.


Guest Access:
⧫Full access to all areas of the main house and property during your stay
⧫Parking available on the driveway, limited to 2 cars with street parking.
⧫Garage is inaccessible for guests and is for private use only. Don’t park in a neighbor’s parking space as you may risk being towed
⧫Smart lock on the front door for easy access with a unique code provided
Other Things to Note:
⧫Refundable deposit fee required for most stays, typically ranging from $500 to $1,000
⧫Deposit serves as a holding fee, similar to a hotel deposit
⧫Deposit will be automatically refunded after your stay and is not an additional charge

Know before you go:
➔To comply with city ordinances and the party ban, a strict max occupancy of 10 guests applies (including visitors). Please inform us if you plan to invite guests, who should leave by midnight to avoid fees. Unapproved gatherings will lead to immediate eviction and deposit loss.
➔ The Jacuzzi takes approximately 4-6 hours to heat depending on the weather
➔The pool takes 4-6 hours to reach warm temperatures and up to 24 hours to fully heat. Here’s the fee structure for heating:
$125 per day if forecasted lows are above 60°F.
$150 per day if forecasted lows are between 50°F and 60°F.

➔ The yard is serviced on a regular weekly basis and this may fall on a day of your stay
➔ No smoking indoors.
➔ Quiet hours are 10pm-7am. Outdoor amenities may be used quietly until 11pm.
➔ Late check-outs may be requested within 24 hours of departure, but approval is not guaranteed and cannot extend past 12pm. Unapproved late check-out incurs a $300 fee.
➔ Outdoor grill available for an additional fee. Guests are asked to clean it after use; our staff will handle deep cleaning. Propane tanks are provided; if refill is needed, guests may exchange at a nearby store.

We have one security camera in the driveway, a Ring doorbell at the front door, and one overlooking the backyard pool. A Minut Alarm also monitors noise levels, alerting us if limits are exceeded. All exterior cameras are installed for the safety of guests and the property, and they will remain active during reservations.

Seasonal Pests Note
Texas is known for seasonal bugs. Even with regular professional pest service, you may occasionally spot insects (like ants, spiders, roaches, or flies). For that reason, refunds aren’t provided for pest sightings — but please reach out if anything seems out of the ordinary and we’ll help as quickly as we can.

Wear & Tear Expectations
This home has hosted many wonderful guests over the years. You may notice some normal signs of use, but we actively maintain the space to keep it comfortable, functional, and charming.

Payment / ID Verification Note
For reservations over $3,000, credit card payments aren’t accepted. Amounts above that must be paid through Zelle or another direct payment method. The name on the card must match the reservation and a valid ID, and any required selfie verification must clearly match the ID as well.
House Rules:
Please read and agree to all house rules before proceeding:

1. Provide the exact number of guests; unregistered guests are not allowed.
2. Failure to comply with the rules may result in the loss of your deposit or eviction.
3. This property offers self-check-in; please confirm your ability to check in as instructed.
4. Check-in time is at 4 pm, and check-out time is at 10 am. Early check-in or late check-out is available for a fee with prior approval.
5. Quiet hours are observed from 10 PM to 7 AM.
6. Packages or mail deliveries are not accepted at the property.
7. Smoking is strictly prohibited inside the house. Smoking is only allowed outside. A cleaning fee of up to $1350 will be charged for any detected smoking (cigarettes, vape, marijuana).
8. The use of narcotics is strictly prohibited.
9. The host is not liable for accidents or injuries that may occur during your stay.
10. Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11. Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12. Open flames, including candles or fireworks, are not permitted.
13. Maintenance requests may take up to 24 hours to address.
14. Groups of 6 or more guests must inquire before making an instant booking.
15. Local guests must request approval before booking.
16. Unauthorized overstays beyond the check-out time will incur fees.
17. Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18. Furniture should not be rearranged or items removed from the property.
19. An additional fee will be charged if the number of guests exceeds the reservation.
20. Lost items will incur a handling fee plus shipping costs.
21. No refunds will be provided for storms or if the property does not meet your expectations.
22. Tampering with cameras, detectors, or monitoring devices will result in a $500 fee.
23. Bugs may be present on the property, and no refunds will be provided for bug sightings.
24. Please treat the property with respect, as you would your own home. Use the code word `JOY` to confirm your agreement.

PETS

Pets are welcome with prior written approval. Pets must be disclosed in this agreement. The pet fee is $175 per pet per stay. Pet(s) need prior authorization and approval, there will be a per pet fee applied. Please inquire with any questions.

VERIFICATION AND INCIDENTALS:

To ensure compliance with legal requirements and building security, we kindly request the following during the reservation process:

-Provide a copy of your official government-issued photo ID.
-Confirm your contact information.
-Complete our verification portal, which may include a criminal background check.
-Please note that this information is collected solely for screening and verification purposes and is not stored or used for any other reason. -Additionally, all guests must agree to our Terms of Service governing the stay.

By completing the reservation, you agree to the following terms:

-You are bound by the terms and conditions of the rental.
-You acknowledge the requirement to provide a valid government-issued ID before check-in.
-You understand that a background check may be necessary as mandated by the property management or building, in accordance with the rental agreement and booking conditions.
-Your check-in instructions may be withheld until you have successfully completed our verification process.

INCIDENTAL HOLD FEE:

We also require a refundable incidental hold fee, ranging from $500 to $1,000 per stay. The specific amount depends on individual circumstances. This deposit acts as a holding fee, similar to those commonly found in hotels, and is not an additional charge. It will be automatically refunded to you within 3-5 days after your stay.
