Location, location, location! In warmer weather, connect to miles of mountain biking and hiking trails, golf, or fly-fish along the Fraser River. Day-trip to Rocky Mountain National Park and much more. Family-friendly, smoke-free rental with private hot tub, free WiFi, & 2-car garage. Under new management April 2024. Self check-in is managed via smart locks and a personalized code will be provided to you for check-in (no lockbox).

Situated between Rocky Mountain National Park (30 minutes) and Winter Park (30 minutes), this house offers the ideal retreat for family and friends. Relax on your choice of two patios with mountain views. Warm yourself at the outdoor fire table or indoor fireplace after a day of adventures (Lake Granby and Hot Sulphur Springs are each 20 minutes away). Fall Line Escape is pleased to offer whole house air conditioning (rare in the mountains) and is a comfortable home base for your visit to Grand County, Colorado!

This luxury 4-bedroom mountain home on two levels has an open floor plan, 2 outdoor patios, 2 living areas and a brand new outdoor hot tub. Main level (ground floor) bedroom with King bed, attached bathroom with glass-enclosed shower, two sinks, and walk-in closet. Living room has a gas fireplace, various board games, and a 77” flat-screen TV perfect for movie night after a day on the slopes. The fully-equipped kitchen has a gas range with griddle and large island that seats four. Opposite the island is a spacious dining table that seats ten. Sip morning coffee or hot chocolate on the East patio while warming yourself at the fire table. In the evening, soak your worries away in the hot tub on the North patio, enjoying the stars over the mountain range views.

The laundry room has a full-size washer and dryer.

Upstairs is the second primary bedroom with King bed, attached two sink bathroom with glass-enclosed shower and bench, and walk-in closet. Two additional bedrooms on the upper level feature a Queen bed in one room and solid Full over Full bunk set with Full size trundle in another room. These two guest rooms share a hallway bathroom with bathtub, shower, and two sinks. There is also a small loft area with a pull-out Queen sofa and 66” Smart TV.

All bedrooms have blackout shades and white noise machines (in the closet). An iron, ironing board, and hair dryers are also provided for your convenience. Upon request, a high chair, pack and play, and baby gates can be provided as well.

The house is stocked with paper towels, toilet paper, facial tissue, hand/body soap, shampoo, dish soap, sponge, dishwasher detergent and laundry detergent. In addition to high-end bed linens and towels, the kitchen has a coffee maker, cookware, bakeware, dishes, glasses, utensils, and small appliances (griddle, crock pot, blender, rice cooker and waffle maker) plus aluminum foil and plastic wrap. Dog dishes (stainless steel) for food and water, rubber mat, and dog towels are also provided as are a variety of board games and cards.

Other Amenities:
The Ranch House at Granby Ranch (5 minutes away by car) has a ping-pong table, foosball, outdoor pool (available year round), hot tub, and a fitness center with weights, treadmills, etc. Current rates for guests of Fall Line Escape: $10 for a Day Pass per guest (kids 8 and under are free). Simply provide a copy of your reservation with the address showing. Note that there is no pool at the property. There is only access to the outdoor pool at the above location.

- A Disc Golf Course is available during the Summer via chairlift access via day lift passes.
- Lift-accessed downhill mountain biking and cross-country trails available. (Requires
signed liability waiver and either a day pass or lift ticket purchase.)
- 30 minute drive to Grand Lake and the Kawuneeche Visitor Center in Rocky Mountain National Park
- 30 minute drive to Winter Park
- 20 minute drive to Hot Sulphur Springs
- 20 minute drive to Lake Granby

House Rules:
1. Please respect Granby’s quiet hours: 10PM to 7AM. Renter is responsible for all costs
related to noise violations received during their stay.
2. No events of any kind permitted at any time. Violations will result in immediate eviction and a $1500 fine.
3. Dog Friendly up to 2 dogs ($20 per dog, per night).
4. Only four vehicles maximum at this property (two inside the garage and two in the driveway). No on-street parking allowed at any time. Our HOA does fine and tow. Renter is responsible for any costs incurred.
5. Minimum 25 years of age to rent.
6. This house is smoke-free and vape-free. This is also a policy of Granby Ranch. By renting this house, you are agreeing to not smoke in this house. Damage charges will be filed if evidence of smoking is found upon check out. Please consider another property if you or your guests wish to smoke.
7. Owner is not liable for damages, loss, theft, or injury to guests. The supervision and safety of all children are the direct responsibility of Guests, Parents, or Caretakers of any child on the property.
8. No boats or trailers are allowed. This is HOA policy.
9. Dogs must be on-leash outside the house, per the HOA rules. Thank you for picking up after your dog and not leaving them unattended.

Fees Clarification:
When you review VRBO's price breakdown, it might be helpful to know that "Service fee" is the fee that VRBO adds to every booking (and is one of the ways by which VRBO makes money). "Host fee" contains any charges your host adds. For our property, that fee is composed of the cleaning fee (which goes entirely to the cleaners) and if you have a pet, the pet fee (currently $20 per pet per night). We do have an extra per person charge for groups over 10: currently $25 per person per night, up to a max occupancy of 14 humans (not including our pet guests). VRBO does break out this fee as "Extra guest". If you have any questions, please reach out to me directly as clarity, transparency, and good communication is important to me as your host.

Important to note-
Please rest assured that while there are internal sensors that monitor noise levels (in decibels) & cigarette smoking/vaping, there are no cameras inside the home or on the two patios. There are cameras at the exterior garage door, inside the garage looking out, & front door entry. Your privacy & security are important to us.

As we are a new build in Granby Ranch (2023), exterior landscaping is scheduled for our house and surrounding properties for the first two weeks of June. Please reach out if you have further questions.

Qué distingue a esta propiedad

The combination of ski in/ski out, pet-friendly, self check-in, air conditioning, and a main level bedroom (for those with minor mobility constraints) is more rare in mountain communities than we had realized (as we look for those amenities ourselves when travelling). This location in Granby Ranch is really wonderful as it's not so far from the Front Range (and a 2.5 hour drive from Denver International Airport) but has easy access for low-key skiing (Granby Ranch), more challenging runs (30 minute drive to Winter Park in the opposite direction of traffic), and 20-30 minute drives to Hot Sulphur Springs, rock-climbing out of Fraser, Rocky Mountain National Park, and two major lakes. The City Market (grocery store) is only a 10 minute drive away and we're a quick drive to two golf courses, fly-fishing the Fraser River, and lots of hiking and biking trails right outside the door. The stars (and night skies) are also pretty sweet to see on clear nights, away from the light pollution of larger towns and cities.
