Here's what you'll find:
LOWER UNIT
LIVING/DINING AREA:
- Leather sofa set and side chair
- Cable TV
- Dining table w/ seating for 6
- Sliding glass door to expansive front patio
KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOM #1:
- King bed; cable TV
BEDROOM #2:
- King bed; access door to side walkway
HALLWAY BATHROOM:
- Tub/shower combo; dual sink vanity
UPPER UNIT
LIVING/DINING AREA:
- Leather sofa set and side chair
- Streaming cable TV
- Dining table w/ seating for 6
- 4 barstools at nearby kitchen counter
- Sliding glass door to front ocean view balcony w/ chair seating
KITCHEN:

HALLWAY BATHROOM #2: Step-in shower; side door access to rear exterior stairway
LINENS:
- All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
OUTDOOR LIVING:
- Large front patio, front & back balcony
ATTENTION:
Because both units are not connected internally, parental supervision of children and any guests under 25 is mandatory at all times in both downstairs and upstairs units - especially overnight. Neither unit is permitted to operate as a "kids' room. It is a home and must have overnight parental supervision.

- 8 low-profile beach chairs
- ceiling fans throughout; heating
- hair dryer; iron/ironing board
- wood laminate flooring throughout w/ carpet in bedrooms
- propane BBQ grill
- Starter supplies: liquid hand/body soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 8 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts, along with their own personal toiletries/shampoo/conditioner)
DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.
LAUNDRY:
Coin-operated laundry facilities are located in a utility room along the side walkway near the rear carport area. Bring your own supplies and quarters.
PARKING:
3 covered carport spaces for mid-sized vehicle is provided with access from the rear alley. Garage height 82". General neighborhood street parking can also be utilized when spaces are available (metered, un-metered or pay-station). Parking along/behind the garage is not permitted.
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds and much more! Contact us for more information.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations of 30 nights or less) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
Check-in Time: 3 p.m. on the arrival date
Check-out Time: 10 a.m. on the departure date
