This is an outdoor sports enthusiasts & boaters paradise. Located inside a gated cul-de-sac, our rental includes one boat slip in the marina (walkable from inside the cul-de-sac, small boat registration fee payable directly to HOA), access to the walking pier over the lake, indoor & outdoor pools, pickleball & tennis courts, putting green etc. (HOA registration / resident pass may be required for some amenities). 5 Minutes to the Y shopping areas (i.e. Raley's market, Bevmo, restaurants, etc). 18 minutes to beautiful Emerald Bay and its hiking trails. 15 Minutes to Heavenly Village and the Nevada Stateline. Large triple-paned sliding glass doors on both floors provide spectacular lakefront views. 4 seat table / patio set, 2 loungers and 9' umbrella on outside deck along with newer Weber EX-325 BBQ grill. Roche Bobois leather sectional couch in living area with 50" Samsung Smart TV on pull-out bracket. Gas fireplace and bar area with separate sink. Completely remodeled kitchen with granite countertops, dining area pass-through and newer appliances. Bo Concept dining table with leather chairs. Downstairs bathroom with shower/tub combo and rainfall glass doors. Enclosed laundry room with washer and dryer. The master bedroom has a dramatic 2-story ceiling with dimmable recessed lighting, spectacular lake and mountain views, private balcony and 55" Samsung Smart TV on an extendable bracket in bedroom sitting area. Stearns & Foster luxury king mattress, motion sensor lit wall closets. Newly renovated upstairs Jack & Jill bathroom with combo shower/tub, Delta rainfall doors and Kohler shower set. Upstairs bathroom is shared with 2 smaller bedrooms that have one queen bed and two twin beds respectively. One dedicated outdoor parking spot and additional guest parking spots are readily available. Close travel proximity for weekend trips to Truckee, Tahoe City, Incline Village, Carson City and Reno, NV. NOTE: This Spring / Summer, all of the townhomes in our cul-de-sac are undergoing a complete exterior remodel which may cause noise &/or inconvenience tenants. I have no control over the construction &/or any delays, but our section, building #2 is scheduled to be completed by May 30, 2025.
THE FINE PRINT
Strict ordinances govern Lake Tahoe vacation rentals. This home cannot be used for any parties &/or weddings etc. Maximum allowable occupancy is 6 people and 1 car this Summer. The landlord has exclusive access to the 2 security cameras on the exterior front door and deck. Over-occupancy, excess vehicles &/or excessive noise at any time of day will result in guest fines up to $1,000 IN ADDITION to any fines assessed against the homeowner by local authorities. Failure to observe the NO PARTY policy will result in eviction. This home is located in a sound-sensitive neighborhood and is not suitable for large/noisy groups. No smoking &/or drug use allowed. Outdoor wood-burning fires and charcoal grills are prohibited per local ordinances. This property is not equipped with air-conditioning (not needed). All leases require credit approval and a minimum 30-day term.
NOTE: This Spring / Summer, all of the townhomes in our cul-de-sac are undergoing a complete exterior remodel which may cause noise &/or inconvenience tenants. I have no control over the construction &/or any delays, but our section, building #2 is scheduled to be completed by May 30, 2025. Landlord will deduct $499 cleaning fee from the security deposit when the tenant vacates the property. Longer term tenant preferred.
