Spacious Lakefront 4-bedroom house in Sevierville with private boat dock!
Escape to The Boondocks on Douglas Lake for a relaxing and fun getaway! This 4-bedroom retreat features 2 king beds, 1 queen bed, and 1 full bed, ensuring a pleasant stay for all guests. With 3 bathrooms equipped with showers and two jetted bathtubs, you'll have everything you need for a nice and comfortable stay. Our place will help you feel at home while traveling in Sevierville and the surrounding areas.
The main floor features two bedrooms and two baths, a fully stocked kitchen, and living and dining rooms that open to a spacious deck with lakefront seating, a table and chairs, a hot tub, and a grill. The deck leads down to a gazebo near the lake with more seating, and a private dock to bring your boat or rent from a nearby marina. The top floor is the master suite with a large closet, washer and dryer, ensuite bathroom with jetted tub, and separate shower. Enjoy the private deck off of the master bedroom with amazing views of Douglas Lake. The ground floor has a full day bed and a door out to the back stairs to the lake. There is no bathroom on the ground floor.
Nestled at the end of the cul-de-sac, this lot has excellent lake frontage with a mild slope. Enjoy over 30,000 acres of water right out the back door. The interior features vaulted ceilings, beautiful tongue-and-groove accent walls and ceilings throughout, solid wood doors, and a gas fireplace. It has an excellent outdoor space for entertaining and soaking in those lake views!
Attached 2-car garage is currently being converted to a game room with extra seating. Hoping this to be complete by Fall 2025. The property is conveniently situated with a short drive to restaurants, medical, shopping, and entertainment.
The roads leading up to the lakefront cabin are winding and narrow. The last mile of Kerr Road is very narrow with many blind spots, so please travel slowly and carefully. We recommend that only experienced drivers drive to and from the property.
Bring your own boat and dock it at the newly constructed private dock. Note that Douglas Lake is controlled by the Tennessee Valley Authority and typically the lake is lowered from mid September to early spring. Boats will only be allowed to dock when the water is at the optimal level. Please trailer your boats/kayaks/jet skis to the nearest public boat ramp (TWRA Flat Creek Access) located across Providence Rd. It has a single-lane concrete ramp with a small parking space. It is a free ramp, but the ramp is steep. Large boats are not advised to launch here. If you have a large boat, please trailer and launch near Douglas Dam at 1680-1698 Boat Launch Rd, Sevierville, TN 37876.
The Boondocks is about 13 miles from Dollywood (approximately a 30 minute drive with the mountain roads) and approximately 22 miles from Gatlinburg (approximately a 42 minute drive). Smoky Mountain Lakeside Resort is only a few minutes by boat and has public docking for their patrons, and about a 20-minute drive by car (10 miles). There are a few small stores within a few miles and a Food City Grocery Store approximately 9 miles away.
We suggest you grab your groceries on the way in, launch your boat at the public ramp and dock at the Boondocks, then relax in this recently renovated cabin and enjoy the vista! Enjoy the provided canoe and kayaks at your leisure. Please wear life jackets! There are no lifeguards at the lake, so swim, canoe, kayak and boat at your own risk. We ask that you please rinse off kayaks and canoe and place back in the racks once you have enjoyed using them.

Douglas Reservoir provides flood control across the Tennessee Valley. The reservoir stores melted snow and spring rains for release during the dry summer months for power generation and maintenance of navigable water levels on the Tennessee River. Water levels on Douglas Lake can vary 40 to 50 feet from low winter pool to high summer pool. The lake reaches peak pool (which allows for the dock to float) from approximately April through September, though this can vary.
Although built for flood control and power generation, today Douglas Lake is a major recreation destination attracting two million visitors a year. Twelve public boat ramps provide lake access. Fishing, boating, water sports, swimming, and bird watching are popular lake activities. As water levels drop during the summer and fall, shore birds, wading birds, and other waterfowl flock to Douglas Lake to rest and feed along the shoreline's shallow water. Birdwatchers enjoy the migration from late July to early October.
Anglers flock to Douglas Lake for catches of largemouth bass, crappie, bluegill, and catfish (channel, blue, and flathead). Late winter and early spring also provide excellent fishing for sauger, walleye, and white bass when they make their spawning runs to the reservoir's headwaters. Although most game fish sustain a healthy population, occasional stocking of smallmouth bass, white crappie, and sauger supplement their numbers.
A fishing license is required to drop a line in the lake for anyone over the age of 13. You can obtain this license in several ways:

Love this spot on the water and close to all that the Smoky Mountains have to offer. Secluded enough to escape the chaos but close enough to have tons of activities to do for all ages.

This property was purchased in fall 2024 and renovated and updated. The owners and property manager have a second home in the area and are frequent visitors and are focused on you having a fun and clean place to enjoy the area as much as they do. The property sits in a cove so it is quiet and relaxing but close to resorts by boat and many activities by car.
