Welcome to Beach Colony Resort East 12C, a luxury gated resort in Perdido Key, Florida. This stunning beachfront condo, located in the east tower, offers breathtaking views of the Gulf with floor-to-ceiling windows and a spacious private balcony, perfect for enjoying spectacular sunsets.

Inside, the open-concept living area is designed for comfort and style, featuring a dining table and a fully equipped kitchen with stainless steel appliances. The primary bedroom is a serene retreat with a king bed, private balcony access, and an ensuite bathroom complete with double vanities, a Jacuzzi tub, and a walk-in shower. The second bedroom offers two cozy full size beds, providing ample space for guests.

For added convenience, this condo includes an in-unit washer and dryer. Whether you're relaxing indoors, taking in the views from the balcony, or enjoying the resort's top-tier amenities, Beach Colony Resort East 12C promises a perfect beachfront
escape.

PARKING 2 free parking passes are included with the rental

This unit is pet-friendly. There is a $150 non-refundable pet fee for anyone bringing a pet. You must notify our office in advance if you will be bringing a pet. Anyone bringing a pet must adhere to the following rules:
• Pets must be 20 pounds or less.
• One pet is allowed per unit.
• Pets must be on a leash at all times.

There are not enough chairs on the balcony to be able to enjoy a meal outside or to sit and enjoy the view of the Gulf of Mexico. The property is supposed to sleep more guests than there are outdoor chairs.

This property has been ‘let go’. It is filthy. The condo was the dirtiest place we’ve ever stayed at. One bathroom shower did not work at all. The floors are pure filth! We never sat on the sofa due to uncleanliness & had to go & purchase clean wipes immediately after walking in. Can’t even put into words how dirty it was. No curtain whatsoever for privacy on sliding glass doors. We had to make our own attachment to hold the nasty king bedroom curtains closed. I wish we had known beforehand. Most miserable vacay ever.

I’ve escalated your reservation to our operations team and the owner for immediate review. Actions we are taking now: - Open a priority inspection of the unit to verify overall condition and the specific cleanliness issues you described (floors, sofa, showers, curtains/sliding-door privacy, and any other areas). - Schedule a full deep clean and re‑audit of the cleaning team for this unit; we will retrain staff and update our turnover checklist to prevent repeats. - Open priority work orders to repair the nonworking shower, secure or replace the sliding‑glass door privacy covering, and assess the sofa and flooring for required cleaning or replacement. - Review the cleaning and turnover records for your reservation and the last several turnovers to identify gaps in quality control. - Review your stay for appropriate compensation and next steps. Please send any photos, timestamps, or additional details via your Vrbo message thread so we can document everything and expedite the investigation. The kitchen was not a well-equipped kitchen as described. The pots and pans were random pieces, a plastic stained mixing bowl, etc. One would expect at least a beach decor feel with coordinating furnishings. This condo was drab with a hodge podge of living room interiors. Area rug and accent pillow very worn. Patio furniture had unmatching, uncomfortable seating. The view was outstanding and the patio was spacious. The condo needs some updates to justify the rental rates.

The good: dog allowed, condo size, linens cleanThe bad, carpet stains/ worn out. Only 3 spoons, not a sharp knife, condo is well worn, nothing special or new. Chipped plates, not enough kitchen utensils, cups, hairdryer did not work (LL told us they are not required to have in working unless attached to wall). Balcony furniture terrible and uncomfortable. If you have a small dog, its ok place to stay.

I’m sorry the unit fell short — the carpet stains/wear, limited and damaged kitchenware, lack of a sharp knife, non-working hairdryer, and uncomfortable balcony furniture are not acceptable. I’ve flagged each item with our housekeeping and maintenance teams for immediate attention. We’ll deep-clean or replace the carpet as needed, restock and replace utensils and plates, provide a working hairdryer, and update the balcony seating. We’ll also reinforce our inventory and cleaning checks to prevent this in the future.
