Six of us stayed here during the 2026 Albuquerque International Balloon Fiesta for our four night stay...Here are our pros and cons:The location was excellent for all of our planned activates. There was plenty of room for all. However, considering the price, we were somewhat disappointed as to the condition of the furnishings and house in general, especially the beds and linens. The towels were very well worn, and one bed in particular, we took the comforter and placed in UNDER the sheet to help overcome the bumps in the mattress. That said, when we did request, "glass" wine glasses, bottle opener, additional hand towels and pillow cases the host was on top of it right away and we appreciated that!The weather was surprising warm, so it was unfortunate, that although the pool was crystal clear, there was NO outdoor furniture for us to sit at and enjoy the beautiful blue skies of Albuquerque.

The house was large and spacious enough to accommodate our large party. And the property was close to several places in Albuquerque such as Sandia Peak, the casino, Old Town and downtown. The only setback was the house came with a pool and the pool was not ready for us when we arrived. However, the host was very responsive and got the crew out there quickly to clean it so we could use it a few days later.

This is a nice house with lots of rooms! Centralized AC made it quite comfortable, and the pool table was an added plus. The place was clean and comfortable. Sadly we found out upon arrival that the pool was out of service, apparently the pool maintenance service had not been taking good care of the pool and algae had grown on the bottom of the pool. The owner didn't find out until we arrived. We also had an issue with mosquitos that may have been caused by the pool not being property treated.I worked with the owner and VRBO and they offered us a partial refund. One mistake we made is we didn't notify VRBO within 24 hours of arrival so the VRBO guarantee was void. I am grateful to the owner that they still offered a reasonable refund for the pool being unavailable.

We gathered in Albuquerque, New Mexico, for a board meeting and expected a comfortable, safe, and well-prepared property, particularly given that members traveled from multiple states. Unfortunately, the stay did not meet these expectations.Several basic essentials were missing, requiring us to purchase items ourselves despite the cost of the stay. We also experienced ongoing issues involving a neighbor, including complaints over minor matters without clear communication, which caused unnecessary stress and required significant time coordinating with the property owner.Additionally, some board belongings, including cigarettes and a lighter, were not returned, and it remains unclear how these items were handled. We encountered multiple maintenance, housekeeping, and safety concerns, including an unusable bathtub, a flooding sink, insufficient cleaning supplies, very low beds, and bathroom safety issues such as the absence of grab bars and shower mats. A poorly visible step into the living room also presented a tripping hazard.Finally, the tone of the house policies felt overly focused on warnings and penalties, creating an unwelcoming atmosphere. Overall, the experience was disappointing, and we hope these concerns are addressed to improve future guests’ experiences.
