Inside, guests will love a themed game room with arcade games and pool table, open-concept living spaces, and a fully equipped kitchen perfect for group meals and gatherings.

Pool Heating:
Pool heating is available for $50 per night and must be requested and confirmed prior to check-in. Please note that the pool requires several hours to reach your desired temperature and, depending on weather and starting water temperature, may take the entire afternoon or overnight. Requesting pool heating in advance allows us to begin heating early so the pool is ready for your stay.

For your convenience, a Pack ’n Play and a high chair is provided at the property and available for guest use at no additional cost.

Comfortably accommodates up to 10 guests across four bedrooms:

**Master Suite:** Two king beds
**Green Room:** One king bed
**Pink Room: **One queen bed
**Blue Room:** One queen bed

The layout is ideal for families and small groups, offering both shared gathering areas and private, comfortable sleeping spaces.

NOTE: The home is surrounded by mature trees, which adds to the privacy and atmosphere. While the yard and pool are cleaned prior to arrival, occasional leaves are natural and may be present.

Guest Access & Support
You’ll receive a unique access code prior to arrival for easy self check-in and will have full access to the home and amenities in the backyard. Pool shed may be locked to protect pool equipment. We’re available every day from 8:00 AM to 8:00 PM by phone, text, or VRBO messaging. For your protection, we recommend keeping all communication through the platform. You can expect quick, reliable responses throughout your stay.

House Rules & Important Notes
To ensure a safe and comfortable stay for all guests, please review the following:

-Maximum occupancy: 10 Guests only (strictly enforced)

-Only registered guests are allowed on the property

-No pets allowed. Unauthorized animals or pets will result in a minimum charge of $500 plus any additional cleaning, damage repair, allergen remediation, pest treatment, or replacement costs incurred by Owner.

-Strict no-smoking policy. Smoking of any kind, including cigarettes, vapes, and cannabis, is prohibited inside the property. Unauthorized smoking will result in a minimum charge of $500 plus any additional costs incurred for odor remediation, cleaning, damage repair, lost rental income, and replacement of affected furnishings.

-No illegal drug use is permitted on the property

***Package & Parcel Disclaimer

While we understand the convenience of shipping packages to the property, we kindly ask guests to avoid doing so whenever possible.

Please note that we are unable to receive, store, monitor, or guarantee deliveries before, during, or after your stay. Hosts and staff are not responsible for lost, delayed, stolen, or misplaced packages.

Any deliveries made to the property are at the guest’s own risk. Please track shipments closely to ensure arrival during your reservation dates.

*** Pool Maintenance Schedule

Pool maintenance is scheduled every Monday and Thursday to help ensure the pool remains safe, clean, and properly maintained for all guests. Please note that this service cannot be declined. If your stay falls on one of these scheduled service days, our pool technician will need brief access to the outdoor/pool area to complete the service. Maintenance is typically quick; however, if guests are currently using the pool during servicing, you may be asked to briefly refrain from using it to allow the cleaning to be completed safely and properly for everyone’s protection.

Guests will also receive a platform message notification at least one day prior to the scheduled service as a courtesy heads-up. We appreciate your cooperation and understanding.

***Strict Occupancy Policy

Only the exact number of guests declared and included in the reservation are permitted on the property at all times. No additional guests or visitors are allowed under any circumstances. This policy is strictly enforced and any violation may result in immediate termination of the reservation without refund.

***Hot Tub Settings & Cover Guidelines
The hot tub is maintained at 90°F with the jets set to Low Speed when not in use. Guests are welcome to adjust the temperature during their stay; however, we ask that the hot tub be returned to 90°F with the jets on Low Speed when finished. To help preserve the water temperature, maintain cleanliness, and keep debris out, please keep the hot tub cover securely closed whenever the hot tub is not in use.

***Rental Agreement & Security Deposit: A signed rental agreement and a refundable security deposit are required for all reservations. The security deposit will be collected 2 days before check-in and released 2 days after check-out, provided there are no damages or house rule violations.
