- Poolside Lounge Chairs: Enjoy four outdoor lounge chairs on the pool deck, plus two additional loungers submerged in the pool for a truly relaxing experience. Just a heads-up: the pool is not heated.
- Dock Access: Ideal for fishing or just savoring peaceful water scenery with a cup of coffee.
- Grilling Area – Located next to the outdoor dining table.
Trash pickup is Monday and Thursday mornings. To make sure everything’s out on time, if your stay includes either Sunday or Wednesday, please note that someone will stop by to move the bins—he will only access the side of the house and won’t enter the home. Prefer to do it yourself? Just let us know 24 hours ahead!

1. No Parties: This home has a strict no-party policy.
2. No Smoking or Vaping: Smoking, vaping, and smokeless tobacco are prohibited both indoors and outdoors. Violations will incur a $250/day fee, plus remediation costs. Additional charges may apply for lost revenue due to smoke damage.
3. No Illicit Drugs: The use of illegal drugs is strictly prohibited on the property.
4. Noise: We ask that you keep noise levels respectful. A Minut sensor monitors noise levels, and if they exceed the limit, you’ll get an alert to lower the volume. Thank you for being considerate!
5. Guest Count: The guest who booked the reservation must be present at all times, and the number of guests (including children) must be accurate. If there are undeclared guests, a $100 per person, per night fee will apply. The host reserves the right to ask any undeclared guests to leave and/or cancel the reservation.
6. Security Cameras: For safety, the property is equipped with three outdoor security cameras that monitor motion 24/7. We’ve disclosed the camera locations in the listing. By booking, you acknowledge and agree to these measures. Please don’t tamper with or obstruct the cameras.
7. Parking: To respect our neighbors, guests may park up to 3 vehicles in the driveway. Parking on the street or in neighboring driveways is prohibited.
8. Firepit & Grill: Feel free to use the firepit and grill, but please make sure to turn off the propane tanks right after use. We ask that you follow safety guidelines to avoid any accidents. The host isn’t liable for any injuries.
9. Electronics: Please don’t modify or disconnect any electronics, including TVs, speakers, wifi, or lighting. If any changes are made, guests may be charged for repairs or replacements.
10. Water Fixtures: Please make sure all water fixtures (valves, faucets, showers, etc.) are turned off when not in use. This helps avoid damage and water waste.
11. Thermostat: Our thermostat is remotely monitored. Please don’t set it above 74°F or below 67°F to avoid damage to the HVAC system. If the thermostat is set incorrectly, guests may be charged for repair costs.
12. Pets: While we love animals, we can't accommodate pets due to the furnishings and to be considerate of future guests with allergies. Service animals are welcome if they meet ADA requirements and local laws. Unauthorized animals will incur a $500 fine and may lead to reservation cancellation. Additional fees may apply for any damage caused by animals. If any fur is found on furniture or bedding, an additional $ 250 fee will apply.
13. Cleaning: We ask that you leave the property in good condition. If the home is left unusually unclean (e.g., stained linens, leftover food, excessive trash), a $250 cleaning fee will apply.
14. Damages: Please treat the property with care. If any items are damaged, the cost of repairs or replacements will be charged. If damages affect future bookings, guests may also be charged for lost revenue.
15. Decorations: Please refrain from placing decorations, signs, or adhesives on painted surfaces. A $150 fee will be charged if any damage occurs due to adhesive use or repainting.
16. Pool & Dock Safety: For everyone’s safety, children under 12 must be accompanied by an adult (18+) within 3 feet of the pool or dock. All children must be supervised by an adult at all times. Guests swim at their own risk. The hosts are not responsible for injury or death related to the pool or canal.
17. Glassware & Pool: For safety, no glassware is allowed near the pool or canal. Please avoid diving or jumping into either the pool or canal. The host is not responsible for injuries resulting from non-compliance.
18. Bunk Bed and Carpets: The bunk bed is available for use, but please keep in mind that it’s at your own risk. The host is not responsible for any accidents or injuries that may occur.
19. Check-Out: To ensure a smooth transition for the next guests, we kindly ask that you check out on time. If you require a late check-out, please let us know at least 24 hours in advance, and we’ll do our best to accommodate you. Please note that if late check-out is not requested in advance, a fee equivalent to one night’s stay will apply. Guests who overstay may be asked to leave and will be charged for any lost revenue.
20. VRBO Terms: Any violation of VRBO’s Terms of Service or Content Policy is also a violation of these house rules.
