The Space:

Welcome to Gardenia, you will find a layout of the sleeping space below,



Upstairs Bedrooms:

1) Queen Bed, sleeps 2

2)Master Suite - King Bed, sleeps 2 (pack and play in closet) w/ Master Bath



Downstairs Bedrooms:

1) Bunk room - sleeps 4

2) Queen bed, sleeps 2

3) Queen bed, sleeps 2, a cabinet bed in the room, sleeps 2

4) Master Suite - King bed, sleeps 2 (pack and play in closet) - a twin day bed, and a trundle (sleeps 2) w/ Master Bath





Entering the mancave you will be greated with a ping pong table, shuffle board, Golden Tee arcade game, dart board. There is also a comfortable sitting area with couches and a table with a tv for your enjoyment. You will also find board games, card games and activities for the whole family.

There is also a second large refrigerator and small refrigerator with complimentary water. You will also find a small freezer with complimentary ice.



When you walk downstairs you will be welcomed by large windows overlooking the lake and pool with a large deck. You will have a great sitting area with a pullout queen sofa sleeper and a poker table & chips. There are plastic cups in the cupboards, these are to be used on the pool deck & the hot tub area, no glass is allowed by the pool or dock. There are beach towels provided for use at the pool & hot tub as well as some books, games and pool toys for the kids to enjoy :)



We provide a fully stocked kitchen are able to use any of the supplies in the closet off the kitchen, all items are complimentary. You will find things such as crock pots, insta pot, paper plates, etc.



Wake up in the morning and enjoy your coffee on the screened in porch off the kitchen where you will find comfortable chairs and a beautiful view of the lake. Adjacent to the screened porch you will find a large table and chairs for 10, for a wonderful dinner on the deck or an evening round of cards. The lower deck boasts a table with a bench and chairs as well as a smaller seating area with seats that swivel to enjoy the view with your favorite people.



Entering the pool deck you will find a large pool and hot tub serviced twice a week. Corn hold, floaties, toys, little kid life jackets and floaties. There are 4 loungers, low top table for 4 and a high top table for 4. There is a sound system (no use during quiet hours). There is also a cozy hot tub serviced twice a week to ensure cleanliness.



Finally, the dock. This dock holds two slips, 12x28 and 12x32. There is a large swim mat, noodles, floaties, chairs and loungers. There are 3 single person kayaks complimentary for use with a reservation, 2 large and one small as well as lifejackets.

House Rules & Booking Policies



🚭 Strict No-Smoking & No-Vaping Policy

This is a 100% smoke-free and vape-free vacation rental. Smoking, vaping, e-cigarettes, and tobacco products are strictly prohibited anywhere on the property, including inside the home, outdoor areas, decks, patios, pool area, gazebo, and driveway. A $250 violation fee will apply if smoking-related evidence is found, including cigarette butts, smoke odor, residue, or other remnants.



🎉 No Parties or Events

Parties, events, and unauthorized gatherings are strictly prohibited. Please respect the property, neighbors, and community during your stay.



🐾 Strict No-Pet Policy

Pets are not permitted on the property. If you are traveling with a service animal, required documentation must be provided and approved before your stay. A $250 additional fee will apply if there is evidence of an unauthorized pet on the property.



👤 Minimum Age Requirement

The primary guest booking the property must be at least 25 years old.



📄 Rental Agreement & Check-In Information

After booking, the primary guest will receive a text message with a link to the rental agreement. The agreement must be completed before check-in information can be provided. If the required agreement is not completed at least 2 weeks before the scheduled arrival date, the reservation may be subject to cancellation without a refund.



🏡 HOA & Community Rules

Guests are required to follow all applicable HOA and community rules throughout their stay. Any HOA violation that results in a fine will be passed directly on to the guest responsible. By proceeding with the reservation, you acknowledge and agree to these house rules and accept responsibility for any applicable fines or violation fees incurred during your stay.
