I booked this property after being completely transparent about my plans. In my initial inquiry, I explicitly stated that I was hosting a family BBQ for my boyfriend’s 40th birthday because the listing indicated that gatherings/events were permitted with pre-approval. The host continued communicating, discussed early check-in, accepted the reservation, and confirmed that we were “all set.”Days before our stay, the host suddenly claimed the BBQ had never been approved and attempted to reinterpret the house rules, despite the purpose of the booking being disclosed from the very beginning. The explanation shifted multiple times, from event approval to occupancy concerns, creating unnecessary confusion and stress. After reviewing the entire message thread, Vrbo determined that the listing rules were being applied inconsistently and that the host had overlooked the portion of my inquiry explaining the reason for the booking. The host ultimately offered a full refund, but only after we were forced to spend significant time resolving an issue that could have been addressed before the reservation was accepted. The property may be beautiful, but communication and consistency matter just as much as the photos. Future guests should obtain explicit written confirmation for any gathering or special occasion, even if you disclose it before booking and the reservation is accepted. My experience demonstrates that transparency alone may not prevent a last-minute dispute.
