This 4,200 sq. ft. 3-story mountain-modern home blends upscale comfort with rustic charm and was designed for families and friends to relax, reconnect, and recharge. Its central location puts you minutes from Snow Summit, Bear Mountain, Big Bear Lake, and The Village—without the hassle of navigating remote or steep roads. Boulder Luxe is not just a rental; it’s a thoughtfully curated home. To maintain its pristine condition and avoid the heavy wear-and-tear common in high-traffic rentals in Big Bear, we limit bookings—so if you’re lucky enough to snag a reservation, don’t miss out.

First Floor – Your Welcome Home
Enter through the main front door or the two-car garage (Tesla charger is provided in garage) into the first level of the home. Here, you'll find a spacious mudroom-style entryway to kick off your boots and settle in. The large laundry room is conveniently located on this floor, perfect for drying snow gear or freshening up beach towels after a day at the lake. This level is also your connection point to the garage for easy unloading and storage during your stay.
Second Floor – The Heart of the Home
Make your way up the staircase, where beautiful wood and metal art pieces featuring the wildlife of Big Bear line the walls, setting the tone for mountain luxury. On the second floor you'll find the Primary and Guest Suites, Living Room, Dining Room, Kitchen and Balcony.
• Primary Master Suite (Second Floor)
An oversized sanctuary with a plush king-size bed, gas fireplace, and a serene cozy corner with chaise lounge and standing lamp—ideal for curling up with a blanket and a book. Step onto your private balcony for sweeping mountain views and fresh alpine air. The en suite bathroom offers a stone walk-in shower, soaking tub with bath tray, double sinks, vanity and complimentary spa amenities like makeup remover, lotion, shower steamers, hair dryer and plush robes (to use during your stay).
• Guest Suite (Second Floor)
Perfect for a couple or family, this suite includes a king bed, full-size daybed, and twin trundle. It also features a Samsung Smart TV and a private en suite bathroom with shower/tub combo and full amenities, including shampoo, conditioner, shower gel, hair dryer and makeup remover.
• Main Living Room (Second Floor)
With vaulted ceilings and large windows that bring the outdoors in, the living room includes a cozy stone fireplace, luxe furnishings, high bar table seating, Samsung smart TV and Sonos sound system, in a space that has seamless flow into the open dining room and kitchen—making it perfect for large gatherings.
• Gourmet Kitchen & Dining
The fully equipped chef’s kitchen with high-end stainless Thor and Zline steel appliances, double ovens, gas range, large island with seating for five, features a spacious refrigerator, dishwasher, built-in microwave drawer that opens and closes with the touch of a button, wine fridge, and a 6 gas range with a vent hood. You'll also find a coffee maker, bartender tools, toaster, and all the cookware, bakeware, utensils, and serve ware needed to create meals as simple or as gourmet as you like. The dining area comfortably seats 10.
•Outdoor
Step out onto the main deck/balcany and be greeted by stunning views of the natural boulders and the slopes beyond. From here, you can also access the outdoor area among the boulders which provides the perfect setting for exploration and adventure, allowing you to immerse yourself in the beauty of the surroundings.
Third Floor – Sleep, Play, and Recharge
The third floor is your private oasis for entertainment and recreation. At the top you'll find the third and fourth bedrooms, each with an en suite bathroom and a second living space known as the California Republic Game Space.
• Olive Room - Third Bedroom (Third Floor)
The Olive Room is a serene and spacious retreat. It features two comfortable queen-size beds. The room is adorned with soft, earthy tones that bring a calming, natural vibe. With an en suite bathroom, guests can enjoy added privacy and convenience. The bathroom is well-appointed with a vanity, and a selection of premium toiletries, ensuring a rejuvenating experience.
• The Bunk Room - Fourth Bedroom (Third Floor)
Bedroom 4 is made for fun, with two full-size bunk beds, an ensuite bathroom, desk with monitor for gaming or remote work, electronic dartboard, pouf ottomans, and plenty of space to unwind.
• The California Republic Game Space
The California Republic Game Space caps off the third floor with a comfy sectional, 65" Smart TV, Xbox One with remotes, 2-person retro arcade machine, shuffleboard, and board games galore—from poker to Big Bear Monopoly. It’s the ultimate hangout zone for all ages.
Respecting Property Boundaries
Our outdoor area is open and not fully enclosed by a fence. Please be mindful of neighboring properties and observe any “No Trespassing” signs. We kindly ask that all guests respect the privacy and property lines of our neighbors—thank you for your understanding!
City and House Rules:
The City of Big Bear requires the responsible party(ies) to sign the “Good Neighbor Policy”. We’ve also included a "Guest Agreement" that outlines important house rules and key provisions — including details about power outages, weather conditions, and other considerations — to ensure you’re fully informed before your stay. We’re committed to transparency and want you to feel completely prepared and confident for your time at Boulder Luxe Estate.A docusign email will be sent out after booking and electronic signature is required to be completed no later than 48 hours prior to arrival.
Occupancy & Parking: Occupancy and parking limits are set by the City of Big Bear Lake and strictly enforced.
Maximum Occupancy: 16 guests total
(Up to 12 adults max + 4 children under the age of 18)
Parking: 4 vehicles maximum (2 in the garage + 2 in the driveway) ➔ Street parking is prohibited 24/7 and may result in a $500 fine.
Noise: Per city ordinance, amplified music must not be heard beyond the property line at any time. No amplified music allowed outdoors at any timeI.
Quiet hours are from 10:00 PM to 7:00 AM. ➔ Noise violations may result in a $500 fine.
Pets: We love pets, but this home is pet-free. ➔ A $250 cleaning fee will be applied if an animal is brought inside home and guest will be evicted without a refund. No pets are allowed inside the home or on property. ➔ Please note: Per city ordinance, incessantly barking dogs at the property may also incur a $500 fine.
Trash: Per city ordinance, trash and refuse must not be left at the property.
Trash bins are located in the garage for convenience during your stay.
After checkout, please take all trash to one of the City of Big Bear Lake’s Clean Bear Sites: 41970 Garstin Dr. (closest to home) OR 39690 Big Bear Blvd.
A $50 fee will be charged for any trash left on-site or not properly disposed of.
Smoking/Vaping: No smoking or vaping is allowed anywhere on the property.
Parties and gatherings: No party or large gatherings. May not exceed max occupancy.
No confetti of any sort is allowed in home. Any decorations used in home must be cleaned up prior to guest checkout .
Power & Utility Information
Public Safety Power Shutoffs (PSPS): During extreme weather, power may be shut off by the local utility for safety. Guests are encouraged to prepare accordingly and note that power outages can affect lighting, Wi-Fi, appliances, and heating/cooling systems.
Please note that Boulder Luxe Estate is not responsible for power interruptions caused by BVES, Southern California Edison, or any other utility provider. Refunds, reimbursements, or credits cannot be issued for stays affected by power outages, PSPS events, or related conditions beyond our control.
No A/C: Mountain homes often don’t have central air due to cooler climate. The home is equipped with 4 standing fans and 1 ceiling fan in the master suite bedroom.
Weather
Boulder Luxe Estate is not liable for weather conditions, travel delays, road closures, or driving conditions due to snow, ice, storms, or other acts of nature. Guests are encouraged to monitor local forecasts and road conditions before and during their stay, and to travel with appropriate vehicles and equipment for mountain weather.
Property Care & Respect
Guests are expected to:
Treat the home with care and respect.
Report any damages or issues immediately.
Leave the home in the same clean and undamaged condition it was received.
Unauthorized use or damage to items (e.g., furniture moved, stains, broken items) may result in additional fees.
We take great pride in creating a well-stocked, welcoming home for all our guests. We kindly ask that all items—including towels, kitchenware, games, electronics, and décor—remain at the property. If anything is accidentally broken or taken, please let us know. We understand things happen, and we truly appreciate your honesty so we can maintain the home for future guests. Missing or damaged items may result in a charge.
Host Liability & Right to Remove
The host is not responsible for guest injuries or lost/stolen items.
The host reserves the right to terminate the stay without refund if city rules or house rules are violated.
A $250 host dispatch fee will be charged if the host or emergency contact is required to visit the property for a rule violation.
