New Owners and New Updates!!!  This home, located in Massanutten Resort, is the perfect place to slow down and reconnect. The open floor plan provides room for your group to spread out. The main level features cathedral ceilings, a living room with a comfy sectional and a flat screen TV, kitchen, and dining area with seating for 8.  The huge basement level game room is equipped with a gas fireplace, air hockey, a basketball game, a reclining sectional sofa and a flat screen TV. The back deck leads to a spacious private yard, where a fire pit is available for guests. You will feel like you're deep in the woods and connected to nature, all while being here at Massanutten Resort, the ideal setting for your family's next vacation.

All linens for bedding, towels and washcloths are provided. Paper goods such as toilet paper and paper towels are provided. The kitchen is fully stocked with dishes, cups, utensils, cookware, microwave, and coffee maker. All you need to do to get ready for your getaway is pack your clothes, toiletries and food. A laundry room with washer and dryer are available for guest use. 

The driveway fits 2-3 cars.

SURROUNDING AREA Downtown Harrisonburg and James Madison University are 15 miles from our home. Explore the fantastic restaurants, museums and shops downtown. The Shenandoah Valley offers many attractions including caverns, wineries and breweries. The closest Shenandoah River access is only 10 miles from the house. Enjoy tubing and kayaking during warm weather. The Swift Run Gap entrance to Shenandoah National Park, Skyline Drive and The Appalachian Trail is only 15 miles away and offers excellent hiking opportunities.

This home is not affiliated with Massanutten Resort.  However, it is located inside the community of Massanutten and minutes from skiing, snow and grass tubing, ice skating, two golf courses, indoor/outdoor water park, mountain biking, ziplining, putt-putt, go-karts, tennis, swimming, fishing, parks and more! You’ll also have access to 30 miles of hiking trails.  Tennis courts are also located by the pool. Most Resort activities are available to our guests for an additional fee and should be booked online before your arrival, through TripForth's Ticket Link. **Please note some activities may sell out in advance, especially on holidays and weekends. We cannot guarantee access to the amenities and amenity closure/availability is not a refundable cancellation reason.**

This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations as well as federal and state laws and ordinances.

This is a residential community - please respect the community and the neighbors and know your nearby neighbors may be full time residents.

Quiet hours are from 10 pm to 8 am during which time the noise from the house shall not unreasonably disturb adjacent neighbors. 
No excessive noise at any time, as judged by MPOA or its assigned agents.

This home has designated parking (a driveway).  All tires must be off the roadway if parked on the road. 
Do not block fire hydrants.  
Do not park in front of another property.  
There is an overflow parking area if needed, located at 4007 Peak Drive, Massanutten.  
Buses, campers, and RV’s may not be parked at houses or along neighborhood roads. 
Parking rules violators may be subject to having their vehicles towed.

No open fires permitted in Massanutten. 
This is a high wildfire risk area!
Fires are strictly prohibited at this property except in the designated fire pit provided. 
A spark screen must be used at all times and the fire may NEVER be left unattended. 
Fire pit may not be used during quiet hours of 10pm to 8 am.  
Firepits and grills may be restricted during local emergency conditions.

No illegal substances are permitted at the home and open containers of alcohol are prohibited on any road or common area.
No smoking inside the house. Smoking in the house will incur a $750 fine. Smoking is allowed outside of the house, but all butts are to be cleaned up and safely removed.

Pre-approved dogs are required to be on a leash when outside.  
You must clean up after your pets.

All Trash must be taken to the dumpsters located at 4007 Peak Drive, Massanutten, at check out. 
A minimum fee of $75 will be assessed if trash is not removed. 
Trash may not be left outside the home as it will attract wildlife which could endanger you and damage the property. 
Trash should be removed regularly.

*This home is located in the woods. You will likely see insects (including some that fly) and arachnids. 
Please be aware they may come inside when doors are opened, especially when lights are on inside.
*Please note that package delivery is not available at Massanutten homes.
*Minimum age to book is 25. No exceptions.


***Pre-Approved Dogs are allowed for a $100 per-dog fee (plus tax), maximum of 2 dogs.

Pet Rules: 
- We are not able to host puppies under nine months old and/or any dog that is not housebroken. 
- Pet waste needs to be cleaned up promptly and disposed of properly.
- Must be crated when in the house alone.
- Stay off all furniture.
- Must have advance notice of pet on property.
- Cannot be left alone outside

Reservations must be canceled on the same calendar day they are booked, and TripForth must be notified before 5:00 PM Eastern Time to qualify for a full refund.

Administrative fees, travel insurance, and Flexible Cancellation Fees are non-refundable once a reservation is made. Reservations canceled after the same-day cancellation period are subject to the applicable cancellation terms.
