Shady Pastures! Relax in style at this beautifully decorated 3-bedroom, 2-bath home in The Village of Shady Brook! Located near Middleton and the highly anticipated Eastport Town Square for shopping, dining and (soon) FREE Nightly Entertainment, pet-friendly (one dog) retreat features a private, fenced backyard—rare in The Villages. Enjoy quick access to restaurants, recreation, and EXECUTIVE and CHAMPIONSHIP golf, plus a hybrid glass-and-screen lanai with flatscreen TV for year-round comfort.
Our goal is to provide you with all of the information you'll need during your stay at this wonderful home in The Villages. If you need any further assistance, we are available 24/7 by phone, email or text if you need anything or have any questions during your stay. We are a local management company and have local vendors to handle any issues that may arise. So, please do not hesitate to reach out if you need further assistance.
The Villages is a 55+ community and therefore has age restrictions for long term guests. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen (19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period. Additionally, neighbors are friends here and pay attention to each other's homes. Therefore, please do not be excessively loud past 9pm.
Guests are permitted access to the entire home, excluding locked areas for owner belongings and supplies. You'll also have access to nearby activities, entertainment and sports, if you choose to purchase a Lifestyle ID and explore everything The Villages has to offer.
The Villages is a GOLF CART COMMUNITY!! There are parallel roads for golf carts only. The Villages has an app where you can find directions to anywhere with the golf cart paths. It is truly a fun experience. The home you are staying in does NOT offer use of a golf cart. There are local vendors available to rent (with delivery) golf carts, if desired. Come live like a Villager and try it out for yourself!

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4x guests included; max 6x guests.)
Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.
Door Code Provided 48 hours before check-in date
Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.
Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker. Amazon will not always deliver to the house and owners / leasing agents are not responsible for any mail or packages.
Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.
Pet Policy: Dog is allowed with pre-approval only. Please send a message prior to booking to confirm your pet's stay. No Cats.
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.
Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
Golf Cart: Be sure to make arrangements ahead of time to have a rental golf cart reserved for your arrival.
