Sleeps 12 across 5 bedrooms (4 baths) — two king suites, a queen lake-view room, a queen lower-level walkout room, and a dedicated bunk room for kids. The vaulted, skylit great room frames the cove; a covered deck sits above the hot tub; and a wooded path slopes gently down to the dock. Modern, private, well-appointed, and peaceful.



The Space:

3,500 sqft across two levels with light hardwood floors throughout and a calm gray-blue palette.



MAIN LEVEL

- Great Room: Vaulted ceiling with skylight, electric fireplace, smart TV, and floor-to-ceiling cove-view windows.

- Kitchen: Gray shaker cabinets, granite counters, wall oven with microwave above, induction cooktop on the opposite counter with vent hood, dishwasher, French-door refrigerator with ice maker, and a coffee station. A second skylight brings light directly into the prep area. Bar seating for five.

- Dining: Open dining area between kitchen and great room.

- Suite 1 (King): Spacious primary with king bed, sitting area with sofa, ceiling fan, and ensuite walk-in tile shower with double vanity and brass fixtures.

- Bedroom 3 (Queen): Light-filled bedroom with queen bed, ceiling fan, and writing desk.

- Bedroom 4 (Bunk Room): Twin-over-full bunk plus an additional twin — sleeps 4. A kid favorite.

- Hall Bath: Walk-in tile shower with dual vanity, serves Bedrooms 3 and 4.

- Laundry: Full-size washer and dryer.



LOWER LEVEL (WALKOUT)

- Game Room: The Lake Anna's Dart Club with dartboard, board games, and a bar area with mini fridge. Walkout sliding doors lead to the covered patio and hot tub.

- Suite 2 (King): Lower-level king bedroom with sitting area, electric fireplace, ensuite walk-in shower, and direct walkout patio access.

- Bedroom 5 (Queen): Cove-view bedroom with mounted TV and sliding-door patio access.

- Hall Bath: Walk-in shower serving Bedroom 5.



OUTDOORS

- Covered Balcony Deck (main level): Screened section, lounge seating, and outdoor dining with cove views.

- Covered Patio (lower level): Six-person hot tub with lake view, lounge chairs, and café lights.

- Backyard: Wooded slope from the house to a stone path leading down to the water. Fire pit and BBQ grill.

- Dock: Private dock with boat slip on a quiet cove. Kayak provided for guest use.

- Garage (1-car) with EV charger. Driveway parks 3 additional vehicles (4 total).

- Craftsman front porch with stone columns and bench seating.



Guest Access:

Self check-in 24/7 via Schlage smart lock — code provided the day before arrival. Driveway parking accommodates up to 4 vehicles, with an EV charger available in the garage. Check-in 4 PM, check-out 10 AM.

The Neighborhood:

LakeLife Getaway sits on a quiet cove on the public side of Lake Anna in Spotsylvania County, just outside the town of Mineral. The cove is calm and protected, ideal for swimming, paddling, and tying up at sunset. The road is residential and dead-ends past the home, so traffic is minimal and evenings are peaceful.



Within a 15-minute drive: Lake Anna State Park (beach, hiking, picnic areas), Tim's at Lake Anna (waterfront restaurant), Anna Point Marina (gas, restaurant, store), and the Lake Anna Winery & Brewery loop. The town of Mineral has groceries, a hardware store, and several casual restaurants.



Getting Around:

- Drive time from Washington DC: ~1 hr 45 min

- Drive time from Richmond: ~1 hr

- Drive time from Charlottesville: ~50 min

- Nearest grocery (Food Lion, Mineral): 12 min

- Nearest gas station: 6 min

- A car is essential for getting around.



Other Things to Note:

A few property-specific notes for this home:

- Pets: maximum 2 dogs per reservation, 2 years or older, spayed/neutered, 40 lbs or less each. $250 fee per dog. Dogs must stay off furniture, with nails clipped before arrival and paws wiped on the way in. Owners are responsible for cleaning up outside.

- Security cameras: Ring doorbell at front entry and floodlight camera covering the backyard. No cameras inside the home.

- No smoking inside the home. Designated outdoor area only.

- Guests may not launch or retrieve jet skis or other personal watercraft from this property. The shoreline and yard are not suitable for launching or retrieving personal watercraft, and doing so could result in damage to the property or your equipment. Guests should use a nearby public boat launch for launching and retrieving personal watercraft.



**Additional Information:**

- All Guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.

- Quiet Hours are from 10 PM to 6 AM.

- 8 Adults Maximum

- Free Parking for up to 4 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed without specific prior approval.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 30 years old to book, and those under 30 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $30 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
