M301 is going "Green" by offering our unit with NO Air Conditioning. Together we can help save our planet by reducing our carbon footprint...one AC at a time. We have chosen to allow the gentle trade winds to breeze thru to keep our cool. There are ceiling fans and box fans throughout as an alternate.

Kaanapali Royal; with an unbeatable location right in the heart of the Kaanapali Resort.

Maui is repeatedly ranked 'Best Island' by readers of Conde Nast, and Kaanapali is THE destination on Maui. The fabulous beach, Black Rock, the hotel strip (not over-developed like Miami or Honolulu) - you name it, if it's desirable, it's all in Kaanapali.

The problem is that Kaanapali has become quite pricey for a beachfront Condo or hotel room, which is why the Kaanapali Royal is such a welcome alternative.

Without a doubt the Kaanapali Royal is the best value in Kaanapali, and this unit is one of the best priced on property! Located on the golf course within easy walking distance to the beach and Whaler's Village, with its great shops, restaurants and on the beach.

The best of both worlds! Close to the action yet quiet and removed. The unit is nice, and the grounds are beautiful. There is a large pool and jacuzzi with pool side BBQ's with tables & chairs. Also take advantage of the two tennis courts. The complex is gated with night security (Not that you need it). Parking is at a level grade under spreading shade trees. There is a parking fee of $154. This is payable directly to the front desk upon registration.

This unit is accessed by stairs onto the 3rd floor. And there are stairs inside leading up to the master bedroom. Imagine 1500 square feet of living space with an expansive lanai, sleeps four in beds and there is a pull/out sofa bed for one or two extra guests. With the trade winds we just open a window and let the natural breeze in. Spectacular sunset views into the Pacific from your master bedroom, living room and lanai. Imagine a week or more in paradise!

Fantastic condo and location.

We had an amazing stay at this condo. It's in an ideal location with beautiful views. The condo is spacious, well-equipped, and the view from the lanai was lovely. The beds were very comfortable. The pool area was great and our 3 year old had a great time at this spot. Communication with the owner was easy and they were very helpful and gave detailed info. 10/10 recommend!

Wonderful stay

This has been a fantastic place to stay for our family. We have a family of 5 and finding a hotel without having to book 2 rooms has become incredibly hard to do these days. Additionally, the prices to stay in this area of Hawaii even in a VRBO is quite expensive. I found this spot to amazing for the price and what you get for it. It has a beautiful view facing the ocean and we loved sitting on the balcony in the mornings and evenings. It has perfect space for 5 people (2 twin beds, 1 pullout couch and upstairs bedroom). Its a short walk to the beach and located to the ABC store and restaurants. The owners are very transparent about not having air conditioning. I took a chance, even though my wife cannot handle getting overheated, but they had lots of fans (we had 2 going upstairs, plus the ceiling fan) and the kids each had a fan in their rooms. While it does get decently warm at night, we had cool showers before going to bed and with the fans blowing it was not a problem for us. I would say, that if you absolutely cannot handle the fact it might be warm at night, and you need to sleep in cold conditions, then perhaps this is not the spot for you, but I would argue that if you stay here and then give it anything less than a 5 star review because you couldn't handle the temperature, then that is not a fair review. The owners were very responsive to our questions when we needed them for a few things. Thank you! I would highly recommend!!!

Amazing condo and location!

This unit was perfect for us! Even without air conditioning, the cross breezes made it very comfortable. The unit was very clean and well stocked. Excellent communication with the property manager both before and during our stay. Close to several beaches aside from the famous Black Rock beach. I would absolutely book here again.

Fans did not keep our place cool

Nice place cant complain but the fans and tranwidns breeze was a joke i would have payed more here to have the ac if i knew my place would be over 85 degrees inside very uncomfortable feeling

Just What We Needed

This place was perfectly placed and priced! Responses about property were prompt. We have been coming to Maui for more than 40 years. This place had a wonderful view and was comfortably stocked with necessary items. The trolly stopped close enough to the property that our kids felt comfortable taking it alone to the beach and Whaler's Village. Breezes were nice and fans are provided for those "hot bodies" in your group. We will return!

You can't beat this place!

This is the second time we've stayed here and will continue to come back each time we are in Maui. Awesome location, great vibe for adults and kids throughout the property, and the owner is super responsive and helpful. We love it here!

BUYER BEWARE

Overall I was unsatisfied with the booking of this property. Don't trust the reviews that state they were able to access the AC in this property. Despite my attempts to validate this with the owner in advance, the response from the owner was misleading and untrustworthy. The thermostat is padlocked and not able to be accessed. The owner was also slow to respond during our trip to my requests for support (~2 days to reply). Only book this unit if you don't plan to need mid-trip support and do not care about having access to AC.

Wonderful Experience

Location of the condo was perfect, nice walk to the big hotels, Whaler's Village and beaches. Communications with owner was excellent. Front desk reception lady was pleasant and plenty of parking. Didn't make it to the pool, but had a great view. View overlooking the golf course to the hotels and water was a perfect "10".

Close to the beach

Although the furnishings are a bit dated, the condo is in a great location- within walking distance of the beach, shopping and great restaurants.

Great place to stay

We liked staying here. One reason was because of the bedroom arrangement - masters upstairs and the other downstairs. The separation was great. Beautiful view! Very affordable.

Laura was wonderful to work with. She responded to emails in a timely matter. Was very helpful to my many questions. The condo was fabulous. Clean and stocked with what you need, towels for the beach, utensils for eating, cups plates and anything else you need while staying there. The location could not be any better. The view is incredible. Kehau who works at the front desk at the complex was so helpful and very friendly. We could have stayed forever. There were 6 of us staying there and never felt cramped. The walked to black rock was about 10-15 minutes. We barbequed, hung out at the pool and me and the boys learned how to play pickle ball. We would definitely stay here again.

Great retreat

Stayed at the property for 8 days it was everything that they said it would be , from the very beginning Laura was right on point with communication e-mailing detailed instructions , Very Clean, felt like home away from home. Would stay here again for sure the only downside to the trip was having to come home !! Thanks again Laura keep up the good work .

Great Location and View. Spacious Condo

Condo was spacious and had every amenity needed. It's in a great location, Good view of the Golf Course, the ocean and the Island of Lanai, easy access to Whalers Village and the beach. Close to shops and restaurants. Very quiet. My only advice is to verify with the owner a few days before you go the lockbox code and also ask for the code to the gated community and a phone number for the Island contact. We were locked out for over an hour because the code we were given for the lockbox was missing a digit and the phone number we had was not for the Island representative. The office is only open M - F 8:00 - 4:00 and we arrived on a Friday at 6:00 pm. Also note parking fee is $80 now, not $75. Even with those glitches I would stay there again. Once we gained access we loved everything about it.

Maui was fabulous, property really requires updating

The Condo is a great size but very dated . Views are spectacular! The owner really needs to see how worn out it is becoming, wallpaper peeling in the living room, faucets in poor condition and tile and carpet original and cannot be cleaned properly anymore.The bedding is stale and should be replaced. We would rent this property again due to the pricing and location.
