Place was wonderful, as described. Rooms were clean, kitchen was fully furnished with everything we needed. communication with owner and onsite staff was outstanding and we enjoyed our stay. Highly recommend!!

Wonderful place right on the beach. Very spacious with plenty of room to relax inside and out. Zoby was very welcoming and helpful, would definitely stay there again.

Wow! A beautiful property and the villa was amazing. It was my wife’s milestone birthday and the kids and I surprised her with this trip. She was overwhelmed with the beauty of the house. We saw iguanas in the day and ghost crabs at night. And the owners and concierge made the trip smooth with transports to and from the harbor as well as having our golf cart waiting for us at the house. And they were a wealth of knowledge providing lots of restaurant recommendations and insights for excursions. The concierge went the extra mile and decorated the house with Happy Birthday sign and decorations for our arrival. Great restaurant choices not too far way. Wish we could have stayed longer to enjoy the beautiful pool more and take advantage of the brand new tennis/pickle ball court. We miss it already.

This rental includes help from a concierge, Zoby - she was fantastic and provided answers to all questions we had. The location can't be beat - ocean front with makes for magical mornings with coffees and beautiful evenings with a glass of wine. The house accommodated our family of five very easily with plenty of room to spread out and still a lot of common space to share.

The villa was very clean & the view of the ocean was amazing. Zoby was incredible & was a huge help with reservations, excursions, etc. We happened to be there when the sea grass was at it's worst but the pool was amazing & we loved it. We snorkled the reef which was amazing, went to Secret Beach, did a food tour in San Pedro & took the water ferry to Caye Caulker. All were so much fun & not to be missed. All-in-all, we had a great stay! Since everything has to be imported to the island, food was rather expensive so be prepared for that. But so much fun!

The home is beautiful and spacious with comfortable beds. It is right on the beach and within steps of the pool area. The pool is unique and very well maintained. Overall the kitchen was nice but the dishwasher was broken so all dishes had to be handwashed. Not how you want to spend your time on vacation. Unfortunately the Sargassum seaweed was very heavy the week we were there and the smell was overwhelming. This made it unpleasant to sit outside and to keep the screen doors open to the breeze.

Fabulous Villa

Beautiful grounds, great staff, incredible views and fantastic villa!!! We thoroughly enjoyed ourselves and plan to return to enjoy it all once more!!!

Fantastic Getaway

We had a blast and loved every minute of our stay in this home. The service, location and property were top notch on all levels. Highly recommend to anyone contemplating a stay in Belize.

4 weeks in a villa overlooking the Caribbean Sea

We had a wonderful relaxing time. Eating, reading and generally chilling. Snorkeling, fishing and enjoying the local ambiance.

A Week in Paradise

We loved the Villa. Beautiful design and very spacious. Great place for family to spend quality time together. Loved the quiet location. Pool area is beautiful. Fantastic views of the palms and the ocean. The sea breeze made the weather perfect.

We absolutely loved our stay at this property. The house was even better than we expected and had everything we could possibly need. Carol and Mark were wonderful to work with. They quickly answered all of our questions and gave thorough and helpful recommendations throughout the process. We greatly appreciated the special attention they give their guests! The on-site management company, concierge and staff are amazing. They booked all of our excursions, dinner reservations and reserved our golf cart. This property has been one of our favorites - fantastic owners, stunning property and extraordinary people on site. We hope to go back soon!

Great Place to Stay in Ambergris Caye

This is a fantastic place to stay with family. The villa was incredible with a wonderful view. The communication with owners and property managers and staff was helpful and responsive and the place is even better than described. Highly recommend.

Beautiful home!

Well stocked home with lots of amenities, on site concierge and just really a beautiful property. It was peaceful and convenient to restaurants and Secret Beach. Would highly recommend a stay with family or other couples.

I think we were the only people in the property. It was perfect for me and my husband. It was quiet and relaxing. The golf cart was a definite plus, made it so easy to get around.

Great rental

We thoroughly enjoyed our stay. Home was perfectly situated, clean, and large. Owner and property managers were lovely and helpful. We had a blast. Highly recommend.

Fantastic Place to Stay

This property is definitely as advertised. Perfect in every way. Lupe and Nick are wonderful people and made us feel right at home. Love the location and the ocean and dock are wonderful. We will most certainly be back.

Everything about Seascape is first class. The house is perfect for a family. The pool is excellent. Management is responsive. You can’t go wrong with this rental.

From the weeks leading up to our stay the owners and concierge were amazing with communication. Our trip was great, amazing location and didn’t feel too far from really anywhere. Zoby helped book excursions and dinner reservations and they owners and Zoby gave us so many recommendations before arriving. Would definitely recommend this place to friends and family and would stay again!

Senior Graduation Celebration 2025

We visited Ambergris with our family of five plus one as a high school celebration in 2025. The property was clean and very well situated for access to local dives sites and several notable experiences. We went diving at the Blue Hole, snorkeling at Hol Chan, and sailing inside the reef. Secret beach was a hit with our young adult and teenage family members. The pool at the property provided a wonderful respite from the hustle and bustle of a weeklong adventure in Belize. We highly recommend this property.

Beautiful Belize!!!

This Villa was amazing and was a perfect location - half way from each end of the island. Pictures are super accurate - the place is gorgeous and right on the beach. The Villa comes with a concierge service which makes the stay even better. Lupe is a great help! Thank you for sharing your Villa with us.

Beautiful Belize Beachfront Home

We loved our stay at this home. The home is spectacular. Unbelievable views form every room. The home comes very well stocked and clean. Communication with the owners and the caretaker is excellent. Lots of small things included to make the stay extra special. The bedrooms all offer a feeling of privacy. I would highly recommend this home and would definitely stay here again!

Friends Getaway

We were a party of 3 adult couples. It was the first visit to Belize for 2 of our couples. We absolutely loved the location! Perfect for visiting the reef by kayak daily. Easy to get to San Pedro or go to Secret Beach! The house was very well stocked and had plenty of space for the 6 of us. The pool was great and used every day. The staff was attentive but not intrusive. We had a great vacation and would rent again.

Location, location, location

You have read from other reviews, the home, property and services are FANTASTIC! Why I titled this review 'Location, location, location?" It is perfectly situated to kayak to the reef for private snorkeling exploration and close enough, while being remote, to participate with civilization. I risk admitting this publicly...for fear of Mark and Carol's beautiful home being booked when I want to return! Thank you, Mark and Carol!
