Get away from it all with your fishing, skiing or paddle board friends in this one bedroom + loft, 1 bath log cabin (sleeps 4 very easily & built in 2005) along the banks of the San Juan River. Sixteen miles downstream from the town of Pagosa Springs situated where the mountains and the desert intersect with spectacular canyon views, this secluded property has access to approximately one mile of private trout fishing. Wood burning stove. No kitchen but toaster, coffee maker and BBQ available to grill your catch. Also no wi-fi and no tv; cell service is unreliable but local land-line calls can be made at no charge - enjoy being on the edge of the grid!

Relaxing & beautiful views
We had a very nice & relaxing stay at the cabin until the last day when the yard man woke us at 7:00 on the day we are trying to get packed up with dogs, etc.

As advertised… but they really mean rustic and remote.
Bummer this didn’t work out a bit better. Brett tried to warn me I’d need a 4 wheel drive vehicle. I’d imagine it’s fine in the summer as long as it doesn’t rain really badly. In the winter, this just wasn’t accessible enough and without wifi or cell phone reception, it just wasn’t a good idea for us to get stranded out there in the snow. If you read the rest of the reviews-there’s a whole lot of broken stuff too. Neither one of the burners works now. The place is ideal for dogs. It’s far enough away from the neighbors and the road that I’d be willing to go back. It’s quiet. I wasn’t a fan of the Queen/double bed in the bedroom—but we didn’t sleep there. Owner is as nice as he can be. I would have loved it if the weather had held up.

Cozy Cabin
Great views, and decent kitchen supplies for the very rural location. Well water. 1/2 sized fridge and large toaster oven and sink for kitchen appliances. Has 2 burners but we brought and used our own hotplate. Dishes for four. Bedding, towels, and minor cleaning supplies on premises.
Excellent wildlife viewed near and on-site. No one bothered us and the house is charming and relaxing. Water gets wonderfully hot and the little wood stove really heats up the whole cabin.
River water quality poor, so fishing was slow but was still fun and it was a great private spot to do other activities.
Would have liked the trail to the river to have been better cleared and marked for hauling supplies to and from but it had been raining and vegetation grows quickly. On the other hand, it made for fantastic bird and wildlife viewing.
Excellent stay. Great place for the money. Definitely coming back for my anniversary!

Overall the description is accurate. I wasn't prepared for how far it is from Pagosa Springs, but the description is accurate in the listing. There were no blinds or curtains to block out the sun, so it was hard to get kids down to bed early or to stay in bed past sunrise, but you can see from the pictures provided that there are no blinds.
The most pleasant surprise was the electric grill that we used to cook several meals, and that there were some kindling and branches already piled up for a campfire in the fire ring.
The most unpleasant surprise was that there was no access to the river that I could locate. I had thought that my children would be able to play (supervised) by the river, but the path to the river ended in a muddy swamp about 20 yards from the cabin. I'm still not sure if the path just needed to be cleared, or if the river was still high enough to make the path swampy and unusable, but it was very disappointing to not be able to access the river. While I understand that the water level of the river is out of anyone's control, the description of the cabin should probably indicate that river access is not always available. The owner told me that I could find access upstream or downstream on the road, but without knowing what was private property I wasn't able to find a way to access the river for my kids near the cabin.
I will also say that the owner's cell phone is long distance from the cabin, so there is no way to call him (since there is no cell service). There was a business card by the phone for a water service, and a very nice lady there agreed to pass on a message about an issue (which was taken care of quickly). It would help for the owner to have a local number, or a set of directions on how to relay messages without having to drive back to town for cell service.

A real nice tent!
The cabin setting and curb appeal is high! First disappointment is that fishing at that end of the river is poor -- way too much agricultural runoff in the water. The river had great fishing opportunities but no fish other than catfish with is an indicator of water quality. Second disappointment were the hodgepodge of uncomfortable furnishings and appliances that did not work (fortunately we are handy and got most functional). Overhead light was out and there was no real planning when providing electrical outlets. Best furniture were the porch chairs, and the Wood Stove worked great. We were warned to bring our own wood BUT there would be the first night's supply there -- it consisted of 1 log. Location sucked -- 16 miles south of town (not the problem) it is the 45 to 50 minute drive. If the fishing had been good it would not have been a problem.
All failed relationships are the result of failed expectations -- I wish the owner would put a little effort into this cabin and it would not only really be great, but it would be worth more dollar wise.
It was quiet, and we enjoyed it once we reconciled that we had a REAL NICE TENT!

Cute Cabin, but Poor Cleanliness
We arrived at the cabin to find that it wasn’t cleaned after the previous party stayed. Trash bags and dirty linens were in the tub with bugs flying around it. The bed they used was still dirty. Nothing was cleaned except for the new towels the prior party hung up for us. There is no cell service at the cabin and land line will not dial owner’s cell number. You have to drive ~8 miles back to town to have Cell service. We ended up finding linens in the closet and changed the bed and cleaned the cabin ourselves with the limited cleaning supplies there. We we to town the next day and contacted owner, he apologized and said the cleaning crew would be out in the morning To pick up trash and bring new linens and gave us the cleaning refund. If it was cleaned it would have been great. Private river access was great, kids loved fishing, tubing, and just playing in it. Other cabins are close, but not disrupting. We never saw anyone at the river. We brought our own propane grill, I believe cooking would be difficult if we had not. Over all the cabin is good, just needs more reliable people cleaning it.

Good, not Great
The cabin is cute And in a great location. I do realize this is a very low Maintenance situation but more details on description would have helped us. The river was not usable because of higher water flow, there were no utensils in kitchen items, and the water was smelly from sulfur it was hard to use. Power was out in part of the home and there was not enough bedding for all beds. We still enjoyed it, but it would have been better if we knew more before coming.

Rustic and Rural
This cabin is the epitome of off the grid. It is well appropriated with plenty of sleeping areas. The fridge is apartment size and that’s a little bit small for the rural location that you’re at. Remember this is Pagosa Springs Colorado, many water wells down stream from the deepest natural Hot Springs in the world will be sulfur smelling. Makes the skin soft…but is an experience. Bring drinking and cooking water. Wood stove for heat worked well in the mornings. Ceiling fan did not work for night time warmth.
It is a cozy place. Fun, rural, right on the river through the willows(mosquitos galore). Is 45 min to town. Mud is super sticky from the road after rain.
This is an awsome get away. We recommend!

The perfect house
This place is amazing . You can hear the river from the front porch . I walked my dog every morning and it was beautiful. Great place to stay . The beds are so comfortable. I don’t want to leave .

Cozy cabin in the woods
This cabin is on a beautiful and spacious property near the San Juan River. The hiking is absolutely stunning, and the valley was glittery and snowy during our visit.
The cabin itself is bare-bones, with a couch/day bed, upholstered armchair, and small kitchen table with four stools. The listing says there is no kitchen, but it does have cups, mugs, plates, a mini-fridge, and two burners. There are also a few chairs on the wooden patio. The beds were comfortable during our stay, and spare bedding was available. Bret was quick to respond to our messages. Thanks for your hospitality!

Beautiful view
Beautiful breathtaking view. Beautiful house,but the breaker kept going out and there was no way to reach the owner of the house due to no signal of the location of the house so half the time I was cooking with no light. There was some trash left from previous people that stayed, there is no washer/dryer. 2 rails on the stairs were half broken so we had to be carful going up and down.

Rustic Beauty
We arrived just after a snow storm. Cleaners did not make it in. The owner was gracious, and offered a refund and we find somewhere else to stay. Or we could clean it and we were offered a refund on the cleaning fees. We decided to stay and clean. Nice rustic cabin in a very beautiful place. The short hike to the San Jan River was just gorgeous. Colorado at it's finest! Keep the fire burning in the wood stove and you will be warm, plus we brought a portable heater for the bedroom. Seclusion, no internet was actually a perfect way to JUST RELAX!! Thank you Bret!

Perfect Remote Spot
It's remote and set on a gorgeous piece of land. It was exactly what we were looking for. Things were a bit dusty inside, but overall, the place was clean enough. It is in the woods basically, so a little dust was nothing for us. It was perfect!!
It was a short walk to the river, and stunning once we got there. We made it in time to see the tail end of the leaves changing.
If you're looking for something remote, peaceful & gorgeous, this is the spot.

Away from it ALL!
We wanted a peaceful getaway and that's exactly what we got. Before anything, a big thank you to the owner for promptly answering all our questions and providing every bit of information we needed!
This cabin is about 25 minutes from town, the dirt road section is well-maintained, and the owner's description is very accurate. We were pleased to discover an electric grill for making burgers on a day that was particularly windy. We used the toaster oven, electric 2-burner stove, and coffee maker too. The river is a short walk away and we also enjoyed the chairs on the porch with our two senior Border Collies.
All in all, we thoroughly enjoyed this property and would definitely consider coming back!

Rustic but not fungible
The description for this property is very accurate: it is rustic, basic, off the grid— a style that we appreciate and seek out (e. g. Eden Kingdom, VT rental). One of the burners of 2 burner stove smoked alarmingly, even after cleaning. We didn’t want to use it, due to the electrical fire-smell it threw off.
There is a small oven with no pans, only plastic handled pots. The coffee maker was broken (vacation in paradise without coffee!). We packed food to cook to avoid the pandemic, but the situation was really impossible.
Managed to cook one meal on grill— which was _filthy_ and took 2 scrubbings before food could be placed on it. Cozy fire pit had garbage left in it.
The bedroom and bathroom were clean and comfortable, still we abandoned the place after the second night.
This place could be a sweet spot, with some maintenance, better cleaning, and the addition of basic needs: pans that are metal or glass and can go in the oven; a working coffee maker; a stove, even just a two burner one—that works properly and safely.
