Family time

Everything was perfect. A really quiet area and can do lots of walks. The beach is a 15 minute walk.Saw some wildlife from the back patio. This was our second time here.

I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Ceiling in sun room and Baths are peeling. Power washing needed outside. Cable was not available to hook-up the 2 TV. No TV in master bedroom. Master bathroom is a joke. Gurniture seating was limited and extremely uncomfortable. Kitchen equipped poorly. Stove was nice. Light over gas grill was nice. Overall, the house needs updating if it is going to be rented. Not what I expected from a kiawah island rental. Very disappointed. ESPM should evaluate their rental properties better.

Marsh, Sky and Sand!

I've been to Kiawah multiple times and this is the first time I have stayed directly on the marsh. I also traveled with three folks who have never been.....the feeling was mutual...it was beautiful! Peaceful and magnificent views: dolphins and birds in the mornings, stars at night - so many stars! Location was convenient to the beach, golf, trails, shopping, restaurants. Overlooking the marsh made the location feel secluded even though there are houses right next door. House was great for cooking, game night, evenings and mornings on the deck. We would stay here again!

We thoroughly enjoyed our stay in Kiawah! We’ve been coming here for many years and the view of the Marsh from this house was spectacular! We also loved the location since it was close to Freshfields. The check-in process was one of the easiest yet.

First Kiawah Visit

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Our stay at this property was the most relaxing vacation we've had. This was our first visit. Our entire family had something to amuse and interest them from day one through the "too soon" end of the week. We golfed at Cougar Point, Turtle point, and the Ocean Course. We rode bikes on the paths, took walks, sat on the beach( a short bike ride). We cooked out on the deck, viewed the sunrise, and watched dolphins swim and feed in the marsh. The view from the deck was spectacular. We went into Charleston on two nights and had great meals at Hall's Chop House and Magnolia's. On Kiawah we ate at Jasmine Porch and Atlantic room and Tamasso's. Every place was as good or better than the others. In other words, It was a great vacation and the family wants to return next year.

A Lovely View

Overall, I do not recommend this vacation rental. Reviewer Comments: This home has a lovely setting and the marsh view is unbelievable. It is an older home in need of some TLC and deep cleaning. It did not dampen our spirits. The design of the home is different. You enter into the living areas (the sun room was a plus), and then the sleeping areas are downstairs. I don’t think I could recommend this property at this time. With a little upkeep, it is a lovely property. The management company was wonderful, no complaints with our stay at all.

Super location on marsh side of island

My husband and I stayed here for 4 nights in Nov. Great open layout in upstairs living/eating/kitchen area but home still has a warm, comfortable feel. Amazing marsh views along entire back of home. Kitchen is nice and large and well stocked. All bedrooms are downstairs, two are on back/marsh side of home with great views out of windows. We prefer a queen bed and stayed in that room, mattress is comfortable. Shared bath between queen bedroom and twin bedroom. King bedroom has private bath. Home is located close to first gate on a cul de sac. We commented many times on how quiet it was, inside and out. The first lookout tower is >5 min walk and you will notice the traffic noise increase as you walk that way. The house is tucked in in such a way to shelter it from those sounds, a blessing. It took us about 15 min to walk to the beach. It is an easy walk. The bike ride to beach was proabably 5-10 min. We would definitely stay here again. This little street is a hidden gem!

Peaceful & comfortable family vacation spot

180 Marsh Hawk was a great for our family of 6. The open floor plan affords amazing views of the marsh from all around. We saw dolphins going by on our last morning. You can bike or walk to beach access #10 in a matter of minutes (less than a mile). The floor plan is 'flipped' with all of the bedrooms downstairs. Well air-conditioned and quiet. All things related to the rental process were idiot-proof and ESPM & the property manager were extremely responsive to a couple of questions we had while there. While not advertised, there are fun amenities in the front shed (boogie board, skim board, some nice chairs). Thanks for a terrific week!

Great location, clean, but multiple amenities are in need of service/repair.

TL;DR PROS: quiet, comfy beds, great A/C, great views, proximity to beach, trails, golf... CONS: outdated amenities on lower level, broken dishwasher, leaky washing machine, freezer/refrigerator needs to be serviced (doesn't freeze!). While this was our first stay w/ ESPM properties, it was not our first stay on Kiawah Island (we've actually stayed at multiple houses on the same street). The house's location is great (very quiet, overlooks the beautiful salt marsh, a 10ish minute walk to the beach, close to the bike path and golf course) and it is perfectly adequate for a family of 4-5. Given the limited availability of rentals this year (and price increases...), we were totally fine w/ some of this property's outdated elements (the upstairs is fine, but the downstairs space, particularly the bathrooms, could use updating given the price point). That said, during our weeklong stay, several appliances did not work which was annoying. The dishwasher did not turn on, the washing machine leaked, and the freezer did not work adequately (it could make ice cubes but all other items would not freeze... ice cream was reduced to milkshakes! Nooo!). Given our stay at the height of tourist season, ESPM could not get a repair person in until a few days after our departure... I will say that ESPM was VERY responsive and even offered to have a person come to the house to do dishes, etc. due to the issues noted above. That said, we did not feel comfortable w/ random people in our "home" on vacation so we declined their kind offer. Basically, from a utilitarian standpoint, this is a wonderful property for a family (quite comfortable, actually). But if any of the above problems would be an issue for you, I'd recommend confirming that ALL appliances work prior to booking... In spite of the issues, we had a nice stay, but we'll look at other properties next time.

A Restful Stay

Quiet Family Getaway

Very pleasant getaway with our two kids. The marsh view was something to behold - we felt like we were on a birding safari of sorts gazing at the marshland expanse. Bikes made quick jaunts to nearby beach pleasurable. Thanks for a nice stay.

The house was clean and beautiful with everything we needed to enjoy our stay. The views were amazing. Renting the house was easy. Responses to questions I had prior to the stay were prompt.

Tale of Two Levels

Rating Details: The property manager was very helpful. The vacation rental was somewhat dirty. I was more than happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Highly recommend ESPM. Service was great. The owner was very kind in leaving us note and left a few special things to welcome us. The condition of the house upstairs was fine. Appliances were newer and the kitchen was clean. Love the view, but patio furniture is old and needs a good power washing. We would not stay here again because of the condition of the ground floor. All three bedrooms are on the lower level. The master bath has two toilets with a glass door shower between the toilets. Image if you are using the facilities and look across the shower to see someone else the other facility. Now you get the picture! Mattress were very poor quaintly with a two inch foam pad on top of each mattress. Would have removed the foam pads, but still sank into mattress. The upstairs couch was more comfortable. Ground floor also needs a general refresh.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Every room in the house had the most amazing views of the marsh. House was artistically decorated with infinity ceilings as if one was sleeping below the clouds and changed with the light of day. For us, we got to know the owner somewhat as my wife enjoyed reading both of her books and we understand why this was her husbands favorite place in all of their travels. Extremely quiet. in fact we never heard anything outside of out conversations both inside and outside of the house. If you want to experience first hand the marshes of South Carolina, we highly recommend a stay here. There are numerous restaurants 15 or 20 minutes away and if you have to visit Charleston, it is 50 minutes away. If you are a golfer, Kiawah Island is golf Mecca (5 emaculate golf courses), also kayaking, paddle boarding, bike riding, fishing, marsh boat cruises...Harris Teeter grocery is 8 minutes away on the island for those who want to dine in. I would certainly use ESPM for any future vacation rental. They were courteous, most helpful, and there when you needed them..Thank you ESPM for the best vacation ever.......
