Set in the very heart of Lovedale, and surrounded by award-winning restaurants, cellar doors and wedding venues, this enchanting country homestead is embraced by five park-like acres, blooming rose gardens, and sweeping green lawns that cast a peaceful spell from the moment you pull in.
Inside, the Story Unfolds
- Sunlit mornings in spacious bedrooms invite a soft, lazy start to your days.
- A chefâs kitchen beckons for heartfelt meal preparation and sharing.
- Covered verandahs and the sparkling pool area become favourite spots for afternoon repose, as birdsong drifts on the breeze.
- Gather around the crackling wood fire for laughter-filled evenings, or step out onto the verandah at golden hour with a glass of Hunter wine, the scent of fresh grass mingling with barbecue aromas.
- Spaces Designed for Connection
- Open-plan living areas perfect for festive dinners, game nights, and lingering conversations.
- Five restful bedrooms and two elegant bathrooms in the main house.

Please note, the base pricing includes up to 12 guests for the main house of 5 bedrooms. The studio cottage is available for guests aged 12 and above. Pricing is calculated based on the number of guests selected during the booking process. Pricing includes 12 guests, 13th, 14th and 15th guests are at an additional charge and included when you select the correct guest numbers on the booking. The number of guests listed on your booking represents the maximum allowed on the property at any time, including visitors.
We canât wait to welcome you to Amelia-Rose and share the magic of our estate with you. Every moment here is designed to become a cherished memory, and weâre certain youâll feel right at home from the very first day. Our promise? One visit wonât be enough, after your stay, we know youâll be counting the days until your next escape to the heart of the Hunter.
No Party & Noise Policy:
We uphold a strict no-party and low-noise policy as mandated by NSW Short-Term Rental Accommodation legislation and local council regulations. The property is in a residential zone. Excessive noise, parties, or inappropriate behaviour may result in eviction, police involvement, and/or additional charges. We aim to offer a peaceful stay for all guests and our neighbours.
Visitors may be permitted upon written request and approval. For example, having a couple of family members visit for lunch is generally acceptable; however, hosting large gatherings without approval is not. We are happy to accommodate reasonable requests where possible, in line with house rules and capacity limits.
Swimming Pool Availability:
Where applicable, swimming pools will be open from the beginning of the NSW September school holidays and will close after the NSW Easter school break to be winterised. Pools are maintained in accordance with seasonal and safety guidelines.
Fireplace and Firewood Use:
Indoor fireplaces and outdoor fire pits are available for use between the NSW Easter and September school holidays, aligning with regional fire safety regulations. Guests will be provided with a starter pack of firewood, kindling, and firelighters for the first 1â2 nights. If additional wood is required, we recommend purchasing from a local supplier or bringing your own.
Security Cameras & Noise Monitoring:
For security and compliance, the property is equipped with two external cameras, currently monitoring the driveway and front entrance only.
A noise monitoring device is also installed. Guests must not tamper with or disable this device. Penalties apply for interference, as these systems help us comply with the NSW STR Code of Conduct and maintain a safe environment for all guests.
Guest Registration & ID Verification:
Prior to arrival, all guests must complete an online registration form and provide valid photo identification (e.g., driverâs licence or passport). The lead guest will also need to submit names and contact numbers for all party members, to ensure we can reach someone in case of an emergency. This information is securely deleted after your stay. Access to the property will only be granted once guest verification is completed.
Travel Insurance Recommendation:
We highly recommend guests obtain domestic travel insurance to cover unexpected changes or cancellations. This can be especially helpful for issues like event cancellations, illness (including Covid), or other unforeseen disruptions. For peace of mind, consider providers like Cover-More, Travel Insurance Direct.
