Spanning four dwellings (the spacious main house + three boutique villas), the estate accommodates large groups in style. With sweeping valley and ocean-fringe views, multiple indoor/outdoor lounges, a pool, and lush grounds, this estate is ideal for yoga or corporate retreats, elopements, extended-family holidays or friends’ getaways where privacy and flexibility matter.
The Space:
The Manor - Step into this spacious, single-level home, where modern comfort and country charm blend effortlessly. The open-plan living, dining, and kitchen spaces flow seamlessly onto outdoor terraces overlooking sweeping hinterland and ocean views. The fully equipped kitchen is perfect for shared meals, while the sparkling pool, lush gardens, firepit, trampoline, and basketball hoop offer hours of relaxation and entertainment.
With two separate living areas, the Manor provides ample space for guests to spread out, ideal for families, groups of friends, or even corporate teams and executive retreats seeking both connection and privacy. Whether you’re unwinding together or finding a quiet corner to recharge, this estate offers the perfect balance of luxury, comfort, and space.
Bedroom 1 (Master): Super king bed, walk-in wardrobe, ensuite with freestanding bath, ducted air-conditioning, ceiling fan, and garden views.
Bedroom 2 & 3: Queen beds with built-in storage, ducted air-conditioning, ceiling fans.
Bedroom 4: Single bed, ideal for children.
Bedroom 5: Private guest retreat with queen bed, ensuite, living area, smart TV, and peaceful outlook.
Bathrooms: Three bathrooms (two ensuites).
Laundry: Equipped with washing machine, dryer, sink, and outdoor clothesline.
The Villas
Set at the side of the property, the three boutique villas offer privacy, charm, and beautifully landscaped gardens. Each villa accommodates up to 4 guests and can be booked individually or together with the Manor for larger groups.
Grevillea Villa: Positioned at the back of the trio, this villa is surrounded by native bushland and offers a cosy interior with a queen bed, queen sofa bed, fireplace & fire pit (wood supplied in May-Aug), air-conditioning unit, kitchenette, and deck for alfresco dining. Perfect for couples or small groups seeking a tranquil escape.
Lemon Myrtle Villa: Nestled in the centre, Lemon Myrtle offers privacy, hinterland ambience, a queen bed, queen sofa bed, fireplace & fire pit (wood supplied in May-Aug), air-conditioning unit, kitchenette, and a deck overlooking manicured gardens. Ideal for a romantic getaway or quiet retreat.
Bottlebrush Villa: The third and final villa, positioned for ultimate privacy at the end, surrounded by manicured gardens, features a queen bed, a queen sofa bed, fireplace & fire pit (wood supplied in May-Aug), air-conditioning unit, kitchenette, and deck, creating a serene personal sanctuary.
This property offers flexible booking configuration as it can be booked as the entire estate or by individual villas + the manor; making it ideal both for large group stays (eg. family, friends, retreats) or small, private escapes.
Guest Access:
Guests booking the entire estate will have exclusive access to all dwellings, the pool, gardens, parking, outdoor amenities, and shared grounds. Parking is available for multiple cars (carport, driveway + street parking), ideal for groups arriving separately. Guests booking only individual villa will have access only to their villa and its immediate outdoor area (with no access to the manor, pool or other villas) unless the manor + villas are booked together.
The Neighborhood:
Nestled in the peaceful hillside suburb of Ninderry, this tranquil location offers panoramic sunrises over Lake Weyba and golden sunsets across Noosa Bay. The area is perfectly positioned close to Peregian Beach and Coolum, where you’ll find vibrant cafes, boutique shopping, and patrolled surf beaches. Nearby Yandina charms visitors with its bustling markets on a Saturday and relaxed village feel, while local favourites such as Spirit House Restaurant, Terella Brewery, Fairhill Native Botanic Gardens, and the Ninderry walking tracks are all within easy reach. Just a 30-minute drive takes you to both Noosa and Mooloolaba, home to amazing beaches, dining, shopping, and coastal attractions.
Getting Around:
Nestled in the rural suburb of Ninderry, this home offers a peaceful escape from the hustle and bustle of city life. Having a car at your disposal is highly recommended, as there is no close by public transport, this will allow you the freedom to explore the picturesque Sunshine Coast Hinterland and beyond at your own pace.

*We DO NOT take schoolies bookings*
*No guests under the age of 25 travelling independently, fine if accompanied by family (ie. young adults apart from a family booking is ok.)
*This home is in a residential neighbourhood with neighbours in close proximity. We have quiet hours on the Sunshine Coast after 9pm. We ask that you also respect our neighbours and keep noise to a minimum generally.
*Please note to stay with us you will be required to fill out a check-in form for your stay. This is a requirement of all our guests that stay with us, access to our home will only be provided after the completion of our form.
*Electric vehicle charging: If you plan on charging your electric car while on holiday, we would appreciate it if you could first consider using the designated charging stations available at nearby shopping centres and public locations. These are great alternatives and help us manage our power usage. If you need to charge your electric car at our home, please reach out for pre-approval beforehand. Please be aware that there is an additional charge for this. We appreciate your understanding.
