Beautiful apartment with balcony in the 12th

This superb apartment is ideally located in the 12th district of Paris.
Very well equipped, it has all the conveniences to make your trip more pleasant: wifi, equipped kitchen, washer/dryer, etc.
Close to Bercy and the Place de la Nation, this apartment is well served (metros 1,2,6,9 / RER A) to facilitate your travels in Paris.
Ideal for a stay in couple or up to four people, its decoration and its balcony will not leave you indifferent.

Other things to note:
Please note that last minute reservations made within 24 hours of arrival are subject to a change in arrival time from 3:00 pm to 6:00 pm.
The property only accepts the number of adults listed on the reservation confirmation. Any additional guests not confirmed on the reservation will not be accepted.

Each guest will be asked to show identification once the reservation is created and at check-in.
This property does not accommodate bachelorette parties, bachelor parties or similar celebrations.
This property is located in a residential area and guests are asked not to make excessive noise.
A noise abatement policy is in effect between 9:00 pm and 7:00 am.
Guests must leave the property in the same condition as they arrived.

If you leave the property at a time other than the scheduled time, i.e. 10:00 am on the last day, without prior mutual agreement, you will be charged a €55 reminder fee.

If the above policies are not followed, a penalty fee will be applied to guests for any damage caused to the property.
A penalty fee of 150€ will be applied to your deposit if you smoke on the property.

Not clean, key pickup is 25-30mins walk away
Great location, place was in a nice apartment block and quiet BUT was very dirty, very. Also the key pickup was just way to far from the property and you have to drop the key back (don’t leave it in the apartment - like other places). 2 out of 5 for this one.

Treasure hunt
Key recovered 2 km from the rental, lamentable, and the evening before my departure I am asked to return it to the same place from 10am. Put a key box. No reception and inventory carried out, never seen the host. No explanation of the apartment and no help. Cleanliness leaving something to be desired and shower clogged with hair that I removed myself. Uncomfortable sofa sofa. Positive point, the king bed in the room is comfortable.

Comfortable, calm and with garden views
The building is well maintained and located in a residential neighborhood, close to many shops and eateries, and with easy access to public transportation. The apartment has a garden view from the balcony, modern appliances and a comfortable bed. The wifi worked perfectly. There was some noise from the neighbor above, likely from lack of insulated flooring, but otherwise the apartment is calm. A couple stains on the couch and chairs should be removed. The main drawback, however, is the location of the key pick up/drop off, which is about 15-20 minutes by foot (or 3-4 bus stops away), a bit of an inconvenience with luggage.

Not suitable for a VRBO property in many ways.
I was due to stay here in Paris from 26 April until 1May. I left after one night as there was no heating and the host had no clue why. It was too cold to stay there. I have written VRBO, giving all the details and asking for a refund after host refused; they did not write me back. The room was very cold and there were no space heaters. Next day the host was told the heat had been turned off the week before; he didn't know this until he checked with the owner of the building. But in addition: The top sheet on the bed was really dirty and stained. It had not been changed/cleaned in a very long time. It was nasty. I put on more clothes to stay warm and slept there anyway – disgusting!! Next morning, I went out to find a hotel. By then I had discovered the drain in the bathroom did not drain normally, it was VERY slow. Here are the other problems I noticed 1) No kitchen towels; I looked everywhere. No linens in the kitchen. 2) Extra toilet paper, only one half roll extra; if I had stayed 5 nights, there would not be enough. 3) No TV (none promised on the website but most people would have expected one) 4) The sofa was VERY uncomfortable, one could not sit on it for more than 10 minutes. I think it was one that made into a bed and one of the bars was right where you sit. 5) Only one container of soap in the bathroom for both the sink and the shower. There was nothing in the shower like shampoo or conditioner. This property is FAR below VRBO standards and my expectations. In summary, this property was far below the VRBO minimum standard I have come to expect and the host did not know the property and offered NO compensation for all the problems.
