Charming 3 bedroom 1.5 bath home with gorgeous views of Cayuga Lake, centrally located in the Finger Lakes the quaint town of Seneca Falls. The main floor offers an all-weather front porch, a spacious living room with large TV, a generous dining and sitting room, a well-equipped kitchen, a half-bath, and a beautiful sunroom where you can gather around a small dining table, or lounge in the provided seating to take in the beauty of Cayuga Lake!
Huge bonus: A/C throughout the home!

Experience the beautiful "Charm at Cayuga" with unbelievable views of Cayuga Lake! Centrally located in the Finger Lakes region, you can quickly get to each of the charming surrounding towns. Only 1 mile to the Cayuga Lake State Park with a boat ramp, beach entry, pirate-themed play space for the kids, and plenty of green area! Also located on the Cayuga wine trail and with many wineries, the Dellago Casino, waterfalls, and amazing hiking trails nearby!

The home boasts plenty of luxurious amenities to make your stay unforgettable while still keeping all of its charm of original hardwood floors, wainscotting throughout, a sunroom with beautiful lake views, and so much character in every corner! Huge plus: A/C throughout the home! The main floor offers an all-weather front porch, a spacious living room with a large TV, a large dining and sitting room, a charming kitchen with a KitchenAid Mixer, Keurig, Coffee Maker, gas stove, dishwasher, lots of cooking utensils, baking sheets and pans, Ninja Blender, crockpot, and plenty of other items for all of your cooking and baking needs! Off of the kitchen is a half bath and the incredible sunroom where you can gather around a small dining table, or lounge in the seating provided to take in the beauty of Cayuga Lake... it's the perfect spot for gorgeous sunrises!

Up the original wooden staircase offers 3 bedrooms and a full bathroom: 1st with a king-sized bed, spacious dresser and closet, and plenty of space for the pack-n-play provided if you need it! 2nd bedroom is an adorable room with a queen-sized bed, closet, and dresser. The 3rd bedroom has a lake view with a twin XL trundle with its own TV and a washer and dryer! The full bathroom offers a bathtub/shower combo and plenty of plush white towels for everyone!

Make your stay unforgettable by renting a kayak or pontoon boat from a nearby marina, taking a wine tour at one of the dozen+ wineries within a 20-minute drive, exploring one of the nearby towns- each with its own unique charm and character!

In addition to this amazing house, you get an easy experience from start to finish when you book with us (A Stay Above The Rest). We have an incredible team you can call, email, and even TEXT(!) who regularly get called out by name in our homes' reviews. We are available 24/7 for our guests. There are also no keys- you get your very own door code that will only work for the duration of your stay with our smart locks for extra security and peace of mind. We also provide a detailed property and destination guide for each property with things we like to do, eat, info on the house, and more! There is parking in the driveway for 2 vehicles, another parking spot behind the house accessible by the road below, or overflow parking at the nearby park. The grass and stairs next door are protected lands of Native Americans and are not to be accessed or walked on.

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and _____________________ (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property (“Property”) is located at:

The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

***Identification must be presented for Guest**

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.


Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.

Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:

100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

RELEASE, DEFEND, INDEMNIFY AND HOLD HARMLESS:

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE AGREE TO RELEASE, DEFEND, INDEMNIFY AND HOLD THE RELEASED PARTIES, BOTH OWNERS AND PROPERTY MANAGERS OR AGENTS, HOLDIGN THEM HARMLESS FROM LIABILITY OR CLAIMS, DEMANDS, DAMAGES AND COSTS FOR OR ARISING OUT OF:

The house was VERY clean and nicely decorated. It seems the little town of Seneca Falls is going through a revitalization and everyone where we stopped was nice.

It was OK.
It didn’t feel like a “luxury “ stay as promised. The house was a bit musty and many of the windows couldn’t be opened and didn’t have screens for fresh air. They promote a fully stocked kitchen but it really isn’t. There was also a bit of an ant problem in the kitchen and in one of the bedrooms the outlet near the bed didn’t work. I did reach out to the management company while we were there. They responded quickly and thanked us for the input and said they would improve these issues moving forward. Unfortunately for us, it did not seem a fair value for the high price.
