Ideally located within the “Jardin du Levant” residence, this spacious 88 sqm villa, fully equipped, welcomes you for a comfortable and enjoyable stay with family or friends. It offers the perfect balance of space, conviviality, and tranquility, just a short walk from the beach and local shops.
The villa features three bedrooms, all equipped with duvets and pillows for your comfort.
On the ground floor, you will find a bedroom with a 180 cm double bed, ideal for restful nights.
Upstairs, two additional bedrooms complete the sleeping area: one with a 180 cm double bed, and another designed for children or friends, featuring two single beds as well as two single bunk beds, offering flexible sleeping arrangements.
The bright and functional living area includes a pleasant lounge and a fully equipped kitchen, designed for independent living. The kitchen is equipped with a dishwasher, an oven, a microwave, a Senseo coffee machine, a kettle, a toaster, a fridge with freezer, as well as all the necessary kitchen utensils.
The bathroom is fitted with a hair dryer, and the villa is equipped with air conditioning and Wi-Fi, ensuring optimal comfort throughout your stay.
Outside, you will enjoy a private 44 sqm garden, furnished with outdoor seating, sun loungers, and a charcoal barbecue, perfect for relaxing and sharing convivial meals under the Mediterranean sun.
For added convenience, the villa includes a garage equipped with a washing machine, bicycles available for use (1 adult bike and 2 children’s bikes), as well as beach toys.
Parking is easy, with two parking spaces in front of the house, an additional private parking space, and free parking available nearby on the street.
The beach and the main shopping street are both within walking distance, allowing you to enjoy your stay without needing to use the car.

The town of Vias will win you over with a multitude of activities, including a visit to the André Malraux art gallery, a trip on the Canal du Midi, the pleasure of strolling through the streets of Vias on the seafront, enjoying a day at Europark or hiring a bike and cycling along part of the famous Canal du Midi or along the Mediterranean coastline.
Access to the various beaches of Vias is easy via the cycle paths (2.5km) or directly from the on-site car parks. There are plenty of water-based activities on offer on the various beaches, including diving, sailing, jet skiing or paddle boarding, kitesurfing and wakeboarding, sea kayaking... The accommodation is close to a host of restaurants, bars and other shops.

## Transit
By train: Vias railway station is 1 kilometre from the historic centre of Vias. For those who prefer to arrive from Agde, there is a larger station serving TER and TGV trains. This station is only 5 kilometres from the centre of Vias.
By plane: You can fly into Vias from Béziers Cap d'Agde airport. The airport is 5 kilometres from Vias town centre.
By bus: Hérault Transport connects Vias to various towns in the Hérault department.
## Notes
During July and August, the accommodation is only available for rental from Sunday to Sunday.
A security deposit of 300 € will be requested upon your arrival.
Guests are invited to bring their own bed linen and towels.
You can book bed linen and towel kits for €10 per person per stay.
Outside July and August, end-of-stay cleaning is optional.
However, if you prefer, we can do it for you for a fee of 120 € TTC.
End-of-stay cleaning is mandatory in July and August.
If the cleaning fee does not appear when booking, it must be paid on-site when collecting the keys.
Youth groups are not accepted.
Pets are not allowed in this accommodation.
