Beautiful three bedroom-three bathroom house situated on almost an acre. This newly renovated stylish home is located in North Sea - 1 mile drive to the Bay. The outside was just landscaped with new lawn and specimen plantings. Perfect for a relaxing get-away this Fall/Winter.

Heated Pool is available/open from Memorial day to end of September

Please read my disclosures & house manual before you request in order to be on the same page. Not a party house, nor are any events or large gathering permitted. We are a smoke free home & property.

I do have basic consideration rules in place to be sure that this is a win/win situation. Take a look, let me know if you have any questions or concerns.
I am here to help and make this a great experience for the both us.
This house is our home, and we enjoy hosting like-minded people who will make beautiful memories here and treat our home and belongings with respect.

Please note: We have a per person per night fee above 4 people. When booking, please enter in the correct number of guests for the accurate pricing. This is important and the guest number can be altered at anytime if anything changes. HOWEVER, we must have the correct number of paid people on the lease

Check-In: We have an easy process for check in / check out:
Please note that we aim for 4pm check in. We can't accommodate early check ins as we have the home deep cleaned.
Additionally, we don't accept deliveries and if you have anything delivered before your check in day and time, it will be rejected. More is in the listing.

Check out is at 11AM Sharp. Guest shall vacate the premises no later than 11AM on the day ending the term. If Guest holds over in occupancy of the Premises after the expiration of the term, Guest shall become a tenant at sufferance only, at a rental rate of $2,000 per day, and otherwise subject to the terms and conditions of this Lease, so far as applicable, and shall be liable for all damages sustained by Landlord on account of such holding over including lost profits.

Communication is extremely important with this lease and partnership. We highlight:


1) No events/Parties, No Bachelor or Bachelorette parties or photo shoots. This is a strict policy. Any false statements will terminate the lease.

2) Please be sure the exact number of people you intend to sleep at the home is the exact number of people you booked in the system. Please note, the house has an outside security camera doorbell for house protection. We are reasonable and happy to approval practical requests and encourage you to communicate . Additionally, trying to cover or alter the device will result in immediate termination of the lease and no refunds will be granted.

3) No entertainment policy. This includes chefs, music coordinators, DJ's, party planners or any other person considered as a hired guest. No Dinner, Lunch, cocktails, showers, events, shoots, or anything that is considered an event w invited guests. The house is meant for your comfort and family / personal enjoyment and not marketed as an event space.

4) No Balloons, or signs permitted at the home. No delivery of any items permitted outside of food delivery. No Yoga instructors or Massage therapists. No Photo Shoots or any social media photo shoots, no production movie films. Please: no moving the furniture or beds. No beer pong or any juvenile games. No Diving or rough pool play. No Fireworks, Drones or anything that can we launched into the sky. No Karoke Machines.

5) No parties, events, chefs, baby showers, wedding showers, will not be accepted or permitted. 100% no smoking anywhere on property (including the driveways and outside - No Vaping or Drugs)
Other things to note
Most important factors in order for us to have a successful experience together:

1) Communicate the number of people - Exact number of people you plan to sleep at the home is the same number you booked on the Airbnb system.
2) No Parties, No Smoking, No Drugs & Keep a clean and tidy home. More details are in the listing. No Dinner parties, lunch parties & hosted cocktail parties.
3) Communicate all needs / requests and I will help you. We are reasonable but we like to operate in our zone of guidelines.
4) Please respect the home as if it was yours
5) Please be mindful of the furniture
6) No Loud noise - no large portable speaker or amplifiers permitted
7) Again, no smoking anywhere on property.


CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.


RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.


Guest hereby covenants and agrees to indemnify and hold harmless property owner and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases.


RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

-----POOL RULES-------

Pool Access is limited to the seasonal dates of May 15th to Sept 15th. Pool heat will be provided between MD and LD.

Do not use or allow the pool to be used alone. Minors under the age of 18 shall not utilize the pool unsupervised. Unsupervised use by children is strictly prohibited. Never leave children alone in the vicinity of the pool. Do not add anything to the water, including foaming bubbles, chemicals or bath oils, etc. If any of the above items are added, additional cleaning fees will be assessed. No candles or glass is allowed in the pool area or in the pool. No Shoes are allowed in the pool. Absolutely no pets are allowed in the pool. Absolutely no electrical appliances should be used in or near pool. If any damage occurs to the pool liner, the guest is responsible for full replacement of the pool liner. Guests agrees to fully reimburse and indemnify operator for damage cause to the pool during lease term , including damage caused by any person, including invited or uninvited guest, pets, animals or children. The pool is serviced and chemically treated weekly. Surrounding patio/deck may be slippery when wet.


By electronically accepting this agreement, guest agrees to abide by the above conditions and hereby swear the information provided above is true. Guest agrees to the terms of this agreement and has read and understands the cancellation policy and give operator permission to charge credit card accordingly.
