Casita Azul is one of several privately owned oceanfront condos in the Plaza Marina complex. The condo has a spectacular view, with the ocean practically beneath your feet! A refreshing ocean breeze from your personal balcony, and a premium central location to everything you want or may need.

Highlights of our property include a security gate, kitchenette with mini-refrigerator, double electric burner, purified bottled drinking water, Queen sized bed and comfortable Sofa bed (room for 3 guests total), quiet Mini-Split air conditioning, Satellite TV, 1 full bathroom, beach and bath towels, professional local management, and so much more. The unit maintains much of its original charm and the photos are current.

Location, location, location! Our condo offers an ocean view, and is adjacent to the Cozumel ferry and above the famous Senior Frogs. It’s a short walk to the supermarket, 1 block from the nearest ATM machine, and only 2 blocks from the bus station. We’re also near the Playacar Golf Course. The plaza has a unique, rustic charm with an off-the-beaten-path feel, making it an ideal spot for budget-conscious travelers and adventurous backpackers. While the setting is simple and minimally maintained, it offers an authentic, no-frills experience for those looking to immerse themselves in a more local atmosphere.

Please be aware that seaweed is a natural phenomenon that hits Quintana Roo beaches. There is no specific season for it. We have no control of it, being a natural phenomenon we cannot process any refund related to it.

- Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $750. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.
- We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.
-IMPORTANT TO NOTE: Due to the convenient downtown location of Plaza Marina, at times guests have experienced noise from nearby restaurants and bars. We recommend this unit for people traveling with friends or a romantic couples retreat who are looking to be in the heart of the action!

Convenient location

We just wanted a relaxing trip and this place made it possible not to have a car and we walked everywhere and just enjoyed. Perfect for two people.

Awesome balcony with a great view, right next to Cozumel ferry, nice one bedroom one bath condo, only issue is there is no wifi but that is priced into room, would stay there again

Wonderful stay!

The condo was comfortable and well appointed, having everything we needed. We especially loved the spacious balcony/patio overlooking the ocean. Our host and property management were quick to reply and accommodating. It can get noisy from the restaurant below, but you start to tune it out and the view is worth it. I’d recommend this condo and we’d come back!

Fun location, well equipped condo

Location is fun, and close to the beach. Greatly enjoyed having a deck on the ocean. The condo is well equipped!! Beach chairs, snorkel gear, tons of towels, speakers, coolers, hammock, ice machine, kitchen necessities, etc. Staff also allowed us to do a last minute check in, very accommodating. Thank you for providing us with a lovely stay.

Nice apartment. A little tired and needing some updating. Easy to check in and right on the beach. Beautiful view. We needed a little help during our stay and the property management was very prompt and friendly.

A Gem

Oh my God what an amazing little gem. I am just guessing on the history but given that we are literally connected to the ferry pier, this small condo development might have been part of the very first development in playa del Carmen. The rest of the development on the first floor has fallen on hard times with most of the shops closed but luckily that includes the hard Rock Cafe and Senior frogs. So the previous reviews that talked about noise are now obsolete, as of this writing. I'm also pretty sure that when it was originally built it only had ceiling fans which still work well. They have however added to air conditioning units. The kitchen is eclectic. Big utensils and a little hot plate. But also an electric frying pan and a air fryer. The outside deck is fantastic with a perfect view of Cozumel and lots of room to relax along with a lovely shaded area when the sun gets too warm. The whole place gives off an air of the kind of development you would see in the 70s and '80s in Mexico but it has been nicely updated. You are at the end of 5th avenue and also only 5 minutes walk from the ADO station. Really sweet and relaxing unit.

Location

In close proximity to the ADO bus station and the ferry to Cozumel-we took advantage of both! A little too close to Senor Frog’s bar and restaurant for our liking but we got used to it. We watched the sunrise every morning across the water, great to be on the beach!

Overall nice stay

My wife and I stayed here for 4 nights. The place and time overall was nice, however there was too much sargassum on the beach. The condo was great, we just wished the bed was softer (careful with the center of it, as there seems to be a board poking through). We were told the cleaners would come 2 days after our check in, but they never came to clean or take out trash. There are restaurants right below the condo which was very convenient.

Awesome Balcony

Only had service twice in 8 days. To get clean towels, must have a 10 day stay. Promised service every other day. Advised them of german roaches, and leaky shower on bath floor.. No response. Love this spacious balcony. This was our 9th trip and staying at Plaza Marina. Will try another unit next time.

Very outdated

Furniture is very dated and worn. Shower and toilet area not very clean. Had absolutely no running water my first day there. Bathroom floor floods when taking a shower. Lighting in bedroom and bathroom area very poor. Had no housekeeping the last 11 days I was there. The property management company were brutal. Great location but would not stay there again.

Condo had roaches Kitchen was flooded due to refrigerator issues . Water was turned of part of early morning. A/C was not working in bedroom. When you called local non-emergency number no reply we stayed because we were doing activities outdoors.( people were helpful from California office and i appreciate there promptly responds.

Unhappy renters!

My husband and I worked for 3 hours to clean the shower and around it. There were also tiny bugs in the apartment we controlled by buying bug spray and spraying every 3 days. The curtains were dirty at the opening to sliding door, which we took down and reversed. Made it look better. My husband fixed two tiles that were loose as you walked out the sliding door. The deck was amazing. The location was close to everything, but the entering surrounding area was sketchy. And we paid for 5 weeks!! Ugh! Just extremely dirty!

On the beach at Playa Del Carmen

Adorable, condo! Lovely deck overlooking the Mediterranean Sea and the boat dock for trips to Cozumel island. Air-conditioning worked great in front room and bedroom which is important since this condo is on the second floor. Plenty of hot water in the shower! A couple of small issues occurred and Oscar took care of them immediately. It’s really quite a charming place and I felt, as a single woman, safe at all times. Loved the kitchen and it had all the pots and pans utensils and a great double burner, electric, portable stove top. I cooked at the condo and loved it. Didn’t have to rent a car so I either walked or took a taxi to Walmart for any food items I need it. It’s clearly stated that the condominium is above a very active and loud Señor Frog’s! Luckily, you can’t hear the music in the bedroom, which is a huge plus when you want some quiet. It’s not too loud during the day however, they are a bit loud at night, and usually wear themselves out by 10 or 11 PM. If you can’t put up with a little loud music, then this wouldn’t be a place for you. There’s a little “hole in the wall”to go Mexican food restaurant within steps of the entry to the condo on the first floor. Good tasting food made to order by a great young cook. It was important to me because I was finishing some dental work at Sani Dental and I needed very soft food for five days. Excellent value for the money and your one block away from the mall, and the shopping was fabulous. You can walk to the beach

We stayed in S6 and loved it. We had a car and the location sent was not for self driving and we couldn’t get ahold of management to help guide us so we ended up using senior frogs (but be careful as there are a ton of them there). The parking was pretty small like the booking said, there is a security booth to the right that asks your condo info before letting you park. When walking up the area looks sketchy, all the building under the condo are closed or used for storage but there is a locked door to even get access to the condo. The area was safe and after the first night we didn’t worry about the sketchy look. It is at the end of 5th street so we had an easy walk to all the fun and dining but didn’t have to hear all the noise when relaxing inside. You do hear it on the patio though, which was no biggie. The fairy to go to Cozumel is right downstairs. The condo itself was very clean, there were little bugs on the counter but we saw them everywhere we went so I don’t think it’s anything they can control and they were harmless. The condo also came with some water gallons so we didn’t have to worry about buying water everyday, that was a nice touch as it was very hot and humid. Plenty of beach towels as well. The bed was pretty uncomfortable, my side had a lump sticking out. The only cons we had were the bed, parking, not being able to get ahold of management, and being told 3hrs prior to the deadline we can request a late checkout. Everything else was amazing!

Hard pass!!! No, nope, nada, never again

Save your money- unless you are under 25 and would enjoy broken everything’s- and what basically feels like living in a dirty strip club- I’d pass on this one- it’s too bad because the view from the balcony is gorgeous- except the lights from Circle K and ultimar are shining directly in on you 24/7- and you literally are over the top of the loudest Senior Frogs - 🐸 music starts 10a- and blasts until 2:30 one night it actually cranked up until 3a- outside bedroom window is main hallway- so everyone coming and going- at any hour might as well be in the uncomfortable bed w/ you. lol. I read the reviews and convinced myself it was a bunch of Karens complaining- This place is really bad- these are the things that bothered others that I didn’t really care- but was issues- shower can not drain well due to structural issues- bathroom floor will always be flooded- bugs. Lots. Smells strong of bug spray - toilet tank stopped filling day 2- had to use trashcan to manually fill - dust bunny’s stuck to the walls in the paint- again. I’m easy these weren’t big deals to me- but- it’s just yuck and loud nonstop bright lights shining in on you- and a huge mirror fell out of a credenza on me- which- thank you very much somehow I was able to catch- but if I had been a child- they would have been seriously injured- Oh- finding the place is not easy - the instructions are NOT clear or good. But- come on!!! It’s Playa!!! So everything is awesome- just- I would never waste my $ here again

Location is great. The views are amazing! PRIVATE NOTE: I sent a video to Angie about the situation with the roaches infestation inside the property. That was the only thing that it was awful. I know for the location it can be hard to control. But the roaches were inside the electronics and appliances too. This was a really hard experience for me.
