You can watch amazing sunrises and observe the dolphins playing. The home is just a 5 min walk from GVI Nature Preserve Public Beach Entrance. With a 15 min walk to the shore.

Welcome to Grandview Lux Manor! We are truly honored to host you. Please read entire requirement and rules section. We have done our best to address the most commonly asked questions and concerns.

Parking: Garage, driveway. Free parking on street from 6am to 6pm. Outside those hours you will be ticketed or towed (per community ordinance)

Registered guests are welcome to use the garage or driveway.

*No campers or RVs allowed on the property.

Check in is at 4:00 pm
Check out is before 11:00 am
Fee of $150 per hour for late check out. Late fees will be billed to guests card on file.
Please ask your host about luggage drop off or storage to ease your check-in and check-out process. Late check out fees will apply starting at 11:01 am

***Booking at this property includes an automatic waiver to use the sauna, bikes, bbq equipment, decks, gas fireplace, jacuzzi bath-tub, stairs, railings. Guests will operate these amenities safely and guest take full responsibility of any risk or potential injury. ***

Pets:
*Host approval is required for ALL pets

--Weight Restriction for dogs that are allowed in the home. We have a fur baby on the property. Therefore, visiting dogs must be 30lbs or less. On site self-service kennel available for RENT for dogs that do not meet breed and weight requirements---

*No cats, fish, birds or reptiles of any kind allowed on the premises.
*Pets are not allowed on the furniture
*Please pick up after your pet, potty bags are made available
*There is a pet fee and deposit of $150 per- pet for the entire stay - this is non-refundable.

* Quite Time from 10pm to 8am per community regulations.
*Police will be contacted in the occurrence of any disturbance. A potential warning will be issued or, if necessary, eviction with no refund and a charge of up to $1,000.00.

COUNTER-TOPS | PLEASE REFRAIN FROM SITTING ON COUNTER-TOPS. DO NOT USE CLEANERS, SOAP OR DETERGENT. NO LEMONS, NO LIMES, VINEGAR OR ACID BASED FOOD OR PRODUCTS OF ANY KIND.

Each person visiting or in the home must be listed on the reservation. Max persons in the home per reservation is TEN (10) and this must be approved by hosting specialist prior to arrival or at the time of your reservation. Not following this community guideline and not providing names of each guest will result in canceling of your reservation with no refund. There will also be an additional clean up fee of $350.

Persons in the home greater than 10 per reservation will result in IMMEDIATE EVICTION, PLUS $2,000 FEE AND NO REFUND FOR THE RESERVATION. Please note it is the guest's responsibility to provide honest and accurate information of ALL persons that will be on the reservation.

*Families are welcome, and all groups must have an adult that is 25 years or older per reservation.

Decks:
*We offer a FREE concierge service to set up and take down Barbequing essentials in designated areas on the property. This service is available May 30 - September on a first come first serve basis and must be booked with our concierge service at least 72 hours prior to arrival
*No barbequing permitted on decks.
*Do not leave furniture, pillows, chairs, umbrellas or any objects on the deck unattended due to UNPREDICTABLE HIGH WINDS

Beach Options for VRBO guests:
A public beach is a 5 min walk to the entrance and a 15 min walk to the shore. This beach is called Grandview Nature Preserve at the corner of Beach Rd and State Park. Buckroe Beach is an approximate 10 min drive. Fort Monroe Beach is about a 15 min drive.

Beach Essentials Provided:
*During the summer months (May 30 - September)
*Beach Chairs, Life Vests, Tricycle (for rent), Beach Towels.
Please enter thru the garage when returning from the beach.
No shoes or wet clothing are allowed inside | Leave wet towels in designated area to dry.

Garbage Rule:
*Please use designated bins for trash and recycle.
*Recycle bin is located near the sink | Garbage & Recycle bags are provided
Place bins on curbside on Wednesday by 8pm and return to original designated area no earlier than Thursday by 8pm.
Failure of this house rule will result in a $150 fee.

Steam Room/Sauna Rules:
*Shower before entering | Drink water while in steam room/sauna. Time limit for sauna usage is 15 mins.

*No Children under 16 years of age in the sauna unless they are accompanied by an adult.
*Pregnant women, elderly persons or anyone under Physician's care SHOULD NOT ENTER the sauna.

*In the sauna please do not use alcohol, narcotics or other drugs that may cause sleepiness or drowsiness.
*Guests assume all risk in using the sauna.

*Any damage made to the property or furnishing which exceeds the deposit
amount/insurance policy will be billed to the guest and reported to VRBO.

*No Parties - Parties in Unit or Common Area - Up to $2,000.00 fee plus any damages. Persons in the home greater than the number of registered guests or greater than 10 registered guests will result in IMMEDIATE EVICTION, PLUS $2,000 FEE AND NO REFUND FOR THE RESERVATION. Tampering with, removal, manipulation and or destruction (whether accidental or intentional), of any monitoring, surveillance, recording or camera devices in the home will result in a $2000.00 fine, no refund for your stay and immediate eviction. All cameras on property are visible. The interior camera will record in the event of an alarm or fire ONLY. Exterior camera record clips triggered by motion.

*Any items missing from the property will be charged to credit card on file.

*Forgotten Personal Belongings | $75.00 minimum charge to forward to register guest. And this is only done upon their request.

*No campers or RVs allowed on the property.

Please note, we are diligent about keeping a clean safe environment for all our guests. We increase our efforts even more in the summer months. Pest control is scheduled to treat on the property. If they are scheduled to enter the home during your stay we will let you know as soon as possible. We will accompany them during their treatment.
