-Pet Fee: There is a $150 nonrefundable fee per dog (plus tax), with a maximum of 3 dogs allowed. *Please note that VRBO only includes the pet fee for 1 dog. If you are bringing more than 1 dog, we will charge the difference once the reservation has been made.
-Crating Requirement: If you need to leave your pet(s) in the house while you're out, please crate them to ensure their safety and the comfort of other guests.
-No Pets on Furniture: To maintain the cleanliness of the home, we kindly ask that your pets stay off the furniture and out of the pool.
-Clean Up: Please clean up after your pets in the yard before departure to keep the space welcoming for all future guests.
-Additional Fees: If extra cleaning is necessary or if there is damage caused by your pet, additional fees will be applied.
-If you plan to be out all day, consider checking out Zoomies Doggie Daycare, a wonderful local facility where your pet can socialize and play with other dogs while you're away.

-Standard Occupancy: The home is designed to accommodate up to 14 guests, regardless of age. Each person staying in the home is considered a guest for occupancy purposes.
-Parking: To ensure the neighborhood remains peaceful and organized, we have a 3-car maximum policy. You may park 1 vehicle in the garage, the second garage space is for the golf cart, and 2 additional vehicles can park in the driveway. Please do not park in the cul-de-sac, on the street, in the yard, or in the neighbor's yard â this includes the golf cart.
Other Important Policies:
-No Smoking: For the comfort of all guests, smoking is strictly prohibited inside the home.
-No Parties or Events: We want all guests to enjoy a peaceful stay, so parties or events are not allowed on the property.
-Minimum Age: Renters must be 25+ years old. ID verification is required upon booking, and the main guest must be present for the entire stay.
-Third-Party Bookings: We do not allow third-party bookings, so please ensure the reservation is made by the person staying at the property.
-Security Cameras: There are cameras on this property for the safety and security of our guests as well as the home itself. There is a camera facing the front and back of the home only.
Reservation Requirements & Important Agreements:
To secure your reservation at Family Tides II, please note that the following agreements must be completed and signed before your stay:
-Rental Agreement: A rental agreement must be signed to secure your booking. If this agreement is not signed, you will not receive your arrival information. This is a necessary step to ensure your reservation is fully secured.
-Golf Cart Waiver: If you plan to use the golf cart during your stay, a golf cart waiver must also be signed. This waiver ensures that all safety guidelines and responsibilities regarding the use of the golf cart are understood.
-Pool Waiver: For safety and liability reasons, a pool waiver must be signed if you intend to use the private pool. This is required to acknowledge the pool's safety guidelines and rules.
Payment: A deposit of 50% of the total booking amount is required at the time of booking if the reservation is made more than 30 days before arrival. The remaining balance must be paid in full at least 30 days prior to your arrival. If the reservation is made within 30 days of arrival, full payment is due at the time of booking. Please note that if the reservation is not paid in full by the required deadline, the arrival information will not be provided.
If all requirements are met, your arrival information will be emailed to you 7 days prior to your check-in date.
Check-In/Check-Out:
-Check-in: After 5pm CST (early check-in may be available for an additional fee; please inquire in advance).
-Check-out: Strictly by 10am CST. A fee will be charged if you do not depart by the required check-out time.
-Mid-term stays available from November to February â perfect for snowbirds or those looking for an extended vacation.

-Please remember to not park anything of any kind in the yard at any time or drive through the yard, please don't park in the street or cul-de-sac (all cars, golf carts etc must be parked in the garage & driveway only). The golf cart must be parked in the garage overnight.
-Remember to refill the golf cart with gas prior to departure.
-There is a ring doorbell camera on this property as well as a camera in the backyard for the safety and security of the home and our guests.
-Please note this home does not have cable TV nor local channels. Only streaming through the smart TV's is available and you must use your own streaming accounts.
-No smoking or vaping and no events allowed.
