The Space:
This unit is the front unit on the property. Private entrance, parking, and front yard. Brand new sauna for 6 people and a cold plunge!

Guest Access:
Guests have access to full home of Unit A (Front Entrance). The garage is not accessible to guests.

The Neighborhood:
Great location in Central East Austin. Very low-key neighborhood, close proximity to Downtown and the UT campus.

Within walking distance from this house, you'll find a variety of restaurants, bars, shops, and art galleries. Be sure to check out the following:

Important: To ensure a smooth check-in experience, you'll be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.

Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment. Thank you!

HOUSE RULES
- Occupancy [ 8 ]
- 2 pets are allowed for an additional $100 fee per pet. Please clean up after your pets.
- Smoking is not allowed.
- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.
- Fireworks are not allowed.
- Parties or events are not allowed.
- Quiet hours are from 10 PM - 7 AM.
- Primary guest must be at least 21 years old and present throughout the reservation.
- There are animals raised by locals near the property. Should they cause any noise disturbance, please notify us promptly.
- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

SAUNA: Additional rules and instructions are in a binder in the home.
- Use the sauna at your own discretion.
- Sauna (and property) use is for registered guests only.
- Do not use under the influence of alcohol, drugs, or medication may cause unconsciousness.
- Do not touch a working heater/stones, it causes burns. Do not move or remove stones. Stones are set in a manner to heat and steam optimally ($500 fee).
- No glass, alcohol, or smoking in the sauna ($500 fee).
- No food or beverages other than water ($500 fee). Other items can stain the surfaces.
- No one under the age of 17 is permitted in the sauna without adult supervision.
- Exit immediately if uncomfortable, dizzy, or sleepy.
- Turn off the sauna upon exiting ($500 fee if left on).
- Do not cover the heater—this causes a fire hazard.
- Never make steam by using a water hose.
- No use of sauna fragrances and oils are permitted.
- Sauna doors should always open outward.

HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

As you may know Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. We take proactive measures to manage this but if you are experiencing issues please feel free to use the bug spray underneath the sink.

Landscaping:
We wanted to let you know as well that our landscaping team will be on-site every other Friday, to keep the grounds looking their best. You might notice them during your stay, but they’ll be mindful not to disturb you.

As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
