Golf Cart Policy: Please note that a $500 refundable security deposit, a copy of your driver's license, and proof of insurance must be received per cart prior to your arrival.

Starter Pack: We provide our guests with a starter amenity pack of Gilchrist & Soames hand and body soaps, shampoo, conditioner, lotion, toilet paper, trash can liners, paper towels, dish soap, dishwasher pods, dish sponges, coffee packs, and laundry detergent pods. Once the initial amenities are depleted, guests are responsible for supplying their own amenities.

Cancellation Policy: 100% refund when bookings are cancelled 60 days (or more) before the start of the stay. Bookings canceled between 59 and 30 days before the start of stay will receive a 50% refund. For your protection, we encourage you to procure Traveler’s Insurance. Guests are required to electronically sign the rental agreement within TWO days of booking; otherwise, the reservation is subject to cancellation.

Amazing house!!

Overall, I recommend this vacation rental. Reviewer Comments: This home was amazing! We had a family of 6 with two elderly family members and this house was perfect for everyone. We all had our own floor to enjoy, the elevator was so helpful to avoid the stairs for my elderly parents. Very few steps to the beach and having a private beach was worth it all! Highly recommend this property!

Great stay

We enjoyed our stay very much. The beach was beautiful and the area of the beach was not super crowded. The street the house is on is very busy, but it didn't bother us as we spent most all our time on the beach. House felt clean and we enjoyed our stay!

This is a great property right on the beach! It’s a beautiful beach house and accommodated my family very well. The elevator made loading/unloading luggage from the 3 floors really easy. Looking forward to our next trip there!

Family Beach Vacation

This place is in the best location. Super easy access to the beach and plenty of room for our family. It would have been nice to know that the HOA doesn’t allow beach shade equipment other than umbrellas. One of the bathrooms had outlets that didn’t work but other than those two things this place was great!

Nice house on a great beach

I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We rented a large family beach vacation. The home was clean and furnished nicely. The owners had contracted for an umbrella and 2 chairs to be setup daily on beach. Additional beach chairs and toys in garage. The location is outstanding with a few steps off deck to the perfect sugar sand beach. Less than 1 block walk to dairy queen, coffee shop, and 2 gift shops. Whales Tail and Pompano Joes restaurants only 2-4 blocks away also. The only issue was the electric grille wouks not work due to outdoor plug not on. Overall was a very nice house with ocean/beach views from nearly every room. We definitely will consider it for fiture beach vacations.

Had a great experience at Kamps Baai

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The golf cart definitely added fun to the experience. I was surprised at how much we used it. We didn't even need our rental cars. Even thought the beach was beautiful (no seaweed, warm water, clear, not crowded) we utilized the pool at Frangista quite a bit. It was right around the corner and practically had the place to ourselves most of the time. We did have an issue with our air conditioning on one floor. However, maintenance was easy to contact and very prompt. Not to mention very pleasant to talk to. They repaired the issue very quickly.

Property was filthy , built up dust on fan dirty blankets, broken trash , sliding doors a bit flingy, floors had built up filth. For the price of the property this definitely needs some attention. Arriving to a dirty pricey property was not satisfying .Upon arrival I had to wait for my code and a code for the golf cart. Had to call about the golf cart because they had no file for my deposit.

Nice but pricey for maintenance and cleanliness.

The property is nice and the new bathrooms and kitchen were pretty. The elevator was a must and enabled 80 year old to enjoy a family trip. Location was good. Rooms nicely decorated but too many pillows on the bed. Floors were dirty and covers on dining chairs were nasty and stained. Looked like someone had peed in several chairs. We asked in advance for the pool to be heated but it was not. Golf cart was ok but not necessary and would have preferred the option to delete the cost and the cart since we were renting the property not the golf cart. Outside handle on sliding doors need to be painted or replaced. I live in Fl and understand the challenges. This property is billed and priced as “exclusive and upscale”. It needs some maintenance and cleaning to meet the expectations set in the description. All in all we had a good time. Thanks.

disappointed vacation property

UPON ARRIVAL WE WALKED THRU & NOTICED SEVERAL CONCERNS: IN THE LIVING ROOM WAS A WHITE SOFA WHICH WAS STAINED IN NUMEROUS PLACES & DIRTY, TWO CHAIRS STAINED AND DIRTY AS WELL, SEVERAL BURNED OUT LIGHT BULBS. CHECKED OUT THE BARBECUE GRILL ON THE DECK & IT WAS NOT THE STASINLESS GRILL IN THE PICTURE BUT INSTEAD 2 SMALL GRILLS WHICH WERE BOTH DIRTY WITH FOOD STILL ON THEM PLUS RUSTED OUT. BIG DISAPPOINTMENT AS WE LOVE TO GRILL OUT. NEEDLESS TO SAY THAT DIDNT HAPPEN DURING OUR STAY. AFTER USING THE SHOWERS 2 OF THE 3RD FLOOR BATHS WERE NOT DRAINING & LEAVING STANDING WATER. ALSO THE CLOTHES DRYER NEEDED SEVERAL CYCLES TO DRY CLOTHING. NEVER COULD FIND SINK STOPPER FOR KITCHEN SINK. TALKED WITH CASEY & SAID SHE WOULD TAKE CARE OF THESE ITEMS. DRAINS WERE FIXED, SOFA & CHAIRS CLEANED AS BEST THEY COULD, BUT GRILL WAS NEVER ADDRESSED, LIGHTS NEVER REPLACED, SINK STOPPER NEVER REPLACED. OUTSIDE DECKS WERE ALL DIRTY WITH RUST SPOTS EVERYWHERE & BROKEN THRESHOLDS FOR SLIDING DOORS. ALL IN ALL FOR THE MONEY SPENT I FEEL THEY TOOK ADVANTAGE OF ME. BEWARE WHEN RENTING THIS PROPERTY !!

Great house. Had issues with the management company though

The house was beautiful and the location was perfect. Would give this property 5 stars if it wasn't for the management company. Some issues we had:- Took a few days to get a response via email/VRBO. But when we called and left a msg, they were quick to respond. - The Hospitality app said check-in was at 5 but it was 4. They also gave us the wrong access code. - Pool does not look like the picture. When I called to report the issue, I was told they were aware of a broken pump but it was fixed and would be cleaned the next day. Pool guy came two days later. Said there was never a pump issue and that the plaster is stained. Was swimmable the whole time. This was frustrating as I have two young children who love to swim. One of the reasons we booked this property. We would still book this place again as we loved the house/location. Hopefully the management company can improve their communication.

Once in a lifetime vacations

Reviewer Comments: I titled it that because I’ve always wanted to stay with my family right on the beach in our own house. The place had an amazing view of the ocean and everyone loved it. The negatives from our experience was the door code didn’t work when we arrived and the new code instead of being a simple 4 digit code ended up being a 8 digit code that took a while to remember. The code to the pool was completely wrong and impossible because the numbers listed stopped at 5, yet the codes given had 7,0 or 9 in it. I was only able to acquire the correct code by getting in touch with the HOA management company after getting their contact from the HOA property maintenance office. As for the house, I was disappointed with comfort of the mattress and pillows on the beds. Given the amount of money spent on this house for one week, I would’ve thought they wouldn’t have been so cheap/uncomfortable. I was also disappointed that the bedrooms didn’t have a smart tv so you could view something other than the standard limited cable channels. The “wading pool” was also not in the condition I thought it would be. There was reddish colored tint on the inside which gave the appearance of some mold/bacteria growth, so out of caution nobody wanted to use it. This was our first time staying in this location and the noise from the street was ridiculous. Throughout the night there was consistent honking and music blasting.

Fabulous property! Location 5 star. All new appliances in house. Steps to the beach. Kids loved the bunk room and the pool. Community pool fun and only a few other guests when we went. Property management responsive. Easy check in. Golf cart a bonus!

As expected and then more!

We have been vacationing in Destin for the last 30 years and this was our first time renting a home from this management company. What a fantastic experience! We had two minor issues and the communication and response time was excellent. In regard to the home it was very well equipped and kept very well. The only thing I would improve on is the quality of the mattress in the master bedroom. Our family will rent this property again.

This unit needs work!

I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We stayed in unit 1783 and this unit is in need of major renovations. None of the balcony sliding doors slide correctly and only one opened per floor of the 3 per room. The door that did open would pop off track. Maintenance had to come fix the door once, the washer did not work and they had to come fix it. The trash can holder broke when sliding out the trash can. Just multiple things that need addressing. And possible black mold coming from vents in upstairs bedroom. We were all sick from the first night on with cough and scratchy throats. I have pictures of the mold around the vents.

Love the location and the host was super easy to work with… Did have some air-conditioning issues… But they were quickly resolved. This is an older property and that does show would have more household things available for use and it was a little bit outdated.

Amazing stay!

Our family really enjoyed our stay at this property! The ease of access to the beach and great communication with property managers made this vacation stress free and relaxing. The on-site golf cart was very convenient and made riding around super easy. There is no better way to stay at Miramar Beach/Destin! We’re definitely interested in booking again in the future!

Family trip

This property is located in a great area. The beach is beautiful and only steps away from the property. Home home has some wear and tear and needs a handyman to fix a several things. For the price we felt that the rental should supply beach towels and several other normal amenities. The other thing that would be nice is if they had a binder about the property that included info about the home and area. The app they use is ok but only one person has all of the information and it was just the basic information at that. Property Management company was responsive and did repair one of the problems but could not resolve the issue with the little pool on the balcony. This property just needs a little love and it would be worth the money.

The view

Just loved staying there! The kitchen is well equipped. Had everything we needed for the occasional cooking dinner in. So many great restaurants! And you can’t beat the view!

Perfect location!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This house is beautiful and the location is perfect! The pool was great to have for my granddaughters. When they got tired of being on the beach they would play in the pool and always had such a good time! The golf cart was a great addition to our stay too!

Rating Details: The property manager was more than helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The house was just as pictured. Nicely decorated although the living room furniture was not the most comfortable. The location is perfect. The beach is gorgeous and this house sits on the beach for outstanding views from the balcony. The golf cart was perfect for getting around Overall a great experience! We would love to return Only downfalls... night 1 the ac on two of the floors was out and didn’t get fixed til am. The community pool is a few blocks away and we had alot of trouble getting in because the code they gave us was wrong. Someone finally let us in. All good besides that.

Only steps to the sand

Overall, I do not recommend this vacation rental. Reviewer Comments: The location of this house is great. It is located right on the beach and with houses (rather than condos) on either side, the beach isn't as crowded as other locations. The golf cart was great! Very convenient have it in this very location. The house, however, can definitely use some patio furniture. The management company was responsive when I let them know of maintenance issues (broken grill, no broom, no curtain in bathroom).
