--BEDROOMS --
You'll find three bedrooms in this home, all elegantly designed for a peaceful and rejuvenating night sleep. Each room has blackout or room darkening curtains or shades, soft organic percale sheets with plenty of premium hospitality quality pillows per bed. All three bedrooms are down the hallway, right off of the main living area. The master bedroom has a Helix mattress king bed, dedicated workspace, smart TV, private ensuite bathroom and a travel crib and folding twin bed in the closet for extra sleeping. The second bedroom has one memory foam king bed and is directly across from the second bathroom and has a twin air mattress in the closet for extra sleeping. The third and final bedroom has one set of twin bunk beds, one queen bed, plus ample children’s toys and books in the closet.


--BATHROOMS--
The master ensuite bathroom is modern, with a sink, a toilet, and a walk-in shower. Right down the hall is the second full bathroom, with a sink, toilet, and walk-in shower. There are premium, eco-friendly soap, lotion, shampoo and conditioner provided—along with hair dryers and several common toiletries you might need or left behind are provided for your convenience.


--KITCHEN & DINING--
This kitchen is fully equipped, updated and open to the rest of the living space of the home—the perfect layout for entertaining family & friends! Complete with stainless steel appliances, a coffee station (Keurig with coffee pods and French Press with local Palm Springs Koffi) & all the kitchen essentials, you will have everything you need right at your fingertips!

In the kitchen is a large, counter height wooden island/dining table with seating for 6, with a second dining table for 4 in the adjacent dining nook.


--LIVING ROOM--
The living area is all part of the same entertaining space that encompasses the dining room & kitchen, so the entire group can stay connected, no matter the occasion! The living room is filled with lots of comfortable seating, a big smart TV, easy to use gas fireplace and direct access to the amazing backyard. This space has been tastefully designed to maximize your comfort and functionality during your vacation, as well as maintaining the sleek & modern aesthetic that is carried throughout the rest of the home!


--OUTDOOR GAME ROOM--
The wraparound backyard is perfect for entertaining from sunrise to sunset. The southern end of the backyard is set up with an outdoor pool table and ping pong table under strings of globe lights for day to evening entertainment. There is also cornhole, children’s toys and yoga mats provided to further tailor your backyard experience.

NEIGHBOR PROPERTY UNDER CONSTRUCTION
During the weekdays in Aug-Nov, our neighbor in the back has a pool under construction. There may be noise during your stay mostly on weekdays. Please note these nights are already discounted for this inconvenience. There are no further discounts or refunds for construction noise available.

PET FRIENDLY
Pet fee is $175, which is automatically added to your nightly rate when you add a pet to your reservation.

POOL HEAT
We charge $100 for pool heating/day and will pre-heat the pool to 85 degrees. However, we'd like to set your expectations that the pool temperature will continue to be determined by the weather temperature, as this is a contributing factor if the heat reaches its limit. Fee may vary depending on time of year (less in the early fall or spring) or temporary utility surges (during winter storms).

This property includes security features, such as August smart locks and ADT security entrance cameras, for your safety and peace of mind.

Guest Screening:
We are committed to protecting our properties which is why we've partnered with Know Your Guest, the leading vacation rental guest-screening provider. Please note that before your booking begins, you will need to verify your details through Know Your Guest.

Management Fee = Damage Protection:
When you book with Desert Julep, your price already includes a $21 management fee for damage protection through the Waivo® damage protection program. This means that if an accident happens and damage occurs during your stay, you can relax and enjoy your vacation knowing that you're covered.

Weather & Location:
Our desert weather is dreamy most of the time; however, there can be gusty winds over 20 mph that may carry sand and leaves all over the desert. Our pool and yard are cleaned 2-3 times weekly, with extra windstorm cleanings. In case of a windstorm during your stay or the day of checkin, we'll do our best to schedule additional cleanings, but please be aware that due to unforeseen winds, we can't ensure constant debris-free conditions.

Our gardening and pool team maintains the property on weekdays, aiming to work early to avoid disrupting your pool time. However, they may return at a later time if guests are using the backyard.

Our home is situated alongside an alleyway with entrances for our friendly neighbors. While safe and easily navigable, it's recommended to follow our driving directions to avoid the nearby alleyways and side streets, which are common in our unincorporated desert community. Your safety and comfort are our top priorities.

Early Check-in / Check-out Policy:
A courtesy 1-2 hours may be available ONLY if we do not have a same day turnover, and our cleaning and sanitization team can accommodate. To secure an earlier checkin or late checkout, please contact us to see if a discounted day rate is available.

Sleeping Capacity
The home is best suited for 6 adults and up to 4 children, total of 10 guests. There are two bedrooms with king beds that each have extra single beds in the closet. The middle bedroom has a queen bed and a set of bunk beds.
Top bunk weight capacity is 200lbs. The top bunk has a 12.5" guardrail with a 6" mattress, leaving 6" of guardrail. Use of bunk beds is at guests' own risk.
