Fully Renovated 3BR/2.5BA Beach House on Fripp Island!

Unwind in our beautifully renovated & fully equipped family beach house where you can enjoy the resort style pools, award winning golf courses, private sandy beaches, restaurants, nature trails & much more. Our home is located on a quiet street just around the corner from Ocean Point Golf Course & Grille. Take your coffee to the swinging bench only steps away for a breathtaking ocean view. A short cart ride gets you to the beach & the rest of the amenities for a memorable vacation for years to come!

The open main floor space contains a living room with plenty of seating, fully renovated kitchen overlooking the dining area, as well as a separate living room that has games, books, etc- perfect area for the kids! The home has three beautifully decorated bedrooms located upstairs. The primary suit has a brand new cooling memory foam king bed, smart tv and walk-in closet. The primary bathroom has been fully renovated to include double sinks, walk-in shower and garden style tub. The second bedroom has a brand new cooling memory foam queen bed and the third bedroom has 2 twin beds (and a kit that can be used to convert them to 1 king instead of 2 twins). Pack & Play, Diaper Genie and sound machine all available. The fully renovated second bath has a tiled walk-in shower. There is also a half bathroom downstairs. Perfect for entertaining, the breezy screened-in porch has seating for 6-7 people that walks out to an uncovered patio area with a gas grill & high top seating for 4. Enjoy cocktails under the palms on the brand new fire pit patio with solar lighting and tiki torches - seating for 5.

CHECK IN/OUT:
Check-in is after 4 PM.
Please reach out if you require an early bag drop. We will arrange your check-in at the front gate to get dashboard passes for your car - these must be displayed at all times.
Check-out is 10 AM or earlier.
The cleaner will arrive at 10 AM to prepare the home for the next guests. Late checkout fees may apply.

Amenity cards are available and priced as follows:
May 28 to Sept 3: $35pp 1-4 day card, $50pp 5-8 day card
Sept 4 to May 27: $25pp 1-4 day card, $35pp 5-8 day card
**Amenity cards require 2 week advance notice or a rush fee up to $25 may apply** to be collected separately via VRBO, venmo or paypal.
If you purchased amenity cards, they can be picked up at Guest Services located at 302 Tarpon Blvd next to Fitness Center.

A new 12.8% of the total rent resort fee will be charged in addition to the cost of the individual club cards for access to the resort amenities to be paid separately via VRBO, paypal or venmo.

Prior to arriving on the island, we suggest preordering food/items at either Publix or Walmart on Lady's Island. Grocery stores are approximately a 30 min drive - but there are several on-island options for quick items (think convenience store vs grocery store!). SpringTide Market is at the front of the island, and there is a small shop at the Bonita marina as well.

There is a washer and dryer available for your use in the closet next to the kitchen. We do not provide laundry soap or dryer sheets, but they are available at the SpringTide Market at the front of the island. PLEASE be sure to empty all lint from the dryer after use.

Please feel free to use the fridge/freezer for whatever your needs are, but take any and ALL items with you upon checkout.

Place your trash in the large trash can in the driveway. Please do not put trash outside or on the porch, where deer, raccoons, and other creatures can get into it. Trash service comes every Wednesday and Saturday, and they will come get the cans (you do not need to take to the street - just make sure they are not locked in a closed garage).

There is no cable service, but all TVs are Smart TVs and can be used to log into your favorite streaming services. Don't forget to log out of them when you leave!

The thermostat is scheduled to go from 74F during the day to 70F in the evenings in the summer months.

If you arranged for golf cart rental through Fripp Island Resort, they can be picked up at the Marina. Please follow all rules and regulations regarding age limits, curfews, posted speed limits while operating golf carts on the island.

Amenities requiring cards:
There are several pools located around the island that are accessible ONLY if you have purchased amenity cards. The adult pool and olympic pool are in the center of the island near the food court, and the kid friendlier pools are near the back of the island at the Cabana Club.

There are 2 golf courses on Fripp Island that can be played for a fee.

The activity center on the island is back near the Cabana Club, located at 8 Veranda Drive. They offer nature education, arts & crafts, Camp Fripp, etc. We encourage you to look at their website & calendar to plan fun activities for the family!

The newly renovated fitness center is available and located near the hub next to the Guest Services center.

The Racquet Club has eight Fast-Dry clay courts and six permanent pickleball courts. There is a full schedule of seasonal activities and round-robin tournaments.

Fripp Island Marina is a full-service facility on Old House Creek. They offer marina & charter services.

There are two parks/playgrounds on Fripp Island.


There is a welcome book at the property that details all of this out, with phone numbers, emergency info, island maps and more! We are here to help make your stay as pleasant as possible.

If something is missing, running out, broken or not working, please let us know. We will work together to fix the problem as quickly as possible.

Guest access
The entire house is available minus the owner's garage (left side), and two locked interior owner closets.

House Rules:
No parking on the street - $50 fine
Absolutely NO smoking or vaping inside the property or on the porches.
No pets allowed - $500 fine
No renters under the age of 25
No parties, and please observe quiet time (10pm- 7am)
Island rules must be adhered to or fines may be given out by the Fripp Island security team. These will be charged back to the card on file. Please see a list of FIPOA rules printed out in the home.
