A Memory Making Trip starts here! It's just close enough to shopping/restaurants and all the Branson attractions, but just far enough away from busy Branson to see the stars, watch the neighborhood deer and turkey roaming around and to see the birds zoom by along the bluff overlooking Bull Shoals Lake.

With two living areas, your group can spread out. Some may choose to hang out on the lower level competing against each other on the air hockey table, lounging in the hot tub, or just kicking their feet back in the recliner couches watching something from the DVD library. Others may curl up and read while part of the crew takes a walk. There are books and games for family fun including a Nintendo in the Bunk Room (preloaded with games). Both living rooms have 65" Smart TVs so you can log in to your favorite streaming channel. Rainy days and sunny days are all a good time here.

The kitchen is stocked with all the tools you need to do some REAL cooking. The kitchen island has lots of space for serving big meals and a place to chat with others while they cook. If you are bringing lots of food, there are two refrigerators (main & lower level) available for your use & there is an extra shelf in the hall off of the kitchen to stash extra stuff,

Each of the 6 Bedrooms has an attached PRIVATE bathroom (plus two more 1/2 baths) which equals PRIVACY and NO WAITING. The main floor features an accessible room with a wide bedroom & bathroom door plus a WALK IN SHOWER (with 2" lip). In total, there are 4 King BRs, 1 Queen BR (lower level) plus 1 Bunk Room (Two Bunks with total of 4 Single Beds). EVERY bedroom has a Smart TV.

Outside, there are 3 awesome decks- the upper one has the best view with covered and uncovered areas for stargazing and sunbathing. Spend some time outdoors cooking up steaks under the covered grilling area or at the firepit. It is ready for you to build a fire (stacked wood provided) and cook up those smores as well as some tall tales. If you open up the shed, you will find some yard games, fishing poles and kayaks/paddles/life jackets. The lake is just a 1/4 mile drive down to the access point. Teach someone how to tie a lure on, or just go ahead and show them how its done and bring back a huge fish! In season, K Dock Marina down the road has a Courtesy Fishing Dock, as well as boat rentals for some family fun.

**Main level Kitchen is stocked with a GROUND Coffee Maker, a Toaster, a Crockpot, a Pancake Griddle, a Ninja blender & a Hand Mixer. Plenty of cookware.

**Accessibility: Main level has a ramp from parking area (2nd driveway) to front door with 2 bedrooms on that same level. One bedroom has 36" wide entry and bathroom door and a shower stall. ADA (taller) toilet in this bathroom.

**One Pack & Play and two high chairs stored on lower level.

**One Dedicated Worktable provided in lower level but you might just enjoy sitting in the recliner with your laptop also!

**Parking- There are two driveways (one on each side of the house)- Choose the 2nd driveway for easiest loading in of luggage & people since the ramp is located here! Please park in driveways and not on street- there are up to 8 parking spots. Parking a boat or an RV on site is possible if you are good at backing it up! Please leave road clear of vehicles if possible and notify us if you intend to bring any large vehicles or boats (limited parking for the big stuff!)

**Lake Access- This property is on a BLUFF past where you will first see the lake appear....so to physically get your feet in the water you need to walk about a 1/2 mile or get in car and go back to where you first saw lake or Dock entrance road.

**Surroundings- House is situated in a wooded area on a road that runs along the bluff TOP. K Dock is just below the house (but is accessed through a different access road down below the bluff). The road ends just beyond the house so there is little traffic. Culdesac at the end of road makes for an easy turnaround back to the house if you have a boat, trailer, or big vehicle.

1. NO Smoking or VAPING at Open doors/Windows/or anywhere inside. Any smoking related trash left on grounds are subject to a clean up fee.
2. NO pets to keep allergens down for other guests and because we don't want to scare off the wildlife.
3. Any use of equipment is at guests own risk. Children must be attended when using hot tub.
4. Fire escape stairs are for that use only....not an entrance to house.
5. Leave bedding in place when you leave and run the dishwasher if it has any dirty dishes in it.
